All real estate channels I've seen talk about the capital cities, or IF they talk about regional they mention QLD or WA suburbs, maybe some NSW ones, it's great to see some content on Geelong specifically. I had no idea it was the largest regional city but it makes sense. This is such a goldmine of info I can't thank you enough! I think I saw an article written by you guys once about it, but never seen a proper video with an expert that explains it. There are a HEAP of people looking at buying around Geelong (boots on the ground anecdata for you), so making content on Geelong is an EASY way to get subs, I'll be sharing this with everyone I know whenever they mention they're looking at buying in Geelong. If you could make more content like idk every 6-12 months on Geelong updates I can assure you it's easy sub growth for Investor Kit. I had to do a HEAP of digging to find any info on Geelong & even then it wasn't the best, you need to basically know someone working in the industry to get any good info on it. The total decimation of historical buildings is all done by the so-called word investment. It is, but it’s incorrect to look at anything in isolation. This video proves two examples, one with high incoming supply and one with low incoming supply. They both grew similarly. They are both in the same city. Similar time periods used This highlights that even though incoming supply was higher in one region. That pocket just had roaring demand and it’s soaked up that incoming supply during that same period. Therefore they still grew the same for that period. Key learning? Looking at both demand and supply together, not supply or demand in isolation.

If land is under governement, gov should create gated communities and community flats to make afford homes for citizens ! That would bring down these insane prices !
@@holypunk12 it wouldn’t bring down prices as many other types of buyers wouldn’t find interest and would continue to buy other stock in high competition. However it would definitely help many with more investment from the government into housing. They have a horrible track record for delivering volume, and a downward trajectory going back decades for public housing
only way people can afford from now onward is devalue the currency ! otherwise only those high networth individuals can afford without big debts in the kitty !

One question tho is with investing being so borderless now, don’t you think that the insane amount of taxes the VIC government are putting on investors is a huge barrier to entry? Thanks mate too kind! 1. Someone will need to start the dance. Opportunistic investors, renters or stay at home turning to buyers, upsizers realising how good of a time it is to grab something very nice without huge competition. Whilst having decent choice. Once the dance begins it will kick off irrespective of costs. We still have some time for this opportunistic buyers which is good. 2. Whilst they are low you, you have a better negotiating environment 3. The beauty of national borderless investing, you don’t have to choose vic other locations exists. It all depends on what your portfolio can handle as some can’t handle the lower yields and costs + higher stamp duties and budgets.

This is a great video Arjun! What you've showed us e.g. population growth, vacancy rate, days on market etc. Are very insightful for property growth. My question is, do you look at separate indicators for longer term growth of a suburb/area?

You’re not wrong at all, lack of price growth for years - rising yields - tight vacancy - more and more affordable other cities continue on rising - buyer fatigue to kick in from buying in other areas. All of that would point to investor interest here for sure eventually
