Rouse hill had land shrinkage during that time period i.e average land size and house size kept decreasing drastically due to new zoning laws and subdivisions. Just making data confess to fit your agenda?

Various regions were analysed not just rouse hill. Shrinking land sizes and reducing house sizes can drag down prices you’re right. However they aren’t the whole shakers of these trends. Performance itself also plays a part. Per 15:38 “it does not mean in isolation building approvals drive price declines etc…” and that all factors need to be reviewed. Meaning there can be areas with performance being well placed, however it would still be better off with all the other factors mentioned to buy established in those areas. Every month we see dozens of people’s portfolios with underperforming off the plan apartments, townhouses and duplex’s in some of the most amazing locations across Aus. With little to no growth for many years. It’s not an agenda it’s a fact when we see this.

Not all off the plans are bad... I find buyers agents are sometimes bias because property buyers won't need to pay for the service of buyers agents when they purchase off the plan properties. Hidden agendas... Buyers agents would be out of business if everyone started buying off-the-plans

The first 1:30 talk about the biases that exist and give more detail. So that’s pointed out. Buyers agents don’t have to be Buyers agents if we don’t want to, we can just stop and start doing off the plan investments. From a business element there’s more money in it for buyers agents to also do off the plan sales instead. The question perhaps should be why don’t we? This I hope this video answers. You are right here: “Not all off the plans are bad” However I hope the video helps in deep diving into all the reasons as to why it can be super hard to nail.

I purchased an off the plan lot as an investment from a buyers agent actually. So they go both ways. Although it has increased in value over time, it has been extremely slow compared to my investment which was an exisiting property that I purchased through another buyers agent. I can actually see what he is talking about as I’ve experienced both scenarios.
