Not worth it is more like stock trading where you can lose stock trading . Not my cup of tea compared to Directory advertising where you earn millions on world trade directory advertising.

I would disagree because you are paying for leads, so given you have run your campaign correctly - you will always have these leads value. For example, I sent an email out to a list to find an investor for a deal and got several responses. Plus 1 investor from this campaign has paid for itself many times over so you can not really lose. Compare this to stock trading, I'm assuming stocks and shares - you do not gain anything tangible after your investment unless you profit. Whereas advertising has a tangibility and a funnel, it is infinitely better than a directory if you have an active process to siphon. We have a free webinar on the process on www.acemservices.com

We get around this with a mixture of short and medium term bookings. Bookings 30 days+ do not contribute to the 90 day rule. A lot of our bookings are rolling 30 day+ contracts so this is not an issue

Can I make a suggestion? So I downloaded Audible but didn’t like how slow the books were coming like 1 per month. So Spotify people, has audiobooks, I have found 80-90% of the books I wanted on Audible which would have taken me about 20 years to listen to at 1 book per month. Everyone has Spotify so save your £££ and read / listen in the car whatever. Good Luck 👍

The problem is there is so much legislation and paper work and licenses that are needed now each year to have a rental property that the safest way is to have a management company to look after the property because they are experts at what they do, most only take 10 to 12%. The reason for the hike in rents is down to government intervention, too much paperwork, unfair rules for private landlords i.e C rate EPC not applicable to social housing, unnecessary licensing (a register would have been cheaper and more cost effective) and fairer tax rules equal to any other business!! In the meantime renters are having to cover all these extra costs!! And if they remove no fault eviction this will be catastrophic as landlords will leave in their thousands, a solution for this is keep this but make the notice period 4 months instead of 2 making it fairer for the renter and give them more time to find a new home! And finally fix the planning laws and take away powers from power hungry councillors who work against developers instead of for with them, so that new homes can be built faster!

This is a massive disaster. In North London I had 20 applicants for 1 flat in A DAY..I chose from the first 3 who put offers in 2 hours. The tenants think they are paying a fortune; but to me its just not worth doing it anymore. I'd have to DOUBLE the rent. It cost 20k to refurbish the flat after the last tenants left, tax issues, licencing, threat of fines for small mistakes, now s21. And I'm selling soon.. because it's just not worth it any more. To hell with you all. I can sell (90% of buyers will be wealthy foreigners), take the equity, buy blue chip stocks and make a better return for doing nothing.

So previous tenants did £20000 worth of damage that you paid for, not reclaimable against losses,,, I find it's like they dip their hand into my, your retirement fund and take a handful of my hard earned money, with no feeling of doing wrong,, yep me too I'm getting out of the game....

Easy to evict a tenant? That's not true you have to go to court for that and instruct baliffs. Infact the intermediary (the rental agency ) are there to mediate any problems that arise between a landlord and a tenant...so it's not just about making easy money. If anything it's government legislation that causes the problems. It seems when the government get involved with anything everything goes to pot. On being a tenant, the pluses are not being responsible for maintenance as you would be when owning your own home. Then there's the EPC (Energy Performance Certificate) They last for 10years introduced early 2000's hence many expiring now. The rating system has been amended where an E rated property is now an F, this means legally a landlord is not allowed to rent that property without upgrading and paying for another report to say the works been done. Seems yet again it's the net 0 climate change agenda and the government's push for it that's causing the added financial pressure that causes problems for the landlord.

The government want us out of the market so that the big corporate;s are running the show like they do in Germany. So they are squeezing the landlord with Section 24 so that we all have to pay tax on the rent rather than on the profits made. It is the only business that is taxed on the whole of the rent. Blatantly introduced by George Osborne. Government heading for disaster. As the tenants will not be looked after properly by Big corporates as only monies will be the inducement. Where as Landlords like me have not raised the rent and are wanting people to stay and make the property their home.

The BIG PROBLEM is that a whole raft of regulations has made being a landlord no longer viable. The IDIOT government have broken the PRS without putting alternatives in place. Add to that increasing interest rates, demographic changes and an increase in population and there you have it; a shortage of PRS properties and high rents. MY ADVICE TO LANDLORDS ......... GET OUT of being a landlord ASAP before rent controls are introduced.

Great information on money mistakes us young guns make on a daily 💯 With Mistake 3 would you say that only monitor investments you make on a system like the example you gave, but in terms of money isn’t it better to make long term less volatile investments that yield overtime which you don’t have to monitor as much building on mistake number 2 you made on investing in volatile assets?
