If real estate agents didn't need access to the MLS and other tools that can't be obtained elsewhere... Most would not have a need to be part of an assocation. Wouldn't probably be part of yours either. Sidenote... hopefully NAR backs the right presidential candidate this time. Biden's DOJ has a target on us! WE NEED A NATIONAL MLS too!

Great, a lawyer telling us how think, behave, act in an industry in which she does not practice. If you're a real estate attorney, mortgage lender, home inspector, etc. you may know how it works on paper but that does not give you real life experience selling real estate or dealing with these clients.
As a person who has sold three homes now FSBO, I can say that there's so much information online about getting your home ready, staging it yourself or hiring a company, hiring an architectural photographer, etc, that realtors have priced themselves out of the market. In England don't they do a flat 2000eu or something? Not a ridiculous 5.7% to split between both sides of the transaction like here in the Midwest. I can hear 'but you would have gotten a higher sales price if you used a realtor...' - it's the NET that counts. And like most people I think my home is worth more than a realtor says, so I was higher than them to start, and sold within a reasonable amount of time.
