Hi Brad, I need help with or clarification on what is considered a full bath in Italy. As you know a full bath in the US is tub, shower, toilet, and sink. 3/4 bath is just a shower (sometimes tub only), toilet, and sink. A 1/2 bath is a toilet and sink. In Italy is a full bath a tub and/or shower, toilet, bidet, and sink? I'm curious because other people (those who show properties, like yourself) also use the term "Full Bath" when there is just a shower, toilet, bidet, and sink. Does having 4 plumbing fixtures make it a full bath regardless of the combo? Is there a term in Italy that means a bathroom with a tub, shower, toilet, bidet and sink?
They just call everything with a toilet in it a bathroom. You need to check. There is no 3/4’s and 5/8th here…! Sometimes a toilet and sink will be called a WC.
Great property... I do want to caution that zoning plays a huge difference. Right next to this property appears to be an industrial company which stores / manufactures / or sells build materials - which can only mean one thing for this property, and that is value loss, value retention issues in the near and long term future.
Hey brad, you wish you could speak Spanish like that, with spanish accent and everything 😂 hahaha. Great idea, though, dubbing your video in spanish! Spanish as you know is the second most spoken language in the unites states, one of the 3 most spoken languages in the world, and the official language in 25 countries! You will be able to increase your audience, subscribers, and likes 👍 big time! Now the only thing you need to do is to put olivia to talk in Spanish she won't need any dubbing though! Bien venidos al mundo hispano parlante ! If I ever put my own you tube channel it will be in Spanish, cause my English is poor ! 😢
Congratulations brad, I didn't know that, my apologies . I assumed you didn't ( and you know what happens when you " ASSUME" right? My husband has been married to me for 20 years and hasn't learned any Spanish, on the other hand I do speak & inderstand more greek than he does Spanish! 😂

Is there someone living in the 3rd section? Is it also for sale? I am curious what that set up is. Will they have to share that space with someone right away, or if it is also for sale will there be people coming to view it. Could be awkward having 1 other owner to share the outdoor space. Even if there are designated areas.
Brad 2.0 will probably answer this as well, but the owner that sold the two unfinished units owns that other side and apparently is very nice in there. We couldn’t get into show it. Maybe someday he’ll sell it to Brad so he can have the whole thing.
Seems like a great deal for the money + already remodeled. I'd be surprised if you could buy something and remodel it for that kind of money. Other properties in that same town look like there near the same price or higher and would likely need a remodel as well (depending on your taste of course). The one bit of a downside is getting to this spot. On Google maps it appears to be off of a one lane "road" (alley) and walk down. I suppose it would be fine with parking nearby and use a cart for groceries etc. That cantina could be finished off as another bedroom too. What's the internet situation in a town like that? Cell internet? Starlink? EDIT: Looks like Starlink covers Italy.
I have Starlink on my grape Farm in Tuscany. I get up to 200 MB down but I max out at about 12 to 14 MB up. It’s only €40 a month and the equipment was only €230 I believe. Regular landline Internet when you’re inside of a city is pretty awesome here. Very high speed. But I’ll take living in the country with so so Internet any day!
This could be transformed into a bed-and-breakfast style arrangement. The Cantina area I would put a magnificent kitchen down there and invite grandmothers and pay them to teach people how to cook Italian.. this would be an amazing draw for the village. It might be rather expensive. I was figuring I would probably drop at least 1 million purchase and renovation. Wife needs to be convinced.
Pets don’t bother me! We have a ton that split around our grape farm in Tuscany. They eat their waiting insects. Although having one in an enclosed space is a little disconcerting…! 🤣🦇

Hi brad . A bathroom7000eu ? You and claudia said 5000eu before.... what i dont understand this amount is all included or you have to buy tyeles, sink, bath,wc etc?
There’s a lot of variables. Starting with the quality of the stuff you want to put in. You can buy 100-year-old toilet complete, or you can get a nice toilet is 500, a one that cleaned you up automatically for 1000… There are no set prices. Things tend to be cheaper down by Claudia, and more expensive up here in Tuscany as well, maybe 25% more. But there is a general rule of thumb for between three and 7000 you can do wonders with the bathroom.
How great would it be to own a piece of history? Honestly, when you said a complete renovation, I expected the place to be in shambles. It's really in great shape all things considered. Don't think I'd do anything with the cantinas or rough rooms. Great DIY project for someone with the skills (and money!).
These old properties in Italy, Portugal etc are all so dark. That is my biggest complaint - It may be cooler temperatures with less windows & thick masonry walls, but with that or just a door with glass & such plain walls with high ceilings I find them very depressing. Interesting certainly, but still depressing. They tend to look as tho they should have paneling on the walls for that era, yet they of course are not French or English so the mode is different. So - none of them appeal to me, the best thing about this property is the garden & the balcony & top verandah with views.
Glass was a huge luxury and major security concern 300-500 years ago. In most of these historic centers you still can not just change window sizes at will. Even around where I live in Tuscany in the countryside you can’t change window size. It’s funny, I get people commenting the other way when I show a nice bright open home. They say “Italians like their homes dark and with dark colors…”. SMFH… 🤣
I loved this place when I saw the photos, but the video is even better! It's such an interesting property. What a great find for someone who has the time and money to fix it up!
Got rushed at end…. Caretakers son called from hospital in Siena and it was like “time to go”…! 🤷🏼♂️ The cellar wasn’t much…. The grounds had some outbuildings and about 1 hectare was included
The kitchen definitely should be in the first unit, with glass doors to see that amazing view. Where the kitchen was originally has no natural light and though the ceiling is gorgeous, it would be dark. But great buy, incredible views.

Great questions: I found the property on Idealista. I’d love to show it when we’re done. Supervising the work will have to be a combination of coming and going from the US, and finding the right workers in Italy. We believe we have the right team in place already, but have no illusions it will all go as planned. I wish you all the best in your search.

I think it was really cool to see an almost castle. That's actually affordable 🥳 I think you are right though, same amount for the restoration as purchase price. But a what place. I know it was hot but would have loved to the garden.
