I’m Jesse Fragale - a commercial real estate broker and investor. I started investing in student rental properties a little over ten years ago. As my passion for investing grew, i began investing in single family homes and condos. Following this i transitioned to investing multi-family apartments and that is my focus today.

I think it’s pretty obvious why developers and new developments are criticized and regulated: The construction and change to any area impacts the consumers in a very real way. Agriculture and manufacturing of stuff we use take place often far away and so any impacts are out of sight out of mind. But development and construction takes place where we live work and play and we want to keep where we live work and play the sane if possible. And I get it, I would absolutely pay a premium to live somewhere charming and beautiful and is prevented from looking like some blade runner-esque Asian megacity that is deliberately kept that way. But I’m not so much going to pay a premium for goods and products that are manufactured or grown in a place that is expensive due to regulation keeping the production facilities looking pretty.

The tax dollars are already more than enough to fund the public services. Most of the money is given away to refugees and other countries and useless programs that should not have existed in the first place if the td party have done their job properly.

I would make taxes voluntary. If you pay taxes, you get free healthcare, free education, free access to emergency services (ambulance, police, firefighter), free transportation, free access to housing. Essentially a socialist paradise. But if you don't pay taxes, you're on your own. You don't get to call 911, you will have to hire your own private security. You don't have acces to our hospitals, not even in an emergency, you'll have to go to a private health care provider. And when your house burns, you'll have to pay the firefighters to put out the flames. But if the fire causes damages to other people's property, you will be held personally liable for all the damages that happen next. Also, when you buy gas, it will be more expensive for you because it is understood that you pay none of the taxes. Also, these restrictions will only apply to those with incomes exceeding a certain limit. I wouldn't impose such constraints on homeless people or those working on minimum wage.

As of now. There's no wording to keep it at that. As with Government, there is never enough when it comes to taxes. Additionally when Government gets involved in anything prices go up, housing included
Yes, an increase of 13.7% of capital gains tax means that the person selling the house will sell it more pricier to cover the capital gains tax. And deter people in investing in our economy because we done even utilize our own resources properly😂😂😂😂.

HK and Singapore raise low tax rates. The results are obvious. More investors come to invest and their economic blooms. They have little natural resources and small. Look for long term income from the economy but not squeezing out from the people.

Scenario: Canadian investor using mortgage from a Canadian bank is investing in US property for rental income purposes. Is the mortgage interest still deductible in this case? Just wondering if the fact mortgage is from sourced from Canada impact deductibility criteria.
