As a landlord, I can tell you that dealing with Class C housing is nothing but a hassle. It’s rare to find a good tenant. The most important thing I’ve learned from buying properties is that location is key, because you can’t manage your way out of a bad neighborhood. I don’t care how good the deal looks on paper, but we all have to start somewhere, so I wish you the best of luck. I would suggest acquiring nine more properties, renovating them, finding tenants, hiring a management firm, running it for a couple of years, then putting the entire portfolio up for sale and moving into something better. I remember purchasing two row houses right next door to each other, joining them together, and turning them into a rooming house, which was a more successful strategy for stabilizing the property. I eventually sold the portfolio and an acquired a poorly managed 12 unit (value add) building in a good neighborhood.

Hell ya . I do the same with my dumps. I leave all my couplers on. I put a tracker in mine. The perfect spot is under the bed the stake pockets have rubber plugs . I pop one off an put the tracker in there. I had one taken off a job. Called the police an took them right to the guys house/ garage that it was in. Hand cuff his ass off to jail he went. The best 150 bucks i spent. An i got my trailer back.

Burnout is real. If you don't plan to take time to unwind, then you will unwind involuntarily by wasting time unwittingly. Better to plan time off to unwind and go on a "cheap but away" vacation, changing your surroundings and giving your mind time for "mental autophagy". When you come back, you'll be freshly motivated and excited to progress.
Robert, I respect the hustle and congrats on the new purchase! What made you choose the Triton instead of the Powerstroke? Wouldn't the diesel work better for your need?
I don’t pull heavy loads every day. A diesel is definitely definitely the right vehicle if you’re pulling heavy loads on a regular basis. With my business, I can’t justify the expense of the oil changes and maintenance so that’s why I went with a gas burner.
Beautiful truck. I have a 22 Ram 25006.4l I wish I had the long bed, but I as well have bought my last Ram. I like them fords. I haul a 14’dump trailer, with 4.5 ton gravel I’m over 20k definitely buying a 1 ton next.
