Here in Texas my builder is building for $90.00sqft. With his fees on something like this would be around $25,000.00 to $30,000.00. With other soft cost it can be built for about $150,000.00. A 1,000sqft should not cost that much. Nice build and thanks for sharing from a fellow North Carolinian (Fayetteville).

_Another loft upstairs on the opposite side (front of the house) would be the only thing I add on to it. Yes you'll possibly be sacrificing that large window there, but you'll have a guest loft lol._
Looks like a nice build, but the numbers are off somewhere. Those "key expenses" add up to $324.5k. There's usually some miscellaneous costs, too. For example the plans cost $2k.
