It’s good to see you highlight the discrepancy in sales to active ratio with breakdown. Certainly the lower priced products are more active. However, I wonder if there’s a trend within the breakdown segments. I’m wondering if sales to active for the low price units were much higher, ie. > 50% early months of this year. And that ratio, despite being above 20% AUG is one the way down.

Pre-approvals at lower rates are all used up now and I wouldn't expect an increase in demand, especially with the higher for longer interest rates. I'm seeing that condo listings are lingering for longer and longer, and demand is drying up. Numbers are looking very similar all across Canada, supply is way up and sales are way down. It's looking like we're about to enter into a strong buyers market in some areas for a long time, and as soon as people notice the trend of downward prices, demand will dry up even quicker.
And I think that people aren't used to living in an inflationary economy and don't realize that a 0% drop in the price of their home with 5% inflation rate for the year is actually a 5% drop in the value of their home. Inflation is masking the reality that home values are already dropping.
