Thanks for the informative video. Looking to retire in that area - definitely favoring Henderson over Summerlin. I haven't been out there in the heat of the summer but exercise here in Saint Louis when heat index is over 100 degrees. What I don't like is winter here when it gets under 30 degrees - maybe Henderson better in that regard?
Hey Roger! It does when I lived in SUMMERLIN it got pretty cold it even snowed for a day! It gets cold but nothing a nice warm jacket doesn’t fix! Have you explored Henderson real estate at all?

Only 5 condotels available for short term, Panorama Towers is a residential building allowing 6 month+ leases are you looking for a short term rental or long term?
There isn’t that much left and last I checked they were not making anymore, dirt provides opportunity! Would you want to build and design your own compound
@@courtneybentleyNot in that garbage hole. 1.1 million? You guys are insane down there, lol. Building a compound? On only 2 acres and right in the middle of a city. That's not a "compound" property.
Hey they do have it on certain days currently Friday and Saturday but not everyday I believe I mentioned it or else good catch :) did you live in the building?
If you got money more than you can spend then high rise condo is nothing to you regardless of location. But if you're middle class and below, just look at the pictures or watch videos, don't waste your money buying a condotel regardless of location. You will end up paying unnecessary fees.
@courtneybentley I meant HOA fees..they're meant for people with $$..6,7,800 or higher a month is just too much just to have those amenities. When the market drops, they go down fast. Not for average Joes.

Martin is nice if you don’t get on the strip side with the traffic noise. It is really noticeable in a lot of those units and the constant dirt from all the vehicles. The mountain side is much better. It still has really high HOA dues and getting supplies in would be a pain.
Traffic noise is with most all high rises on the strip it’s part of it, I have clients who prefer it and don’t like the quiet everyone is different! It’s not that bad there are pros and cons to both living in a high rise and a home. Have you lived in a high rise before?
how about the new the new 184-unit rental project on Harmon Avenue just west of Interstate 15, behind The Martin condo tower. with the floor retail in that building no longer need to walk to city center
I want to learn to play pickleball at Anthem Club. Courtney, I think you deserve an award for your upbeat and informative videos. I do worry about the water in Vegas, and will there always be enough. Because in ten years, if water is short and we want to sell our home there, prices will plummet cause everybody will know there's often a water shortage.😢
Thank you Linda! While I can’t predict the future Las Vegas/Henderson has some of the best water saving practices in our nation as a resident I’m personally not worried about it
But it sooooo hot most of the year. Are there places close to Las Vegas (in the mountains) where it does not get so hot in the summer and the prices are affordable?
It does get hot but we don’t have hurricanes and other natural disasters and it’s really only hot for 2-3 months! Vegas Valley is still considered affordable !
@@courtneybentley IRT the new station casino most excited about the restaurants and movie theater. Right now our go to theater is sunset station a bit far from where we are at but hopefully soon we can literally walk over to Inspirada station casino to watch a movie.

Hey Amy! Tivoli village which has restaurants and shopping is walking distance or a 2 minute drive, Downtown Summerlin and Red Rock Casino are about 10 minutes drive
Lol I like your use of the word FUNKY 😂 And i definitely wouldn't want a huge ugly RV parked by our home 😮😮😮 Very Tacky ! My hubby loves a country club for his golfing needs, however I not really a fan . Shopping, dining, and having indoor/ outdoor fun with the kids is high on my list. And we don't need outsiders involved. We make our own fun. Thanks for all the information. Guess I should get back to our guests 🎉😊

If you want security they are great, if you want independence and not have a nanny not so much. Most of the time they can be reasonable but you can get into HOAs that are really absurd and think of fines as part of the revenue. Hedge too high, fine, garbage left out a few minutes past the time, fine, windows not clean, fine. So it depends on what HOA you get into. On the positive it keeps the area very clean and secure.
It really depends every community is so different and unique. Some rules in my opinion are a bit absurd while others I’m happy exist! It’s kind of a give and take, I always encourage people to join the board to make changes or learn why certain rules are the way they are. What is a rule that is a total deal breaker for you?
Seeing all of the stories of people squatting and destroying people's homes, would these guard gated communities be able to prevent such incidents? Do they run radar to catch speeders? I have had some bad experiences with an HOA before so I am no fan, but I do see some of the pros. They almost prevented the sale of my townhome once as well. Not sure if any were deal breakers, but they are deterrents. The extremely slow speed limits are close to a deal breaker. I want to live in a secure place, so there is a debate between tower condos vs guard gated homes.
I feel like being in a guard gated community has its benefits, every HOA is different but in Macdonald and Anthem they have radar for speeding and as much as this can be annoying I do like walking around my neighborhood and see kids on bikes so it’s nice to have to prevent accidents.
