It’s really very nice and your presentations are always very professional. I’d have to get my head around not having a separate designated living room at floor level but I know this layout is popular these days.
Love your tour as usual. This house is beautiful, I particularly love the kitchen with the chill area. The green colour scheme throughout, is beautifully used in this house. It's a shame there is no walk-in shower in the family bathroom.

The dinning room should be a master bedroom and en suite for disabled persons or elderly people. Y'all should build a dining room closer to the kitchen.
Beautiful home. The kitchen is fabulous. However there seems to be no washing machine & moreover for a 4 bedroomed property, personally i couldn't live without a utility room ! Thanks for the tour guys. 🫖☕🍰🌸
There is a washing maschine left of the sink under the side window. It is integrated with the Kitchen cabinets. I use my washing machine and hang the clothes outside even though I opted for the washer/ dryer option.
Looks great, but I'm very fearful of buying a new build house. I've seen so many horror stories. The show home will obviously be very perfect, but what's to ensure the finished house I buy will not have any snagging issues (minor and major)?
What we recommend is for you to take a walk around the site and take note of any homes being completed. Are they just left open to the elements or secured? Is the site overly chaotic (some chaos is to be expected) but are there fragments of bricks, glass, wood just dumped everywhere. It's not a direct indication but these give clues as to how the site is managed - and generally if the site is poorly managed, so will the quality control. New Builds can be a fantastic investment due to them having to comply with the more recent energy efficiency standards. We hope that helps :)
I would take the wall down where the utility is, use that space for a larger sofa and put the tv where the current sofa is. That layout is very odd to me, i dont need a utility room over living space.
