By the same token, though, also be careful of solar companies. Ours lied to us that our roof was in fine condition to handle 10 large panels. Come to find out, we had a hole the size of a soda can right near the chinmey. But I'm the only one who thinks we should be suing them for the cost of the new roof.🙄

I don't know, but I did have a "hidden screw" metal roof installed about 8 years ago. Yes, they installed over the old shingled roof. Its an 'approved' practice, and I was rather glad since removing the old roof would have made a serious mess around the house. That metal does some serious popping in the Florida summer, so I'm hoping it doesn't rip itself apart. And while the attic is much cooler in the summer, the house is colder in the winter. But we heat with wood, so I don't care. Anyway, I don't know, sir. Good luck with your company. North Alachua County Area.

Don't think you can put metal over shingles in a lot of places. You have to remove the shingles and check the cheating underneath to have it permitted. Metal is the way to go if you don't have trees around your house.

When you drilled through the ski, you reached in through the rear seat compartment to attach the bolt? When drilling, was anything in the way of the 5/16 drill bit?

Mine is going on 30 years with 3 backed out screws. Still looks new. They didnt install the synthetic rubber underlayment in these pics. Shingles are the big scam. The best shingles last 10 years in FL. They will not honor the warranty here either. They claim hurricane damage even when there have been no hurricanes.

Sorry. Don't believe you. The screws don't "always" back out. I put a metal roof on my cabin in Central Pa. 22 years ago. At that time the materials cost me $1100. That was the sheets, flashing and ridge cap. 4 of us did the labor. There are not any screws backing out. I know this because I was on the roof a couple weeks ago when I put a large, covered deck on the end of it. I removed the 22 year old flashing so I could have the deck roof continue from the cabin. The screws were still sealed and there was not a water mark to be found. I inspected the rest of the cabin for any sign of the rubber on the screws deteriorating and did not find a single loose screw. Yes. There was signs of cracking in the rubber. I'll replace all the screws soon. That can be done for a $70 bag of screws and a few hours of my time. The original metal is attached to 1/2" plywood with tar paper between the two materials. I also did my main house with metal in 2004. It was sold in 2009 so I can't attest to it's condition now. But I expect I would find the same results. Personally, I decided 20 years ago that I would never use shingles again for any roof.

My house has a 60 year old asbestos roof. It is almost as good as new. Never leaked once.

My brother, who is a contractor, has built a number of houses over the years. On his latest house (or two), he used metal roofing. Best choice he made. The asphalt shingles started to show their age. The metal ones. Still good. Resists high (much higher in Alberta) winds and large hail. Though, thickness of the metal is important. Using the self-sealing screws is also important. Making sure the proper flashing and boots used on all penetrations are very important. Not installing directly onto the existing shingles is the way to go. Make sure perlings (or 2x4s) are used accordingly. The gap between the shingles and the metal roof allows for airflow, while protecting the roof. Glad I watched this video. It solidified my choice to use metal roofing. There are many good videos on how to install metal roofing. But your best bet if you are not the DIY-ready person is to do your homework. Find local installers, research their work history, try to get feedback from actual clients who used their services, review the BBB, search for any unbiased reports of complaints against contractors and narrow down your list of who you will hire. Or you can purchase the material from a supplier and then hire an installer (again, do your homework). Periodically, check up on their progress. See how they are installing it. It is still good to watch instructional videos on metal roof installation so that you can see if there is anything that does not look correct. Don't be afraid to ask.

I firmly believe in living in freedom from religion. I grew out of fables a very long time ago. And the United states was built to not have religious beliefs forced on them. This is why our founding fathers fled from Europe.

As all things in roofing and life are, however, a good shingle roof requires zero maintenance and can last for 18-22 years. A good metal roof, standing seam or decra will last for twice as long. This issue is thay everyone uses this cheap barn metal with exposed fasteners.

If you are installing exposed fastener roofs then you are selling and installing a roof made to fail that will need heavy maintenance and that maintenance will have diminishing returns. You, clearly, install barn metal on peoples homes and don't warranty the screws.

We warranty every bit of our roofs right down to finish issues.. I am not a metal roof salesman as I do shingles as well so I don't care what the customer wants.. They get a price for shingles and metal then they decide.. 27 years of metal roofs and the only roof that I've got back on was a 15 year old installation issue that was easily fixed.. I've gone back on dozens of shingle roofs for everything from tree branches to storm damage and moss growth.. Shingles are junk and if you can't see that then you should not be roofing@@tomtheroofer

Bringing it fully up to code in fl means a double underlayment system or underlay has to be taped between lap seams. Also drip edge to underlayment bond has to have sealant applied. Good call on the cricket and and OC duration is a good shingle. You would of needed to use OC starter shingle & ridge cap to offer the full manufacturers warranty.

If they are so wonderful why does insurance in Florida want a new shingle roof every 10 Plus years but metal roof are accepted well into the 20 plus years ?

That's false and spread by people that don't know what they are talking about. They may ask for an inspection but new rules state that they can not deny coverage based on age only. Also, and ive personally seen this, the realtor and their inspector will ignore the backed out screws and worn out caulking that is on almost every barn style roof. They use the same lies stated here by you. Have a good day.

My studio brother does metal roofs for a living. Like everything in life it depends on how well its done. Yes you can get it right over old roof, not a great idea, but contractors n small businesses will not care because you paying the bills, your the boss. Thier thought is its cheaper, yeah in the short run, but long run, you need to do it right. . I might sound like a nag but this is why we need better regulations that are enforced actually. Too many ppl can claim they are certified n get photoshop n make a fake paperwork.. jmho

I’ve done a hundred metal roofs without call backs. You sir should try out metal roofs and you will find they are much better than shingles. My own roof has been great for 12 years no issues.

I live in southern georgia & I've never had an issue with my metal roof & its been on there since 1997. Obviously exposed fasterners will almost always back out at some point so thats why most people around here use standing seam metal roofs. No screws or nails are exposed at all. Now I've got a pole barn that has exposed screw heads but ive only had to climb up there to fix it twice in 20 years but thats expected with any kind of exposed fastener. Id take the screw on out & put roof caulk in the hole & then screw it back down. After that, no problems. Now the metal i put on that pole barn would'nt be a choice of mine for a house at all but for a barn or lean to or something like that, its alright to use. But i put standing seam metal on my house & i have never had an issue at all. Ive built a many a house that was roofed with standing seam metal & other types that was hidden fasteners & no problems.

Ecactly. My issue is with the cheap garbage that was talked about and shown on the video. Literally 95% of the roofs in Florida are like those. The hacks just sling em on.

So Tom you prefer your shingle roofs, and that's great! A lot of people prefer their metal roofs.... if installed correctly and maintained, they're probably just as great! To each their own. There are installers of BOTH kinds of roofs that do shitty work though. Better for you to discuss all the advantages you feel your shingle roofs have rather than solely criticizing the metal roofs you dislike. Anybody can install a roof poorly! Personal preference is like, personal. I am curious though, what is your opinion of standing-seam metal roofs... do the hidden fasteners have issues with their screws backing out too or not so much? I do personally love the look of a standing-seam metal roof over every other roof I have ever seen metal or shingle.... but I know they cost even more than the metal roofs do.

I have lots of experience with metal roofs. The screws will NOT back out if they are screwed into 2 x 4s or 2 x 6s or 3/4 inch fir plywood. Screwing into thin OSB is especially asking for trouble, and I don't think thicker OSB is much better.

You are certainly biased against metal roofing and that's OK, if you don't like it you don't like it. The problem is that you are basing you bias on inaccurate information. As I'm sure you can agree that any building product as designed works well but is only as good as it's installer and if any product fails because of incorrect installation it's clearly not the fault of the product itself. It can be said that asphalt shingles are no good because they wear out but what about the incorrect installations (and we all know that this is a real problem) that lead to a premature failure? This can happen with metal too. I would hope that you become more educated on the subject and keep a more open mind before you share your opinions.

I live in Australia, and as a previous commentator said at a rough guess half of all Australian homes have a metal roof, and the other half are tiled - I have never seen shingles used. I have never, in any of the homes I've lived in, seen a roofing screw back out, and I've never heard of it happening. In Australia metal roofs are regarded as being maintenance free, and are expected to last the life of the home, bar a catastrophic weather event - even then in areas of Australia subject to cyclones (hurricanes) building codes ensure that metal roofs are fixed strongly enough to withstand hurricane strength winds. Assuming this fellow is serious, why would anyone roof their home in material (shingles) that has to be replaced every 15-20 years? I've lived all over Australia, and don't recall ever seeing a roof replaced - not one. Why would anyone deliberately build a home with a built in 15-20 year redundancy - when metal roofing can and does last over 100 years - with zero maintenance? An exposed fastener metal roof will not last more than 8 to 10 years withought need of the screws and caulking to be replaced. If you have 100 year old caulking and screws id love to see them. Assuming you are serious then you have stumbled onto a unicorn and I'd suggest marketing it.

@@tomtheroofer try fixing on the ribs bro 😂 honest, you will become the superman roofer in america 🤷‍♂ I'm a kiwi and I read this comment from aussie I smile, bc I know he is right but only if he lives inland aussie, anywhere coastal will rust those roofs unless they are ARX (aluminium) which is pricy as. Here in NZ and aussie long run metal roofing is the cheapest type of roofing available, bread and butter. Asphalt shingles are way pricier, funny huh? but we dont access to cheap petroleum like you yanks thats why! also the full sarking needed for shingles pushes the cost of the roof up, thats why those cheap 'standing seam' tray roofs are taking off. All the real euro tray roofs required full sarking in 18mm treated ply at around $150 a sheet

I have installed both types of metal roofing had good luck with both types. If you want standing seam ask the standing seam roofers for a cut n drop and install it yourself. Some metal roofers will do this,but most probably won't.

My shingled roof that I had a professional install 4 years ago has several nails pop up pushing the shingles up in several locations. This spring I have to get on the roof myself and fix it. We do have a warranty, but guess what. The roofing company went out of business last year, how convenient!

That sucks, gotta hire the right company. If price was the deciding factor then this is what happens. I've been in the same county for 29 years and I lose jobs to underbidders that go out of business all the time. Lots of crap companies put there.

My Aluminum Shake Roofing was installed over 23 years ago. Screws? No the interlocking panels were affixed using stainless steel nails. Has a special coating that reflects most IR so it's a lot cooler. Only issue was with the crowns - the special coating began to peel in several places. After the installer took some samples to send back to the manufacturer (tested to ensure I hadn't used any unauthorized cleaning products). The manufacturer sent replacement crowns, and my original installer removed the faulty ones with the new ones. Didn't cost me a penny. I live in tropical Hawaii. It's the labor/material costs that kill you. Most shingle roofs here last 15 years or less. I would have had to replace my roof and would be well into the lifespan on my 2nd roof. Good luck on any local businesses or other manufacturers honoring their "warranty".

What. A load of. Garbage. Been installing metal roofs here in Australia and never ever seen this problem. My own metal roof is now 35 years young and is as waterproof as the day it was installed. Year before last, we had 2ft ( yes 24 inches ! ) of rain in 12 hrs and had ZERO leaks. Installed with zero silicone or caulk. Scare mongering at its best right here.

I don't know about australia but in the south east us this is a real issue. Maybe its the climate my man. No scare mongering my dude. Lol at 35 year old caulking that has never been replaced. @@tomtheroofer If you are relying on caulk under sheet laps to keep your roof watertight, then maybe you are in the wrong game my friend. But what can I tell you, my roof is 35 years old and the only maintenance is I repainted it 2 years ago. Believe it or not. Btw, look at the comments.... A lot are also refuting your claims as well. Just because you don't know how to install a decent metal roof doesn't mean the product sucks. Maybe the problem is something else?
