Good video Ben! Very few homebuilders in Northern Idaho have been in business for more than three years. If you ask for a manual "j" calculation for the HVAC or the blower door test result you get a blank look. The good custom builders there are 1m plus. The tracts are absolute junk. Most new construction doesn't comp well. Buy an existing home in an established neighborhood for 100k less and customize it to your tastes and wants.
@Ben_Genaetta To be fair, real estate is ridiculous everywhere. But, if the market doesn't crash, I'll buy a plot of land and build my own home, or drop a fifth wheel on it. Just not sure where yet.
I’m probably the worst salesman in Real Estate. I don’t know any closes and I don’t have a sellers background. I believe in building relationships and asking questions. That being said what country do you live in?
I’m on the other side but had family in North Idaho and spent some summers there and still do. I almost opened up silverwood back in the day and remember people thought it was crazy. Hopefully 95 will be four lanes all the way to Sandpoint soon because at times in the summer forget about left turns.
@MegaZboo Silverwood has come a long way, and it’s great to see how things evolve over time. I completely agree about Hwy 95-expanding it would make a huge difference, especially during those busy summer months. What happened where you didn’t open it?
My family and I as a kid went there the first year it opened. Almost no one was there on that nice summer day and everyone had a seat to themselves on the train with many seats vacant. I remember we talked about being glad we went because thinking the park was going to fail badly.
I invite you to look at the 10 year tax history on that property. Possibly the price sold and/or listing records from recent years and decide if 33% of one million dollors is a good idea. I'll bet it will be 400,000 in a year or two. What have you got to lose?
North idaho is a scam. Your garuteeded to lose money buying anything in north idaho right now. Unless you bring your own money and work remotely you will not be successful moving to this area. It's overcrowded and has changed into a suburb of Seattle Portland and California. If you have to be convinced by a youtube video to move there your not very bright.
Hey there! Thanks for sharing your thoughts. It sounds like you have some strong opinions about North Idaho's current state. I'm curious, what specifically led you to feel this way about the area?
I've been in Sandpoint recently. Make sure you drive around because there are several partially completed housing developments that are fenced off and all building has stopped. This town has no work and the ski hill barley got any snow this winter. The tourism market is super inflated and very little access to recreate. If you want to overpay wait in a queue and be disappointed this is where you want to be. Here's a tip if you find it advertised and hear alot about it your too late to enjoy what made it great to begin with. Go find somthing that isn't sold to you in a youtube video.
Idaho is not as great as all these videos make it out to be. Very crowded very expensive, and "a me first" attitude. The lifestyle is really a get all you can before the world burns and the people that move here are doing just that as far as the eye can see in north idaho. This guy is super scammy because all these clips in this video aren't of the area he's even talking about. What is this BS? Really getting old. Make sure you call this fool and give him a commission for misleading you.
youre right, some of these clips are not from north Idaho. I didnt have enough B-roll due to winter conditions so some of the clips are from Boise. Ill be adding to my video clips this summer to showcase how amazing and beautiful north Idaho is. Sounds like youre not a fan of the area.... you know you dont have to watch the videos right?
Born and raised and still live in sandpoint. Would love if maybe all you retired and rich people would stop moving here. You drive up property and rent prices so high no actual locals can live here anymore. Meanwhile you dont help the local job market. You dont work here, and now the rest of us have to rent a one bedroom for $1500 a month while making less then $3000.
Moved to Sandpoint in 1957 on a ranch out at Jewel Lake. Graduated in 1967. Not Sandpoint any more, to be expected, places and people change and move on. Always was not an easy place to live but other things made it worthwhile.
It sounds like you have deep roots in Sandpoint and have witnessed a lot of changes over the years. What are some of the things that originally made living in Sandpoint worthwhile for you?
Me and the family are planning on moving to the area within the next year or so, we will be sure to get ahold of you when we have a locked down timeframe!
Sagle Idaho is your best bet, I've been there for 40 years and they still don't have their own law enforcement Police department, which is like 12 to 13 mi from Sandpoint Idaho, from where I live, but you got to remember Sagle Idaho is for people that have retired and have pensions and people that have lived there their whole life, the only benefit in living in Coeur d'Alene is that it's closer to the Washington border.
That's quite interesting! Given your long-term perspective, what would you say are the most significant benefits and challenges of living in Sagle, especially for newcomers?
We stslove Sandpoint . We live in Sagle and love it too . Sandpoint city gov is only thing that isn't that great . but all over all we love north Idaho .

We don't want any more people here ,we barely have the infrastructure to handle the people that are here. Bringing more people, means Bringing more regulations and higher taxes. I know you don't care about these things, you're just trying to make a living, but in so you're actually hurting us,we want people to come and injoy the activities, but go home when you're finished with your vacation.
I haven’t seen land come down in price like I thought it might which was foolish thinking in my part. Are you looking for land for a house or recreational use?
@Ben_Genaetta Ohhh, neither are annoying, they are actual true times every year, but on the Gregorian calendar, the dates are arbitrary. Equinox / equal daylight and dark happened Saturday March 16th, 2024; 12 hours and 1 minute of daylight and 11 hours 59 mins of darkness. I think they're beautiful, but people who really care about them miss the true solstices and equinoxs by observing them quarterly from the Gregorian calendar dates of the 21st - March, June, Sept., & Dec. Daylight savings time is annoying to me, my livestock do not believe in it lol
3 years - bought land near Merril Martin and Lakeshore. Selling another property up in Tahoe and am considering an exchange for another property in Sandpoint area at some point.
This is a great question and very hard to answer since there are many variables. $300 will get you a good home with middle of the pack finishes. Have you ever built a home before?
Are you reading via a teleprompter? If so, it seems distracting simply because it just doesn't appear personable. If you were doing a voice over and showing various rolls I get. But often, as I follow your channel and watch your vids, seeing your eyes wander from left to right seems like a teacher who will read "line by line" as opposed to just giving a simple natural outline. Nonetheless, your video is informative and content good. I will continue to watch your vids as I'm also looking at potentially moving up to North Idaho. Keep up the good videos! 👍
I appreciate the feedback. I recently went away from the Teleprompter, and I believe I only have a few more videos to release using the Teleprompter. I was using it because sometimes I can go into Leftfield, and I wanted to make sure I was staying on track, but as I look to improve the content, I to don’t like the fact that my eyes were moving around. Realtors, especially out of State realtors can't seem to leave a nice area alone. They want all the big-city trappings they left behind in California. The Sandpoint area is an overpriced overhyped overpopulated destination for wealthy people. It is unaffordable for the average person from Idaho trying to make a living. " Call someplace paradise, kiss it goodbye."
What specific changes or developments have you noticed in the Sandpoint area that reflect this shift towards big-city trappings, and how do you believe it could be better managed to maintain its charm while being accessible to locals?
I havent built a home before. But i plan to, i already own the land. When looking for a contractor im looking for someone with a great track record, a waitlist, and an all around great business i.e. well maintained equipment/vehicles presentable employees. And i would like to meet at a project or 2 they are currently working on.
@@phuturephred gotcha! It sounds like youre on the right path. I cant stress enough to have inspections for every step and make sure you call to verify the status of their license and insurance. No one ever does this and its very easy to verify. When do you plan on building?
Great video Ben!!! Love the water intrusion warning with the rain gutters. Something that someone moving to an area from hotter climate would need to know.
Thank you very much. Yes water intrusion up here is a huge concern. Proper grading, and systems to get water away from the house is super important and sadly overlooked.
If youre referring to people moving here from blue states, I believe youre wrong. 70% are registered Republicans; CA, WA, and OR are actually very red once you leave the big cities and many are moving from smaller towns that are red
