My family and I are trying to build a campground in Sanford Maine. We purchased over 100 acres that connects to a 30 acre pond called Sand Pond. This channel is dedicated to the journey we are on with the entire process. Topics we plan to cover in depth include:
* find the land and check zoning laws. Speak with code enforcement
* land survey
* identify potiential wet land and conduct studies that check for vernal pools
* have wild life studies performed
* communicate with all neighbors that you are the new owners of the property
* campground design and consultants
* clearing the land and staying a recommended distance from neighbors and wet lands
* add fencing to the land
* hiring an engineering company
* meetings with the neighbors
* communicate frequently with code enforcement
* water requirements
* dealing with sewerage in a new campground
* building roads
* calculating impervious surface

This project will have a positive impact on Sanford’s economy. I get why the neighbors oppose it. Change can be unsettling for some. If the authorities having jurisdiction see no problem then let these folks use their property the way they want.

Hey Brian, thank you so much for that comment. If the project gets approved, we will be respectful of our neighbors privacy and yes, change can be hard. FYI: The average family of 4 spends $200/day in the local community outside the campground.

You need to take back the property between them and your fence, if you allow them to "maintain" it they will claim it. So plant and maintain it yourselves.

Very informative and sincere. Videos and maps confirm the truth and the facts. I am 100% behind this project. A nice campground on Sand Pond benefits everyone . Most importantly, it will preserve the beauty of sand pond.

Thanks Tim. I try to stick to the facts. This will be a first class campground in Sanford if they let us build it. The average family of 4 that goes camping spends $200 / day in the local community. That should be about $1M / year helping businesses in Sanford : Bowl-A-Rama, 3rd Alarm Diner, plumbers, electricians, mechanics, etc. I still live on the pond. I want to make sure it doesn't get destroyed as well.

From the Information I have received from the channel you are doing a great job conserving the environment. The compromises you have provided cater to the neighbors privacy as well. Southern Maine runs off of tourism and this is a great way to bring more people and money to our local southern Maine businesses. 1 vote for the campground! Also it is nice too see you have left all the old growth trees. This will negate the effects of erosion along the lake.

@@thomasbucacci4177 Thanks Thomas. We wanted to create something where the guests feel like they are in the wilderness. It is in the hands of the council. They will decide on Tuesday at 6PM. We've been working with the town for over 3 years to try and comply with all laws. This is a big surprise to us. We are hoping for the best for Sanford.

So you have a deputy mayor that doesn't understand that. Some campers are made for year round use. You're also struggling with not in my backyard. Of course it's ludicrous to want to allow the general public from sanford access to their pond while accusing your campers of possibly causing pollution. If they stop you put in a mobile home park they'll love it.

Yes, I'm working with a council that isn't terribly familiar with the latest campground technologies. Hopefully my videos if they watch them will help bring them up to speed. Yah, I can't believe they want the general public to have access to the pond but, as soon as I go for approval, they may moratorium that idea as well. Thank you for the comment.

They didn’t buy a house next to a campground. Constant strangers, loud parties, drinking and drugs, people going to the bathroom everywhere. The whole place is going to smell like a urinal of course they don’t want it who would. Just like no one wants to live next to an Airbnb. Sounds like hell.

😅 Nobody that has to pay a fee to go camping I s gonna trash their area period. There used to be many areas to go fishing and swimming where the public was allowed that are now posted because the general public trashed it. Every campground i've been to where you had to pay was kept clean and people were controlled. perfect example of not in my backyard

Thank you for the comment. Campgrounds are generally kept clean because trash leads to poor online reviews which is bad for business. I can show you over a dozen pictures where the neighbors have put trash on our property.

@@HowtoBuildaCampground this is just my opinion but I know people will misbehave and cause problems for residents who will gain nothing but problems. I had an Airbnb open up next to my house the owners said all the things you’re saying about how it will not be a problem and how well it will be managed. So far two years of hell so I feel for these people.

@@Crashdown2031 Yup, all in the way it is managed. I have neighbors who throw trash out the window of the car on a regular basis. They behave worse than a campground. Barking dogs coming from neighbors, not the campground. It can go both ways for sure. How do you keep everyone happy?

@@Crashdown2031 I appreciate your comments. It won't be the campers that are getting out of hand because we'll make sure of it. Poorly run campgrounds don't do well in business. Neighbors are usually the ones getting out of hand. Example: some neighbors drive around drunk on the weekends: up and down the road in their golf cart. They break our fence and throw trash on our property and the property of others. It is the neighbors that surround the campground with barking dogs, etc. NOTE: I checked with the town about a campground before I purchased the land and they told me "we think a campground is a great idea". The neighbors would be opposed to anything happening to the land. Change is hard.

Why do you keep saying 113 acres when you're only building on the 10 acres that abut your neighbor's property? I wouldn't buy a house in a campground and I wouldn't want a campground to be built around the lot that I own either

The 10 acres that we want to build on first is closest to the pond and is the most valuable. These people all purchased the land or cottage knowing how it was zoned and they all purchased it anyway and it will continue to go up in value. Thank you for sharing.

my experience is that people in maine often act like they own the entire state and should control what anyone and everyone does within it.

Thank you for the comment. This would be a great asset to the town which would likely make more money from the business than our family would. Example: The avg campsite is $100/night but, the average family of 4 that goes camping spends $200/day in the local community. Add taxes on top of that.

Thank you for the comment. Looks like the town will pass a moritorium to try and stop or severly restrict our campground efforts. A few of the town council members have immediate family on the pond.

Build a housing development and you will not have people that need housing period you'll have upper income and that is not the housing issue in sandford. There's nothing wrong with the campground.Except for you have neighbors that have nimby.Ism

I live in the general area, and we’d vote for a campground! It would benefit residents of Sanford as much, if not more than tourists.

Instead of a washer dryer maybe make the closet space a tiled in jacuzzi bathtub and put a washer dryer inoneunit combo under sink area also a person might add more up top shelving out of wood it gives more storage ability and would magnify selling the cabin

@@HowtoBuildaCampground your welcome 🙏 I just want to see your families business prosper and that people who want a comfortable and relaxing environment and place to seek rest and relaxation with themselves and their loved 🥰 ones because god is all about family and he wants our families to be closely knit together so what better way then to have a family buissness together and blessing others as well I see that as a win 🥇 🏆 situation also for your campground here is a suggestion that might also help you attract more people to come have fire pits at each site and if possible have a small recreation center where people can mingle with each other and get to know what is in the surrounding areas that is a must tour and see inside your recreation center you could have literature that is displays what is fun to see and do in the state of Maine and it’s close areas inside have a pool table and some simple snacks they can purchase there and table and board games and a big screen 📺 so people can get together and watch sports 🏀🏈⚽️🎾⚾️🏒🏒🏒🏑also you could in front of your recreation room you can have a community barbecue and smoker and your pool table can be a multipurpose also being used as a ping pong table as well lots of people play ping pong 🏓 because it’s relaxing 😎 like playing pool Al’s you could have a coffee ☕️ and espresso bar with maybe some donuts 🍩 people love that also if you have a place to put outside a gazebo that has porch swings in it people like that it’s a relaxing place for kids and adults put some twinkle ⭐️ lights on it and you have a safe place for kids to play on and not get hurt but just clean old fashioned fun and one more idea 💡 as your business grows you could eventually put a zip line in all ages ❤️ love that well just some food for thought for future expansion and growth people love options when taking a vacation and staying somewhere the more fun 🤩 the more they will want to return and tell all their friends on social media about you and your fantastic campground ⛺️✝️😇👍

I 'm in Washington state I just dug clams couple days ago, I go for butter clams here. To me those look like are horse clams what type are those clams? Now here I'm only allowed 10lb. in the shell and the season is year round. Clam size 1.5" and bigger here, This time 10lb was 17 butter clams I hit my limit. And we have to always fill the hole back in and I see you guys dig a lot of ground for them wow! My digging is lot rocker but only maybe 1'foot by 2' foot and I got my limit I did my last two videos of me digging and cleaning them. Great drone shots of your bay and great video🎣

Hey that's cool. Please share a link to your video. The clams are clalled soft shell or or steamer clams. The ones I dug are to big for most people. Ideally they are 2" - 2.5". I boiled mine and then chopped them up for chowder. After digging the wholes, the tide comes in and fills the holes back up. You can't even tell where you dug at the next low tide.

Except you didn’t inform the neighbors, did you? And you clearly don’t care what the residents on the pond think or feel about this. There’s already a campground on that pond, it is far too small to support two campgrounds.

10 pin bowling is always fun and an inexpensive activity at Bowl-a-rama. There are a lot mountain bike trails around that range from beginner to technical. Some good ones are on Mt Agimenticus. I would be fun to get a group of MTB riders and rent a cabin and go for day rides and back to the jacuzzi!

We owned your model for 4 years and now own the Kinetic Ultimate. 1) Use a 1" hole bit to cut a hole through the firewall in the center dash cubby. Run your charger cord through that so you can plug in the charger from there instead of opeing the hood all the time. Or run it out the front with an extension. There is no need to keep the hood open when charging despite what the manual says. 2) Park and charge the unit in a heated shed if possible so the batteries start warm. Cold weather hits that unit hard. Even the Kinetic with Lithium batteries takes a 50% hit in winter if unheated. These machines do not have the sophisticated systems electric cars have to mitigate cold weather performance. 3) Buy the Kinetic Ultimate (2 battery) model for what you are doing assuming it is cost justified. There are units in stock now so go out and test drive first before writting that check.

Thanks for the comment. 1) Is a great idea. I'll get to work on it. 2) Parking in a heated area isn't possible. I've resolved to getting a gas powered vehicle as an alternate. Thanks for the note on Lithium batteries not performing much better. I was thinking about trying that and you saved me some money. 3) Buying the Kinetic Ultimate may happen once I get the campground open as I love the machine, just need to have better performance in cold weather if it is possible without warm winter storage. :/ Appreciate your insight.

Sadly RV camping has ruined camping for the rest of us. I wish you well on your project but RV ing is not really camping. I don’t know why they still call it camping.

You got me thinking. Camping used to be a synonymous with tenting or a popup camper but, now RVs have moved into the industry. I guess that is why some resorts are called "RV Parks". Is this what you mean?

@@HowtoBuildaCampground It’s kind of taken over camping. I guess it’s one of the reason I pretty much gave up camping. Unless I am willing to commit 100 thousand or so in a camper and truck combo I can’t be a part of something I used to enjoy. It’s ok I move on to backpacking, no RV and the whole commercial feel to RV ing. Like I said I wish you well with your project. It looks like a beautiful piece of property. I have a few friends who love to RV or camp as they call it. Take care
