Sorry, but this house is too (S.Florida plain jane) to worth more than 5 or 600k. Sorry for whoever is under contract for this over priced home. It showed as so basic and boring for that price.

I think it looks homey. But I'd definitely get rid of that one garish sink in that bathroom. I wouldn't change much, maybe a fresh paint job exterior and interior. Not a boating person, I'd fix the dock and rent it. I don't think they'll get 1.2million, I think 675,000 maybe 700,00 no one wants to spend a million on a house only to spend more on renovations, IMHO. I was scared for you, I thought you were going to crash through the dock. It looks rotted. Unfortunately, I'm a single guy and 4 bedrooms would be too much house for me. I'm actually looking for 1 or 2 bedrms 2 bath. 3 bed at the most.

We’ll see what it goes for. I remember about 2 months ago my brokerage had a $8.5MM listing, I believe it was, that need to be gutted and it sold. Granted, that one was on the Gulf. Let me know if I can help you find something.

What does the HOA control? Could I plant flower garden and bushes? How about building a lanai? I’m also surprised such a big house only has two bathrooms I do like your videos

Technically, all of those things would need HOA approval, but most really care about the front of your home and not as much about the back.

Just a note, the front door on the first house is not installed correctly. I don't believe you want the hinges on the outside of the door for easy burglary access. Just a thought.

Good catch...that's a perfect example of why you should have a 3rd party home inspection even on new construction!

Those builders should have known not to install the front door that way, I hope they fix that ASAP so no one gets in there that wouldn't be good, they just slap holes together and don't care, that's terrible they should be held accountable for that

These builders know how overpriced these properties are that they are giving 6% in closing costs along with multi thousand dollar golf carts. Why not just price them appropriately you ask? Because these snakes want the comps to stay high so they can justify ripping off even more future buyers!

Of course, but in reality, usually offering 6% in closing costs vs reducing the price 6% helps more people because most people would rather not pay the closing costs and have the rate bought down. I didn't ask in this case, but some builders allow you to reduce the purchase price by 6% instead if that works better for you.

I liked all the houses. Con: HOA/CDD, Glass top stoves, I have one now and its a pain to clean. The 2 bedrm was cute. Venice Beach must be a higher priced location when you can get 3 bedrooms for 250k in Ocala, Dunnellon, Citrus Springs areas. But the houses are all nice it would be hard to pick.

Nice job. All homes are overpriced by aprox $75k. Theses homes will sit without reductions/incentives.

I love that these models came with impact glass. However, wish this was a gas community and that they had LVP floors instead of the tile. The darker tile selected for the first three models was way too graphic/loud, in my opinion. I much preferred the more subtle wood-look tile of the last/Gateway model shown.

All of them are too close to the neighbors houses, have "two car garages" that realistically can only fit one, and I hate the front doors on all of them. Also,, at those prices I may as well stay in the Northeast.

@@s99614 The minimum required is 12 feet on each side and most Florida builders unfortunately don’t provide space beyond that, even when building larger homes.

What the yellow house got going for it is wood shelving. I thought I was seeing things. What the yellow house doesn't have going for it is its yellow, has fluorescent lights, old appliances. Nice weird shaped pools on both.

Most real estate advisors, I love what they call themselves now, when I was one, we still used agent, on YT do the drive. First house looked tacky though has a lovely pool. I like the 2nd house, it would be perfect, though the back yard leaves a lot to be desired. 1st one should be $395,000, 2nd one $325,000 and you say these areas are prone to flooding. Home owner's insurance must be through the roof. Taxes are high also. When were the roofs last replaced on both. Koi pond = mosquito magnet.
