Question po. Any information po as to how active the residential construction is INSIDE each of Nuvali’s gated communities? Or are those lots simply bought for re-selling or investments? Thank you po in advance. Allan
Hi Allan. Depending on the village, in Venare and Treveia there are 40-50 ongoing constructions, with residents numbering 80-120 per village. These are Alveo villages. Thank you for watching!
I think in Lumira, numbers start to increase. Our lot is in Lumira, had it like 7yrs ago na yata. Been planning in having to build the house . We are currently based here in Abu Dhabi. Hi @mbp-0623! I think the transportation will greatly improve now that SM Yulo is coming. The major malls are trying very hard to bring the mall goers to their malls via private and public transport. Their own "mall public terminals" are in full swing and will try to outdo each other. I noticed EJeeps coming fro the Solenad Malls to Balibago. I am sure the routes will increase. True dat! Mondia has the highest elevation and the zonal value ultimately comes down to 3-three important things: location, location, location. Thats how the Zonal Value was determined.

We have farmland with no security guards. It's all superficial with security guards in the Philippines since these contracted agencies with low pay. I had seen many sleeping late at night. High emd subdivisions have robberies and people look the other way. Your only security is yourself, CCTV, a gun or your own security. Robberies many times occur at night
Nuvali has some nice subdivisions and good land use planning. You can always cheat and live in Silang for 1/3rd the price and get lots from 1,000 square meters. About 20 minutes away from Nuvali.
What about the subdivisions in Nuvali North? Ex: Santierra and Abrio, Ayala promotes them as the most premium villages in Nuvali but only has 1 layer of security, is the security tighter there?
It seems that road development is more on the north rather than the south.. the stretch of alabang to Calamba and vice versa have not much of a developemet, and heavy traffic is occurring there at rush hours , SMC promised to extend the skyway there but seem to have stopped, IS IT BECAUSE they’re thinking Ayala has a huge property there and Ayala ought to build road networks there? what’s your view , thanks 😊
Hi William! Traffic build up is happening now in SLEX due to the widening of the highway and the bridges from Alabang to Calamba. I think since SMC and MVP group will merge soon or at least collaborate with certain projects, there will be a certain balance in the development of the North and South expressways. The operators are making money in this business, it is in their best interest to do their best regarding the expansion etc. Thank you for watching!
Hi. The various Ayala brands have different price points and therefore different levels of security. From highest to lowest order: Ayala Land Premier, Alveo, Avida, Amaia, and lastly, Bella Vita.

I would not waste my money in these subdivision communities, I'd rather buy a private lot somewhere more quiet and more beautiful views in the province. Buy a lot and build your own, you saved a lot of money, stress, and disappointments.

YES! You hit the nail on the head! Separated walkways and bicycle lanes are a must, especially in "so called" sustainable townships. They even should be prioritised above the road, this will make our communities much more safer and environment friendly!

dedicated bike lanes are a must! do you know if they have plans to widen the Diversity ave going to Miriam? that narrow road is hazardous to both bikers and motorists.

Fully agree with you on this one Mike! Nuvali is supposed to be an integrated, sustainable township, yet unfortunately, it's not even walkable. No sidewalks or dedicated bike lanes. We sometimes bike from our village to Solenad and it is quite scary especially at night since we are sharing the road with the motorists. Public transport is also lacking as you've pointed out. Hope Ayala Management listens to your plea.
Hopefully someday may byahe from imall canlubang to solenad.kung within nuvali lang ang byahe,it won't work lugi ang ayala dahil sobrang konti pa residents ng nuvali. Pero ngayon binalik nila yung byahe from 6am to 6pm lang ata,within nuvali only from north to south. tignan natin kung tatagal.
So sad shutdown na din pala ang hyundai sta rosa plant.they used to assemble Hyundai eon and hyundai H350 utility van.before pandemic,they added hyundai accent,in-assemble din sa sta.rosa plant

Im sorry Mike and it will be the first time I will have to disagree with you. Sports is a lot more than biking and running. Golf as sports? I dont think a lot of people could relate to that, much less afford that hobby. Been Living in Nuvali for 7 years and I could say that Nuvali has become less and less "sporty" than before. We used to have "The Fields", Camp N, Republic Wakepark, off-road bike trails, Bird Sanctuary, etc.. All these made Nuvali an interesting and interactive place to live in. All these things are gone now. These spots have been commercialized. Converted to another mall or another village. Nuvali does not and did not really have a common "Sports hub" that you may call that people could commune to. No common basketball court, tennis court, football field, swimming pool, skateboard rink,etc. People's access to sports here is limited to what his or her village offers. The Mills County Club is not even in Nuvali and you'll have to pay a hefty sum to get access to its facility. So please, dont label Nuvali as a sports mecca of sorts cause its not. Nuvali does not even provide its residents a common public park where people who bought into the idea of "Nuvali living" could enjoy without opening their wallets.
Hi @archiearon654! Yes, I understand where you are coming from. I used to watch people play in "The Fields" before it was made part of the commercial area. Camp N and Republic WakeBoard Parks were also my favorites, unfortunately, the private operators of these, lost money during the pandemic and did not renew their leases. The Bird Sanctuary is still present though and the developer added the Beach Volleyball facilities more as a spectator sport rather a participative one, bike trails will be revived beside the driving range area. I did not mention Nuvali as a "mecca" of sports, but just mentioned what are the sports being "played" around the vicinity. I agree with you that there is no centralized/common sports hub that people can commonly use. I think the designed their Vermosa development for that. Thank you for watching!
101% DISAPPOINTED in AYALA LAND and BDO bank as well.. im amaia scapes unit owner in Batangas..i already paid the unit but sadly until now wla pa din TITLE saken..and hirap pa nila mkontak..kahit nkailan email ka na.you always get the same answer..im so frustrated na kasi di ko mbenta benta un house ko dahil dyn..ang BDO na dapat sana mgpursue ng title wla na din gnwa..😢😢😢 Ask ko lang po sir anu po kaya possible na gwin pra mapablis ang pgprocess ng transfer ng title under my name?
Hi @mpgmhl07! I am sorry with your current experience with Ayala Land. Sadly, yours is not an isolated case. I think the company expanded through the different segments/brands with insufficient readiness of their backend office support to fulfill the clients' expectation of a smooth purchase transaction. I know the company is going overtime to catch up on this. I think the best way to do this is to continuously follow up through your agent/broker, AMAIA head office, their social media pages and if possible thru DHSUD.
