Virtually every single new build house built today is freehold with estate rent added in so the homeowners have to pay for land they do not own, where is the information on this ? Last i heard they could charge what they liked and not give any reason at all why they were charging what they have............... The deveolopers were smart and spotted this coming, they have been selling new houses as freehold for a few years now. Can we hear what they are going to do about the millions of people who were effectively '' mugged '' when purchasing a so called ' freehold ' house.

thanks for the update. it seems that what will happen is the losses freeholders and landlords stand to make will be shifted elsewhere, anyway, it's a start - i've been trapped in this place for over six years because of the reputation of the management company, leasehold and services charges, at least this will make my property a little less repulsive.

As a self managing LL I do rely on the NRLA advice team to advise, corroborate etc when I have a query on a tenant, new tenancy or any part of the numerous laws; and they always come up trumps! Have used their servce for years now and will continue to do so :)

As a landlord in wales I find it surprising to see a lender , Paragon ,an agents representative, Propertymark and then the NRLA who do not represent landlords ,as less than 5% of landlords in the UK are a members. NRLA are an organisation who provide plenty of courses, some telephone support but they are not trade representatives. In all of these people talking today there was not one landlord who could explain the difficulty of the sector. The public sector is now so overblown and obese that it has fingers in so many pies all funded by us the tax payer and not one of these civil servants have actually made the lives of tenants any better in the last 10 years of meddling. Here in socialist Wales the plight of the tenant has become worse and now they are paying more because these lefties have absolutely no concept of a free market or free enterprise. Their only solution to poor legislation is to introduce more legislation! In fact rents in Wales weren't really rising overly until the consultation roadshow went out to discuss rent controls, then we all panicked knowing exactly what was going to happen despite being told no decisions had been made. Those of us who naturally distrust government officials know exactly what that means. It makes my blood boil when I watch taxpayers money being wasted on meetings like this, its like watching all the pigs at the trough at feeding time. Not one tenant and not one landlord lives were improved by this session today but the people present could be bloated by their own self importance especially when they talked about data! And the lady who was interjecting on the TV was obviously ignorant of the PRS as she was bereft of facts or any thoughts! She could not even follow the simplest conversation with regards to the BTR sector! Its mind boggling that these are the people helping to run Wales, its no wonder we are an economic basket case!

Thanks for these videos. Key questions for me as a leaseholder: 1. how likely is this to get royal assent before any election? We don’t know when the election will be but I am concerned by the number of consultations and that the detailed work is being saved for the Lords, and passage through there will be slow as a result 2. If an election does arrive before it clears both houses, which clauses are likely to survive the wash up? Particularly those relating to how changes are made to existing leases. I can’t imagine they would just be nodded through.

Great work Ben, I've seen you on across various media outlets explaining what the private rental sector needs from Government and the concerns faced by private landlords and tenants. Peter Rackman was a landlord in the 1960s who housed the West Indies people who came to Britain to work to help build Britain. Nobody would take them on .he got put in prison for taking advantage of them by housing them and letting the supply and demand set the rent .So what has changed in 60 years ? When the meeting with Gove takes place can someone please clarify what will happen to SHORT TERMS lets?? Where will contractors and people that find themselves between houses and needing a place for 2 or 3 months going to stay, students on summer courses, people relocating to the UK??? Many people look for short term accommodation, will these people be forced onto Airbnb paying extortionate prices?? There is also the UK home owner that may work abroad for 6 months at a time, that may wish to rent their property short term to help pay for bills and not leave their property empty and vulnerable for this period, how will this work now with ALL tenancies being periodic?????? Really the government could have just improved the section 21 without completely removing AST's what a mess!!

What the speed that the courts will deal with Section *. On average, depending o where you live, it could take twelve to fourteen months. For this reason, once Section 21 is abolished, I as a portfolio landlord will leave the PRS. Interest rate on my borrowing has gone up from 2% to 6%. That is an increase of 300%. Plus the cost of labour and materials to keep the properties maintained properly, have gone up hugely. The last nail in the landlord's coffin, will be open ended tenancies. This will take the control out of the hands of the landlords. If any government brings rent control a together with open ended tenancies, then you are back with protected tenants commonly known as sitting tenants. I have had them all. Protected tenancies, Assured tenancies and Assured Shorthold Tenancies. As a landlord, you do not want to go back to Rent Acts 1977. So I am out.

I have been a landlord since 1989. Have had them all. Protected tenants, Assured tenants and ASTs. Once section 21 goes, we will revert back to pre Housing Act 1988. As you know, with an Assured tenancy, you cannot issue Section 21 Notice, but can issue Section 8 Notice. But open ended tenancies is a different ball game. Bring back rent control with open ended tenancies, then you are back to 1977 Rent Acts. For these reasons, I refuse to let the tenant have the control over my business. I am therefore out.

Make a mandatory tenant portal that provides landlords the same protections of seeing a tenants history. If you want to be fair, use double standards

I feel completely pushed out the market after 20 years letting one small property and am now selling my high quality, carefully looked after rental property. No re-letting for 12 months if I’m unable to sell!!! That’s harsh. Shelter say they wish also to be fair to the landlords/property owners clearly not and they must remember there is such a thing as personal property rights! Bad tenants are a nightmare, when they ruin the interior of your property it can take a years rental income to rectify the damage. Then there’s the fear of lifetime tenancy agreements looming this sort of proposal is clearly biased towards tenants and of course terrifying for good landlords with bad tenants. When you have six month court delays can you imagine the amount of damage a vindictive tenant can carry out before they disappear! And there is no way I would accept students, people on benefits, smokers or people with pets. My property, my prerogative! The councils should build more purpose built student accommodation. All the sledgehammer interference from the authorities is crumbling the market and pushing up rents. Good luck with that for the future.
