The colors are very dull, including the kitchen, hardwood floors, and bathroom tiles, which are all the same dull colors. The closet doors are unattractive, and the homes are too close in proximity. Not a dream home for me?
Nice exterior nevertheless the lot is not good, I didn’t see a good size drainage in the front yard and driveway; all the water running down to your house, backyard is bad and erosion will eat your surroundings…
But if that home appreciates 100-200K or more in value, than the cost of getting a new roof would be minimal...and fixing those other issues would be worth doing so in the end. You could be potentially walking away from a great deal.
Great point and I agree. It was a very nice home however, the termite damage was extensive and most lenders will want that fixed in advance. Also, most buyers don’t have want to move into a house with a big project with a big cash outlay. Many have enough saved for downpayment.

Pardon my delayed response. Google what the process is in your State. In Georgia, you must complete 75 hours of pre-license education and you must past the State exam. Once you pass the exam you hang your license with your broker. Learn as much as you can about marketing your business on your own because real estate school does not teach you how to operate as a business. Having a license does not guarantee success. It’s all on you.

If there are 18000+ religions in the world I know to whom I say go to save me trouble, the name and the ideas that I will confess as Lord to be serving of and to call my friend. Proverbs 4:19 “The way of the wicked is as darkness: they know not at what they stumble.” A concept of the word is the idea that is behind it or what should pop into your head by what the author is meaning. If you do not have the idea of the word correct you have a misconception and it changes the whole story. Read the KJV, pray for wisdom, pray without ceasing: don't go a day without it.

This same home in the same location and zip code can be built for muchhhhhhhhhhh less. I enjoyed the video but this is robbery and this home is not worth $3 million dollars. I know the market is funny right now but there's no need to rob people. Sandy Springs is ok, but it used to be nice 10-15 years ago. Sandy Springs and Dunwoody are very active with crime right now. I know because I am in the area all the time. That price doesn't align with the home. Great video though.

Mr. Carlton - great video and analysis. Couple weeks late to the video but the summary here is similar to last month and that makes sense as rates haven't moved too much (along with inventory). I'm interested to see what happens from here until the end of the year as there are a few things going on economically that are going to indirectly impact rates. I just read an article today about a series of treasury bonds coming into the market which is going to stuff the supply of treasuries and negatively impact the yield. There's also the student loan repayment coming back in the fall plus the fed keeps talking about another potential rate hike although inflation is trending downward. Market doesn't seem to believe the fed speak so that could be an issue if the fed ultimately decides to hike rates. I'm happy to see inflation trending down, think this will definitely help further normalize the housing market. Fingers crossed this downward trend continues so we can alleviate some of these housing affordability issues. Until the next video, take care!!
