Hello! Thank you. Not sure. Einav would know more, but I would think it more expensive, as I assume the first floor would need extra egineering and reinforcement to support the 2nd floor.
Good question! I would say no, at least if the agent is not disclosing that that is the case. But prior to the new changes, the steering that has been mentioned is not very practical for agents. Most buyers would see the listings online and share with their agents, regardless of commission. So the idea that an agent was ONLY showing a listing that offered a high commission was rare; the buyer would have to have had no access to the internet. Clients (buyers) have sent me for sale by owner listings with no commission offered. We then just include the commission in the offer; never had a seller not agree to pay. It's in their interest.
Great video. subbed. thanks for the insight. in your opinion, are loan officers hit or miss depending on the lender? or like... are loan officers from banks more reliable vs credit unions, etc. not sure if there's a general principle or rule of thumb to expect
Thank you, a bit of a hit and miss. Really depends more on the loan officer, how experienced are they at foreseeing and addressing issues or items ahead of time. On a refinance, I say who cares, go for the best rate. But on a purchase, when ur deposit is on the line, and time is of the essence, with strict deadlines, also focus of the customer service aspect. For example, It can be scary sometimes when ur lender only works 9-5pm, during the week, and you have questions, and you have to go through an operator to reach them.
Can you do a living and buying in Van Nuys? All you real estate channels that do these map videos avoid the middle of the valley. I know these areas are less desired but perhaps go out your comfort area and discuss Van Nuys real estate. It could get more views because it’s less discussed and could lead to you discussing Winettka or Northridge later.

@@einavyanay913 It’s quite different, a bit of Eastern European mixed in because a lot of settlers came from those who survived the Holocaust’s Concentration Camps. The war ended in 1945 and Israel was founded in 1948. Entire Jewish neighborhoods were destroyed by the Nazis, everyone of our relatives that did not get out were all murdered. Survivors had no reason to return to Europe and there was and still is a lot of antisemitism so Palestine 🇵🇸 was the place to go, a British colony until 1948 when it became an independent country. There are tremendous reasons for wars to continue until humans are gone from earth. Sorry, you didn’t ask for any of this because this is a channel about real estate, but you have discussed about all of the areas in Los Angeles that were closed to many minorities, so I really appreciate your honesty and the way that you tell the truth and don’t sugarcoat what really happened. The ultimate crimes we committed against the first humans in the continents as they spread from where they were responsible for the extinction of pre human species. It’s always been survival of the fittest, but based on discrimination is totally different.
The southwest area was originally home to the Beverly Hills Racetrack. It was just one of those things to get people to visit this new area to live in.
It was because Beverly Hills had their own water supply that they were able to escape annexation by the city of Los Angeles with their huge water supply from the Owens Valley east of the Sierra Nevada Mountains.
Yeah, it's kinda' relative. The median price for a house in this example is around $2M dollars. A bathroom remodel can also easily exceed $30K, getting closer to $100K. It also can be a lot less, really just depends on the finishes and many other factors.
I have lived in Sunset Park most of my life - I have also lived on 3rd Street south of Ocean Park Blvd -5th and Hollister across from Los Amigos Park and OWN a house FULLY PAID FOR with Prop 13 Tax Exemptions in Sunset Park - I can walk to the beach or drive around for groceries - WOULD NOT LIVE ANYWHERE BUT SANTA MONICA!!!!!!!!!!!!!!!
From what i have seen its called a header board and usually much thicker than then average wood used on the jobsite and the ones we got had to be a specific type of board that is rated up to a certain point
Nope it's a beam, and no one calls a header a board. Headers go over openings such as doors and windows. Beams support framing members transfer load to bearing points. All headers are beams, not all beams are headers. 👍
