What would you advise a buyer to do during these times? I started looking in the San Fernando Valley, but the little there is for sale is super old and run down. Sellers won't even move out of their homes anymore that you can properly see the place. Only thing I see are expensive townhouses with no yard and HOA (probaly investors buying those) or really run down homes that sell upward of 900k.

Hey Jose, thanks for the question! I'd tell people, rather than trying to time the market, or buying because values are going up or down, I think more important is focusing on what we can control: our finances. Have a long term plan. 5 years minimum, ideally 10. Have reserves, after the transaction closes. Save for a downpayment that makes the monthly payments comfortable. This is the best that we can do to prepare for an uncertain future, and I think this applies in any market. Predicting the market is nearly impossible. @@theartistofrealestate But what should you do in this market that is so overpriced and you can't find anything good? Go for a townhouse with HOA (they are also freaking expensive) or still go for some old run down home that sits on an actual property? A lot of these old homes were build with toxic substances that are banned now that could always be a problem if you renovate.

@Jose-sy1je I personally would go with what's more within my budget, and in an area that I can sustainably live in for the foreseeable future. For example, I'd rather live in a shoe box condo in a good location that will reduce my drive time than get a mansion in the desert and drive 4 hours every day for work.

Realtors get around dual agency all the time. It’s called “ I just act as a transaction coordinator “. Realtors push it all the time.

Good point, David. Yeah, and unfortunately, many consumers are not aware of what that means. In many states that have banned dual agency, if the agent helps both the buyer and seller, the agent reverts to pretty much (as u said) just being a transaction coordinator. Their loyalty is to the deal or transaction, not the parties. So they have no fiduciary duty to anyone anymore, which means less liability for the agent, and more liability for the consumer. The standard and legal responsibility the agent has to the consumer is dramatically lowered in such a situation. And typically, the consumer would have less legal recourse should something go wrong, as the agent can say, "technically, I don't represent you." Thanks for bringing that up, David.
