Lakeland has Florida Polytechnic University, where my sons attend. I never would have been interested in either city if it wasn't for that. In order to visit them, we need to drive I-75 and I-4.
It also costs some South Lakeland money to live in South Lakeland. Most of us would love to live behind those gates where houses are huge and the lawns are well kept. We can't afford it. They are probably talking about 540 area, Shepard road and those areas.
Hi David, I currently live in Lakeland and my wife and I are looking to upgrade to a larger home in the next couple years before kids come along. We like the idea of purchasing some land and building our dream home on it. This is uncharted territory for us and are unsure of the process for selecting/buying land as well as what builders to go with. S&L and Uncle Nicks may have good reviews bit when i went to both places, they were mediocre, especially Uncle Nicks. S&L was just an average burger, way overrated.

With the size of the communities, prices can vary widely depending on square footage and amenities. Finding demand for living downtown lakeland is an issue. Always has been. people move to lakeland to enjoy suburban sprawl with backyards and swimming pool. Now We have more apartment options then ever and maybe we will see more. Would like to see you do a segment on the Dixieland redevelopment as that just may be the place to go - would love for you to see what your viewers think of the Dixieland commercial district how the new road diet will enhance the area and will we see a housing boom there similar to what has occurred in Lake Morton area over the last 30 years. Downtown lakeland is great however; for now at least it is a central business district. Enjoyed watching you do a great job.

Full disclosure: I work for Southern Homes and these opinions are solely my own. While I understand your frustration as a buyer at the peak of the market, I don’t think it’s fair to disparage a builder for lowering prices. Pricing was already high, and with the interest rates more than doubling, home buying became next to impossible for so many people. Southern not only lowered prices like you mentioned, they also increased buyer incentives. Seller concessions have been maxed out for months by Southern Homes. Unfortunately, more incentives still wasn’t enough to make homes accessible for most people. Lowering prices was a good move. This allowed people to purchase homes. As a fellow real estate professional, I’m sure you can see this side of the coin. I really appreciate all the kind words you said about Southern Homes, too! They’re a great builder and I live in a Southern Home myself that I’m thrilled with. I’m glad you’re a part of the Southern Homes family and hope you love your home for a long time. Hi Josh, thank you for the thoughtful consideration and opinion. I do agree Southern Homes was in a tough spot and I am not discrediting them for taking a pro-active stance to get ahead of a slowing market-as a company it did make a lot of sense. I am just basing this on the experience of current Southern Homes buyers who went under contract just before the price decreases-myself included. That was the only knock against them for 2022 and in my book Southern Homes is still and always will be one of Lakeland's best builders. Thanks again for your feedback and for watching!

Hi Hugo, small multi family will pop up all over Lakeland but the ones in South Lakeland (33811) and North Lakeland (33810) go fast and will have the highest rents.
Hi Dennis, thanks for watching! Yes Winter Haven is right next to Lakeland (to it’s East). Population is a significant difference but the two cities have quite different personalities when it comes to amenities. Both are great cities but ultimately come down to your priorities
Yikes, David. We loved your service, helping us buy our home, and making it seamless for both my husband and I, but also our Daughter and her Fiancé! Moving from Washington state was scary and risky. Your awesome! But I gotta chime in here… as a former new home interior designer and coordinator of new home interiors, I gotta say ouch. What was that guy thinking. Great question. McDonough Construction only builds on personal lots and Southern Homes will build any of their models on your own lot as long as it is within 10 miles of one of their existing communities. Hope that helps!

I meant they do not build in communities like the other builders; they only build on customer lots. They are truly a custom builder giving you control over the entire build process but you have to have the land prior.
Dude most of these people exposing lakeland on RU-vid is not even born and raised from lakeland. We don’t want lakeland just to be another big overrated city. That’s what make it lakeland. Most of these people making comments are not even Floridians. Please leave lakeland alone the trend need to stop 🛑. Keep lakeland lakeland.
Ok you not from Lakeland I get what you saying though. As a kid growing up in lakeland I always wanted it to be like Tampa and Orlando, but now that I am older living in Baltimore Dc area. I don’t want my town to out grow itself that all.

My husband and I dove up to Lakeland yesterday to try this exciting concept of delicious ice cream. We tried the coffee-absolutely wonderful; and then we had a cup of what is a velvety piece of heaven. If you are anywhere near this wonderful ice cream experience, I urge you to go try some. You won’t be disappointed!!
Oh yeah, you are going to love it. It was a lot to take in with how many options you get to choose from but once you do make your selections, the taste is like nothing else you've tried. My whole family loved the experience.
