WOW!! For me, your comments about condos/townhomes are exactly what I've been searching for a couple of years. And, the timing could not be more perfect! 😢 Hooray!!🎉 ❤ 🤷‍♀️🎉 About a year ago i went on another online adventure into Rapid's real estate/condo market. The realtor was immediately discouraging. The conversation was very short! Then, another realtor was very discouraging about single people moving to/living in Rapid City😢 ! So, tell me why is a retired, university educated, hard working, senior citizen discouraged from living in Rapid? I finally see my vision unfolding once again in Rapid City! A condo with a view of snow capped hills, me pacing my comfortable and aesthetic condo as I WRITE!! 😂 So, what harm will this single, senior lady cause to your appealing city? I'm so happy that I happen-chance saw your online real estate article! 😊🎉😅

Road the Mickelson back in June 2016 at the young age of 56. Started off in Deadwood and reached Edgemont some 12 hours later on my Specialized diverge. Plenty of breaks and lots of diluted apple juice got me thru the day. Shout out to my wife for dropping me off and picking me up. This was definitely a bucket list ride for me.

My young adult son was mugged in Main Street Square (heart of downtown) at 6am by a group of 3 people who made gang affiliated statements during the mugging. They even took his needed medication, and the ID he needed to get more meds. There are no less than 5 cameras mounted in site of where he was mugged. I am told by police none of them captured anything. They stole air-pods which can be GPS tracked. We have told the police the location of the air-pods 4 different times and they have yet to resolve this. I can see where the offenders are on a map, but police can't resolve it. Be prepared to deal with some pretty hostile characters and very little police help if you move here. I live and work downtown. The story above is the worse incident we've had, but we deal with characters and their hostility constantly. Depending on the season and time of day, it's a part of setting foot outside.

Add the shadow property tax added on the water bills, particularly in smaller towns. I pay $150 a month and $130 of it are surcharges for city projects. I've heard that cities like Brandon are paying $250 a month for water. These charges NEVER leave.

Oh I've never heard about those! Rapid City has a storm sewer surcharge but it's like $30 a year...

@@TristanEmond The bigger cities dont have to worry about paying for projects. Smaller towns do. Salem is moving forward with an upgrade to approx 10% of streets that includes sewer, water, and storm sewer as well as full road replacement. This is adding $20 to the water bill as of January. The "benefitting properties" will be assessed on top of this as well. Small town SD is painfully more expensive when you consider this. Look up the "special assessment" codes just passed in many and you'll see potential for up to 100% of upgrades. They're pricing people out of their homes, particularly the elderly.

Tristan, I've heard from a real estate broker on the busy East Coast that interest rates are suppose to come down AFTER the 2024 presidential election. Hope so!

I enjoy your videos. I would imagine the utilities in a manufactured home would be high in South Dakota especially during the winter months. Do most have brick underpinning?

@@lanceh.5671 depends on the mobile home. The old ones - yeah those can be tough. The newer ones (post mid 90s) are built considerably better and hold up ok. The homes are sat on concrete blocks and tied down usually.

I have lived in Sioux Falls all my life, and I am so disappointed how much it has changed. We have property taxes and home prices that have skyrocketed. Our sales tax is 4%, so it really adds to your grocery bill. One thing he doesn't mention is that we have a high methamphetamine drug population as well as prescription drug abuse. Our homeless rate has also increased. Truly check out all things before you come here. I think he sugar-coated some topics.

With the regulations of a condo association (and the limited number of condos available), you'll find more opportunities with a single family home. Those you can rent out all day. The condos are gonna have rules...and those rules could always change. One day you could rent it out, the next it's off the table. 🤷‍♀ However, with the maintenance free living part of it - that eliminates alot of worry from an investor stand point. You don't have to hire people to address issues.

Thank you for this. Having just returned from the Rapid City Spearfish area to look at real estate, I am now giving a move to South Dakota a second thought - High property taxes, sales taxes and now after learning "that weather be crazy," there is good reason for pause. Love your state, your Governor, the people, and appreciate the candor of the info presented in this video, Tristan.

You certainly gotta take it all in stride for sure. Biggest thing is just have insurance! :) Other states have worse hail or worse tornados or worse this or that. All matter of perspective. It would be nice if those property taxes got a bit more under control for sure! hahaha

This is the most depressing video i have ever watched. Spearfish was such a nice, friendly little logging and mining town up until just 2 decades ago. Now It is just a retirement home for wealthy snobs. If you do choose to come to Spearfish please bring a smile and a little respect for those people still trying to work and raise a family there.

There are always some great hikes along the lakes in the Black Hills. Don't know that we went up the hill, but the hike around the lake was beautiful! 😍

dude, i have rode the rapid city bike path so many times. Why don't you tell them about the part that goes under the road, and prarie market area where all the drunks and homeless stay at. HaHA. I will say one thing, rapid city is an awesome town. i love it there. worked in da black hills for 10 years straight. the bike path is a hidden gem for rapid city. The only issue is that it really gets cold there in the winter. and lots of snow!!

@@moonpup66 agreed! We are playing the average game though. West Blvd is smaller area, fewer homes sold, and fewer multimillion dollar properties compared to Nemo Road. 🤷‍♂️

I was curious on how many homes or areas in rapid city are subject to subsidence risk, or if that is even an issue for that region?

I had to look that up 🤣 - so it's not something we use specifically! However we have both expanding soils and shifting soils here. Newer homes are built with extra engineering fill to compensate for that. You have to be careful in older homes in certain areas - some shifting and settling going on. Not usually falling over or into the ground, but certainly some movement. A couple foundation companies in town do good work to take care of those issues and provide a warranty of their work.

@TristanEmond thanks for the detailed reply! I had seen a scathing review of Rapid City, and they complained that Rapid was built over mines and was a giant sink hole. Haha, which... It was obvious the author was bitter about something, so his review carried little weight, but I was curious about that issue because it seemed more specific than the other complaints.

@@peetos-chan2835 so there is ONE neighborhood that was built over a gypsum mine. And in 2020 there was a huge sinkhole that caused 13 homes to be abandoned. Big lawsuit over that whole thing. Never should have built a subdivision there. However, this was the first case of a huge sinkhole I've ever heard of. So, yeah it happened. But not all over Rapid City 🤣🤣

1. I live in Alaska, the weather is more extreme. 2. Again, the cost of living here is far worse. 3. Alaska, way more remote where I am than anywhere in SD. Main reason I want to move in fact. I am TOO remote. 4. Don’t care about sports. 5. Don’t care about universities. 6. Red state is a positive. 7. Did I miss one? It said 7 reasons not to move… Anyway, I’m sold. Would totally move today if I could! Sadly my field of work does not operate in the state as far as I know.
