If you know of Occupancy Fraud, Call the FBI. it's a Class C Felony, 20 years, they also have to commit insurance fraud to get the mortgage normally a State Felony of 5+ years. Don't lie on Mortgage or Insurance Applications

Yes, they collect taxes in escrow at closing, and you continue to pay into the escrow account by paying taxes in your monthly payment. So the lender is always ready to pay the upcoming bill, and also has some funds accruing for the one after that. This means that someday if you refinance, payoff the mortgage, or sell the house, you'll be due a refund of the excess escrow account not needed at that time, since some of the escrow account is to pay for future bills that you have not incurred yet.

My wife and I bought a home and we’re completely shocked when we received a month compound bill. We had 7 months in advanced collected in the escrow but we’re confused we had thought that the 7 months collected were to ease us into the month to month payment until the 7 months were completed 😂 guess turns out not. I don’t fully understand this video but I do understand it has to do with being ahead in the payment’s

2.5 months is not so bad, but it depends on the circumstances. For example, are you re-employed in the field you were in before? And were you salaried before, and you are still salaried? That mat be fine. Being in the same career is a plus. The length of the gap will be analyzed. Hello Brian needing to get a multi-Co-Homeowner revrerse mortgatge. But one of the signed-on Co-Homeowners never resided in the physical home and this signed-on Co-Homowner cannot be located. Can an AFFIDAVIT of NON-OCCUPANCY resolve this issue? Is there some standard form, or will an Attorney be required.

I'm not 100% sure as to the answer. We don't do reverse mortgages at all, that's kind of a specialty mortgage. I'm afraid I would not know how to advise you. Sorry that I cannot help. I would suggest contacting an attorney that knows real estate law/mortgages.

Your mortgage lender would require a copy. They’d send you the gift letter version they want you to use.

Thanks for commenting, appreciate any comments. In fact, when I got my own mortgage, I did not take the lowest rate. I went with my own firm, who did not have the best deal at that time. But I valued the trust, control and experience of having my own people do my loan. In general that is my point, some people do not need or want the rock bottom price, because sometimes that comes with other costs and penalties. Some people shop price solely and that is fine. And there are other people who shop service, experience and execution. It takes all kinds to make a marketplace 🙂 Thanks again.

The problem is that most of history homes did not cost 6-10x our wages. 10% interest is fine if a nice house is $100k, it is not at all fine if the house costs $400k Also, 31 trillion in debt is a problem. In other words, our prices and debt tolerance are built on the exceptionally low rates, so we need to change other things for rates to not be devastating

Those are really good points. There are a lot of things you have to put into perspective. I did some research and in some markets homes did indeed only cost three times income in the past. But there were also historical markets where homes did cost 6 to 10 times wages. Real estate is local, I guess that is the thing to remember. But applying your points to each marketplace would be a valuable exercise! Thanks again for the comments.

I just had my back up contract go into effect because the house didn't appraise and the first buyer backed out... The seller requested that " most appraise " clause be taken out of the contract..mi said no way!!!

If you apply for the mortgage as a primary residence for yourself but your son lives in it, then yes that would be considered fraud. If you buy the home as a cosigner for your son as the primary occupant, then it would be fine for your son to live in it.

She bought the home under her name he did all the paperwork for her online and he’s been giving her the money for the mortgage every month and they are trying to kick me out of the home where I thought it was under his name as well but comes to find out his name isn’t even on no paperwork.

@@ayushianand13 Hello, we don't require bank statements at the preapproval stage from the gift giver. However, the realtors would consider it a stronger pre-approval if we did have that information. For the lender it would just be good to have the gift letter completed. But again, it would make for a stronger pre-approval if you had both the gift letter and the bank statements from the gift giver.

They each do the same thing. The IRS will still accept both the 4506-T and 4506-C forms up until 3/1/2021, after which they will only support the 4506-C.

My lender did not request this form she I question him as to why he hasn't ? I was only asked for send in my 2018 W2 and two recent paystubs as well as my HR phone number and email address .

Yes, you should ask your lender why he hasn't requested this form. But it's usually in the disclosures that you sign when you start the loan application. My guess is that you have signed it but just didn't notice it. Go ahead and confirm with your lender. Good luck.

@@imommie1393 I've never heard of that, but different lenders may take a different approach. I would ask your loan officer to confirm that came from the underwriter, because they are the final decision maker. If the underwriter allows it, then you should be good to go.

comparable property - you'll find your comp(arable)s on any regional multiple listings service and then whittle down LIKE properties or COMPARABLE properties to your subject and then derive market reactions to things like 1 or more or less bedrooms, sales concessions (did seller carry the paper?), condition, etc., to make adjustments to come to your market value for your subject.
