The Japanese couple are correct by helping others get what they want then they will get what they want. Now reading is ok but I learn better by doing. Once you get the knowledge then you have to apply what you learn. This deal was a good deal.

Great interview and knowledge shared. You guys can actually buy even more units and 18. However if you have no money in the game you can get out anytime and leave the other investors there start with the property? On other hands like to hear more updates on the couple on how they achieving their goal of 1000 units.

Ahh but there in lies the PROBLEM --> step #1 --> you need a good deal, and that my friend.. is extremely.. I mean extremely hard to come by.. because there are so many people also "looking" for good deals.. its like a gold rush.. so instead of looking for deals.. you should be selling the picks and shovels
Does the selling of picks and shovels provide passive cash flow, depreciation tax advantages, the ability the increase their value via increased NOI? Can I refinance the picks and shovels, pull out all my initial investment, and purchase more? If I stop selling picks and shovels will the income continue to flow in?

No money in the deal, no skin in the game and they got 40 percent ownership? The passive investors want an ROI, and if they're not getting a return, investors can take you to court.
Anyone can take anyone else to court for anything at any time. When you structure your syndications correctly, so long as you don't outright steal, there is nothing to worry about if the deal performs worse than anticipated.
