Hey Chad. Really appreciate the shoutout! I thought I’d add some context regarding a few topics: “Eww it’s Nana” Aside from very rare occasions, I don’t get paid to make these videos. I chose to feature the condos on my channel because either I genuinely like them or I at least see why others would like them. For me, the fact that this condo has a direct ramp to the BTS makes this no longer just a “Nana condo” but a “Sukhumvit condo” where I can be anywhere along the BTS line in no time. Personally, I’d rather live in Nana and have this ramp than live in posh Thonglor but be far from the BTS. That’s why I gave this condo the 👍 About Nana itself: So I don’t frequent Nana Plaza or Cowboy - I much prefer the car show girls you sometimes hang out with (jk jk) - but my personal impression is the amount of land space and establishments dedicated to red light is steadily decreasing, not increasing. Nana just saw 2 massive office buildings pop up - JLK building and O-NES center, so you’ll notice there’s now hundreds of regular office workers fighting for a spot at the local noodle lunch spot with the ladyboys. Yes, red light is a VERY lucrative grey market business, but as the economy grows, that area will eventually get redeveloped for even more lucrative purposes. Not investment advice, but don’t sleep on Nana. Pun intention unclear. ------- “Why so expensive? I can live in X condo for much cheaper” It’s too bad you skipped the section in my video where I talked about “what makes a place a luxury condo,” so I’ll mention it here: This condo has 273 units spread across 40 storeys. The max number of units you’ll have per floor is 11 and it goes down to only 3 units per floor on the high floors. Contrast this to other condos where the corridors seem to go on and on and on. It has 625 parking spots for 273 units which matters A LOT for rich Thais. 273 units sharing 5 elevators also means they’re fast! You won’t get stuck in an elevator full of people having to stop at every floor. Low density also means more privacy, less people to fight over gym machines and sun beds, less wear and tear on the facilities, and the ability for the staff to fully dedicate their services to each resident. A lot of issues people often complain about when living in budget condos are addressed through build quality. The windows are tripe pane insulated glass that filter out noise and heat. The walls are thick. There is air gapping between floors so you won't hear the footsteps of your neighbors above. The marble, engineered wood floors, and fitted appliances are top of line imported brands with various warranties. Providing all this adds to the developer’s bottom line, so of course they need to charge more. Regarding that grimy dish washer you saw, when a buyer agrees on a condo, the purchase contract stipulates that he has the right to hire an inspector to identify all flaws that the developer must fix before the final transfer. It’s actually quite normal for a show room to have some defects as it accommodates visitors all the time, including my butter fingers when I come shoot it. Another aspect of living in a luxury condo is the people you meet. Like an exclusive country club membership, living in these high value condos can be excellent networking. -------- “I’d rather buy 3 properties than 1” Totally fair and diversification is great for a lot of people. In a way, I do this myself with Bangkok and Chiang Mai. That being said, it’s like buying a Camry, an Accord, and an Impala rather than buying a single Ferrari. Sometimes, the one thing gives you more than 3 cheaper ones. See above about what makes a luxury condo. Hope all this helps! Cheers.
Oh wow I did not expect to see you here Jett! Great job on this video bro, the production, editing and everything was great! Thank you for adding context to everything and I agree, regardless of what most people think when they hear "Nana" its still the heart of Bkk. I've seen both the JLK and ONES towers and they are really really nice. Also very good point about it being a good investment because one day I'm sure the redlight stuff will eventually get pushed deeper into the outskirts of the city to clean up the cities image. I forgot to mention that I stayed in a condo that has the same style walkway that attached to the Thong Lor BTS. This was back in 2017 I think and yes that in itself as you said is almost priceless. It was nice to be able to go out during monsoon season and travel around the city without carrying an umbrella. I've also stayed in condos with not enough elevators and too many people in the building and its super annoying when it takes 5+ minutes just to get in/out of your own condo so I get that lol I'm not a rich or Thai but I am a car enthusiast who spends more than I should on cars lol and the perks of all that parking is huge! I currently have 3 cars and a motorbike and I struggle to find parking at most condo buildings so that is a major perk that even I can understand. And thanks for the car analogy perspective on buying 3 condos instead of one, but the reality of this is if you can afford a condo here, you can most likely also afford that beach and mountain condo as well haha Again great work on this video Jett, I was really impressed but the production quality and really enjoyed the tour of Q1 and finally getting a proper peak into a condo project I've been curious about for many years.

I lived on Soi 6 for 18 months; it's pretty intense. I learned to roll with it, and it became less overwhelming with time. The locals treat you differently once they realise you live there. It's definitely an experience, but one I won't be doing again. 🤣
i've stayed in a hotel behind this building with a view onto its carpark and you can see that the carpark was almost completely empty, meaning that most of the apartments are probably empty too
Some of the worst neighborhoods in Brooklyn waterfront within 10 years was gentrified and now it’s all multimillion dollar condos. Maybe the beginning of the end for NANA madness
Units there are renting for around 100,000 Baht/month. However, they don't have the same fittings and upscale luxury appointments as the unit featured.
You would be surprised how many condos are available along the Suk corridor from 100MM to over 300MM Baht. Many are owned by foreigners however most condo buildings have a"foreigner quota" limiting ownership. Chinese, Koreans, Japanese, Malays and some Western of course. Unlike Phuket where the majority of foreign ownership in that price range are Villas owned by Chinese and Russians.
You would think all the time you have spent in Thailand you would learn a little bit of Thai. At least how to correctly pronounce common words like Nana
@@Wilko11 Sure you can pronounce it any way you want. Thai is a tonal language so there is only 1 way to say correctly. I just would have thought for someone who spends so much time in the country he might learn how to say a few words in Thai.
I also always wondered how it would look like and who would spend that bunch of money to live in Nana. It is expensive, but when factoring the size of the units is not that expensive as I first thought. I personally don't like the bathrooms, they are very weak for that price tag. Btw, I recently moved to a condo connected to the BTS too, and that was one of the reasons why I chose it.
I was pretty sure I'd seen that building when I visited Bangkok based on the thumbnail picture for this video. I've used the elevator at the 6:28 mark to get down to street level when I've had luggage and headed to/from a nearby hotel. The list prices are unreal for Bangkok from prices I've seen walking around or seen in ads. I think maybe 10 times more. I looked at the website for the developer and units go from 2 to 4 bedrooms plus penthouses on the top floor.
I have tons of pictures of the Q plot of land next to Nana bts from when there was the ghost building parking garage next to it left from the Tom Yum Kung crisis spanning 25 years. That part of the city is wild but the super rich never walk anywhere they take their car door to door everywhere.
The average person lives in a condo for about 7 years. It isn't worth 360 dollars per day to spend only 13 hrs in the condo. I sleep 8 hours a day, watch tv 2 hours, work for 1-2 hours, and take shit for an hour. I mostly eat out and spend most of my time working remotely at a coffee shop. Because a popular coffee shop is a great place to meet people and girls. 😉
@33:57 "Built-in bum gun." On the wall next to the commode is the remote control for full bidet features (warm air to dry your bum, water squirter, etc.). Also, it looks like an attachment installed on the commode rather than an integral unit built into the commode.
those parking spaces are sold separately and will most likely become more profitable than the actual living units per square M , if you do the math for up keep and resources parking spaces are a great biz.
20 years ago I bought a Condo in Thong Lor and it came with a dishwasher. In that price range and size of Condo it is kinda normal. The smallest Condo is 152 sqm, biggest 538 sqm big. The kind of peoples in those kind of buildings are totally different then ur lumpini, supalai etc people.
I walk by Q most days. I don’t get the project, that price point in that area. But there are other similar projects, so maybe we are missing something? Also, you’re not going to find small units because of the price point, and HISO appeal. Most more average condo projects use the approach that you are talking about, offering quite small units. Different rules in the ultra luxury buildings. The dishwasher is fine! It still has some packing tape and foam on it. Lol, it’s brand new.. I love it when I hear newbs say “Thailand is so cheap.”
For 10MB, I think a condo in HUa Hin would be bar better than a condo in Pattaya....just sayin 😉 I used to stay long term at the Hyatt Regency Bangkok Sukhumvit and would view Q House from the Regency Club Lounge every night. I'd just want a safe and comfortable place to stay . If I was told a rare flock of bird fly by on the hor every hour ,I would not agree to pay an extra 500,000.00 just to see birds lol

How times are changing. Long time ago I knew a girl who's family and siblings lived in a shack on the vacant lot that was there for ages. Now it's a luxury Condominium 🤷🏻♂️
These type of condo complexes are targeted at Chinese and Russian investors who want to move money offshore for investment out of their own countries.. There are also many complexes that are purely set up in combination with the elite visa program. There is one thing that is for sure many developments now are not targeted at expat retires.
I doubt this is a great investment. Not sure you’ll get any capital appreciation and you need to find another gangster to sell it to when you want to cash out.

Everyone that knows Sukhumvit knows the Condo. Your assumption is based on fact you cannot afford it. The entrance is recessed off the road and there is security to keep riff raffs out. The view would be interesting but of cos the resale value will be pennies to the Swiss Francs
I hear ya Chad, I’m not a fan of theses colours either but this is very Asian inspired design and lets be honest the people buying theses units aren’t from North America like you and I. Thai people are also crazy about the bright gold colour, to me it’s screams late 70’s early 80’s but like you I prefer the clean minimalist design.
I was just in the exact area of Nana. Never got approached by anyone late at night except the Indians wanting you to eat at their restaurants. Soi cowboy area is way better right up the street.
Q condos are luxury condos always near train stations, as i was told by a condo consultant. You probably met him when he worked at night not fat away.. For a long time that site was a derelict car showroom.
im not sure nana plaza is part of the bigger picture Bangkok has of its future, in another 10 years nana will be a back street anomaly in the heart of a unaffordable metropolis . Bangkok has changed so much in the last 20 years some good but its losing the funny side, the madness ,chaos

Bkk condo market is not made to live in , but for investment, that is why everything is empty no light at night etc... Thailand was cool in the 90's now this another overpriced Asian country. Price made x30 in some area , but population still poor + now ultra indebted

They wanted to call it Multi-Generational design --- ESG - DEI - Politically Correct I'm done with it...
