EICRS !!! For me to say it’s disappointing is an understatement. There are so many varying opinions between electricians . As a managing agent seeing over 150 EICR reports come in in the last year it’s so worrying to see clearly the some of the people we are meant to trust don’t do what they should . What you have found in this video clearly shows this is a major issue . How do any of us know which reports we can rely on? The biggest thing I have noticed are the number of electricians that seem to box clever to get a satisfactory result . In the rental Sector the governments idea was to make testing mandatory to make rented accommodation safer. How can this be working when a property with no RCD protection be deemed satisfactory. On the research online I’ve seen provision of RCD protection is a potential lifesaver so why not mandatory for rented homes ? It just doesn’t seem to make any sense. Some electricians are saying they can do three / four EICR reports in a day and some saying you can only do one or two if done properly ? there seems to be so many different views . We have had clients get a second opinion after receiving an unsatisfactory report then to get a satisfactory one from the second guy ? How is all this possible when the regs are supposedly clear? Anyway sorry for the rant 😂😂 I love your videos . You clearly know your stuff and back it up with hard evidence, thank fully I found two guys to help with all our reports and remedial who are like you and do it right. 🙂

So I have had a full day EICR and done 2-3 in a day, it depends on property size/if you've worked on it before so you're familiar with the system etc. Also RCD is great but you can't force people to have RCD protection when it wasn't needed to previous versions of BS 7671 it is not retrospective yet most companies will test to the new regs not what complied when it was first installed (any alterations have to meet with their respective versions at the time of install though). At the end of the day just find a company that won't bend the truth, sometimes items need replacing and work needs to be carried out but it should not be a given. I once had to attend a lovely country rental for a unsatisfactory EICR due to a shower that a young lad from another company picked up - he stated IP rating of the electric shower compromised due to the plumber cutting out the top left hand side to bring the water supply and the cable into the shower Via trunking mastiked in. When I attended could not see an issue with that at all, done properly and used the correct cut outs so it didn't affect the IP rating of the shower - the issue that I found was the shower was 10.5kw on a 6mm cable 15 meters from the consumer unit and way over sized for the cable so the shower needed changing to a 7.5kw and the cable partially replacing. I called up the governor of the company an forwarded the photos just so he could inform the young lad that did the report for better future knowledge. So TLDR; experience and training makes a massive difference between EICR's unlike the very exacting standards of Gas where it always gets upgraded or disconnected if unsafe.

@Mark Sesum I agree and I am spending lots of my time trying to explain to landlords that even with C3’s and a satisfactory result on the report if anything was to happen and they had ignored the recommendations to improve they’re still open to possible prosecution because the legislation for landlords is that they must use all due diligence to ensure the property is safe for rental purposes. We want all the properties we manage to be totally safe in all aspects including gas and electric’s. I thought the legislation coming in was to help with this but clearly it just seems that some people are trying to get a satisfactory report and then just ignore any C3s raised . Thankfully almost all of our landlords are listening to the advice and have instructed any relevant upgrades.

Just could I get your learned opinion on the separation of the consumer unit and the gas meter. The relevant regulation reads as follows…. “BS6891-2005 8.16.2 Separation of installation pipework from other services. Where installation pipes are not separated by electrical insulating material, they shall be spaced as follows: a) at least 150 mm away from electricity meters and associated excess current controls, electrical switches or sockets, distribution boards or consumer units;” So this would suggest a non conductive separating material such as plastic rather than a fireproof one as you seem to be suggesting. However I am not clear myself as to what the exact risk is. Should a fire develop in the consumer unit, it would get very hot so a fireproof barrier, not a plastic one would make sense. Therefore I can’t quite figure out why the regulation mentions electrical insulation material.

But lets face it, when you get to DeWalt, Milwaukee or Bosch etc your going to get a decent tool that will work when you pick it up. Nice job again Chris. EICRs are a good opportunity for good electricians to do good work and make good money. Unfortunately they are also a good opportunity for con artists to rip people off as well. If the house owner doesn't bother to check the requirements then it's their fault. We can only do it right when we get a chance to and sleep well at night knowing we have made a property safer.

If it's allowed by UK Law, I'd recommend that your Client Sue the Moron that did the "Testing" for Fraud and get his money back... I'd also suggest you report him to the Licensing Agency for Fraud and try getting him investigated with an eye towards a License Revocation... With what this guy didn't look at/faked, what did he miss that could either fry the homeowner or burn down the house?

The chap who did the eicr should be ashamed. I don't think I would RUSH to use him for his ELECTRICS, especially from HIGH WYCOMBE, BUCKS.

lol as soon as I saw those buzz bars, I thought of Nick, then you said batman, I was like haha and yes, he will expect the shipment soon. When we have ww3 and money becomes useless, good old Nick will be living the life of luxury with his copper bars.

Chris it's 150mm from a Gas meter and it's non-conductive/combustible material. Also it's not suprising to see a satisfactory report with boiler installation wiring like that as it's deemed "part of the appliance". C3 on the bonding sure as it's improvement recommended, but those C2's... WTH. Edit: bone idle on the bonding the bloke was aye.

Looked into this when I changed the CU here. Lots of refs. to a non-conductive and non-combustable barrier if less than 150mm but not one example given of a suitable material or a picture of one in situ. Asked the commissioning sparks and he said he'd never fitted one so I didn't bother.

@@Graham_Langley Cement board is normally my go to as it's what my local college and my GasSafe assessor/ NICEIC assessor both agreed on. I just use metal L brackets to bolt it to the wall.

@@effervescence5664 That's something I'd thought of but didn't have any to hand. The use of metal brackets raises an interesting point how to you fit it? Metal brackets are conductive and a block of wood is combustible, plus any screws will be metal and will go through the barrier if it's something like cement board. Also does this reg. take into account metal-cased CUs?

@@Graham_Langley Normally use 10mm board and just make a slot in the bottom and top for the board to slide over the bracket. Then drill them into the wall with screw fixings on the gas meter side away from potential conductors. You can use plasterboard too but I found it a little flimsy. Edit: No the reg does not take into account metal CU's - it's written as any CU due to being a Gas regulation copied into the Electrical regs and not the other way around.

@@effervescence5664 Thank you. Looks like I''ll have to have a look at it again if only to score brownie points should the installation ever have to be checked in the future. [Edit] FWIW I was going to use the 4mm fibre cement board used for roof undercloaking and soffits.
