MahaRERA is doing a great job in clearing the clutter and is instrumental in organizing the chaos that has existed for decades in our real estate industry. I understand that this is a work in progress and feedback is an integral part to bring real change. It is my humble request to the Maharashtra RERA managing committee to immediately look into this matter.
It is extremely important to recognize that real estate agents are a vital part of this economy. More than 50% of real estate transactions happen through real estate agents yet we are the most neglected and exploited in the entire real estate community. It is time for MahaRERA to protect the interests of the brokers also.
I feel it my duty and responsibility to create awareness of this dire situation that we as Mumbai real estate agents face. I am not the only agent who has been subjected to this discrimination. There are multiple other brokers who have faced the same situation, where we have been held hostage due to the manipulation of the law by people of power and influence.
There are crores worth of brokerage which is at stake here. It is money that real estate agents have earned and deserve. It is the result of our time, hard work, sweat and blood. The reward we use to uplift ourselves. We also have the right to put food on the table, a right for good education to our children, a right to take care of our aging parents and a right to live our life with dignity.
For MahaRERA, I am available to use all my resources and social media platforms to create awareness for all parties involved. I have a vast following of real estate agents, developers, buyers & sellers who count on me to give correct and factual information. My audience is educated and keen to get relevant information. They count on me to pass the right information on a timely basis.
Always Remember A True Democracy is known not by how it treats those in Power but by how it Uplifts the Oppressed. Jai Hind! Jai Mahrashtra!

Excerpts from MahaRERA Order No: 41B/2023

This applies to real estate agents👇🏼
a) With effect from 01.01.2024, only those real estate agents who have a valid MahaRERA Real Estate Agent Certificate of Competency can apply for MahaRERA real estate agent registration/renewal of registration.
b) Existing registered real estate agents shall obtain MahaRERA Real Estate Agent Certificate of Competency before 01.01.2024 and upload the same at their respective web page failing which action as deemed fit shall be initiated by the Authority.
c) The mandate mentioned in Clause (a) and (b) above shall apply to the
following persons:
a. All individual real estate agents in case of individuals and authorized signatory (authorized for making application for MahaRERA real estate agent registration) in case of firms / LLP/ companies/organizations (Other than Individuals).
b. All employees/staff/officers by whatever designation called working in firms/LLP/companies/organizations of real estate agents, who interact with home buyers/allottees for effecting transactions in real estate projects.

This applies to Developers👇🏼
d) With effect from 01.01.2024, promoters of real estate project shall ensure that the names and addresses of the real estate agents if any to be given in compliance of Section 4 (2) (j) of the Act shall be of only such real estate agents who have MahaRERA Real Estate Agent Certificate of Competency.

I couldn't agree more since we are into manufacturing of water pumps business, so we deal with a lot of developers, and in this field, once their work is done, finding loop holes for not paying is their thing I am so so so happy looking at this video that someone finally stood up and spoke about it openly thank you Ravi ji

Real estate industry is just gonna bubble burst so much expensive flats plots 40 per inventory is idle its not always the builder even brokers have inflated the market so much how do u justify that

Competency certificate is must. That's a good move by rera. You should have completed that certification but they gave you project without checking certificate is a mischief from both the sides

Sir aap agent log bhi gundo se kam nahi ho. Ek baar ghar dikhaate vakt paise lete ho phir ek saal complete hone ke baad dobara Paisa maangte ho. Phir 2 complete hone pe phir se Paisa maangte ho. (Rent hi le lo na aap log bhi har mahine) Aap clients ko exploit karte ho aur builder aapko. Jaisi karni. Waisi bharni.

Well my father bought a property in a range of 5cr recently and man these ppl are really helpful they help with papers getting a good price among other things there are many things that your phone and internet cant do and these guys save great deal of time so credit where its due

Truth be told, brokers add ZERO value - they are goons disguising as matchmakers. Let the buyers interact with sellers directly (or facilitate interactions through technology). Builders are no better. This space needs stringent regulation and transperency.

Competency certificate lene ke liye Family, bacche nahi hone chahiye, Duniya bhar me nahi ghumneka aur Sunday ko kaam karne ready rehena hai. As per RK these are pre requisite to get the competency certificate examination cleared. Sab Dalal bhai samaz gaye na.

Ravi Bhai i agree with you for some point like all real estate consultant must unite & all.. But technically today you & your team of 26 people's can't work in primary market if they also don't have competency certificate. Please read latest circular passed by rera to all brokers & promoters on 29/04/2024. What excuses you given, have no value in law. Solution is pass the exam & submit competacy certificate to rera. & Then raise invoice. Builder ko legally Paisa hold karne ka mauka mila hai, uska fayda vo bade siddhat se uthayenge.
