In our area, land value increases 3x from 2018. It depends on the area you invest in real estate, but gold does not show this partiality. It gives equal returns irrespective of nationality, region, religion, race, political party, etc etc. Gold is highly liquidity asset. I prefer SBI gold ETF over physical or SGB

Nilam, becauae there is a good chance land value appreciate exponentially. For ex a 10 lakh land might become a 2 crore value in 15 years (this has happened in many places in india). Gold is more of a steady increase
2010 சமயத்தில் நிலம் திடிரென நிலம் பல மடங்கு விலை ஏறியது ஆதாவது over value ஆகிவிட்டது இன்னும் கூட over value தான். அதனால் தான் ஒன்னும் பெரிய year on year increment in value இல்லை. நாங்க ஒரு இடத்தை 2007 இல் சதுரடி 265 க்கு வாங்கினோம் 2015 க்குள்ளே அந்த இடம் 2000-2500 க்கு போய்விட்டது அதாவது 10 மடங்கு வளர்ச்சி ஆனால் அடுத்த 9 ஆண்டுகளில் 3000 தான் ஆகியுள்ளது. இது inflation க்கு கூட ஏறவில்லை. இது எப்போது மீண்டும் ஏறும் என யாருக்கு தெரியும்? கடந்த பத்து ஆண்டுகளில் தமிழ்நாட்டின் பல்வேறு மாவட்டங்களில் நிலம் எவ்வளவு ஏறியுள்ளது என தகவல் இருந்தால் இன்னும் நல்ல புரிதல் கிடைக்கும்.
It's based on the place where we buy. My friend bought a land near Guduvanchery in 2011 for 220Rs/sqft. Now it's nearly 3500Rs. Nearly 15 times in 13 yrs. But it will not increase at same phase in future. It might get doubled in 8 to 10 yrs.
@@ganygany8064 I am mentioning the same, now the land value is not going up very fast like it was 10 years back. What will happen in next 10 years seems unpredictable.
@@yogeswaranjb Yes, you are right. Before 15yrs land brokers are mostly trustworthy but nowadays many new people are into business and they control the market. Buyers aren't able to meet sellers till the registration date.

Only proper real estate investment can help... I am not talking about the apartments here... This is possible only in Land investment... Gold is apt for those who are already settled in life and have sufficient financial background.. Even land can be used for getting loans... Physical Gold can even be stolen... But its not the case with land... For example One has 5 properties in different area of city...some inside and some on the boundry...in total 10000 sqft... And if it appreciates by just 100 rupees per sqft...which is very minimal... It means an appreciation or value addition of 10 lakhs for an year... And its cumulative benefits are even better...Nothing gives such returns...

It shows clearly you have 0% knowledge in agriculture. 1 to 2 (including cost you spent) lakhs itself very difficult to achieve even if you have water facility. Its purely based on climate, market rate, labor cost, insects problem, intercrop problems, cow/goat maintenance and sickness management etc... Even insurance claim for losses is very difficult.
Land is waste because currently land rates are dramatically increased.currently minimum land rate around more than 3 L and main areas around more than 12-15 L per cent.so better gold only
