A tiny home isn't really condusive to parties. Not enough floor space. The Airbnb's on ITH property stay busy with people thinking of buying a tiny home, family and friends visiting residents, and folks there to purchase a tiny home.

I was thinking the same thing. That would be a lot of strangers coming and going and I wouldn't feel safe as an older person living like that. However this is truly a beautiful property. Great deal for those who want to take advantage of it!

@susanbeals7597 -I understand this, Susan. However, some people don't feel safe living around AirB&Bs. Having to deal with influx of strangers coming and going around their homes. As an older senior woman living alone, I'm one of them. The mountain area is being designed for retirement people who will be planning on living there permanently. These people are buying larger tiny homes on more expensive lots and expecting to live in a quiet, peaceful, and safe area. Not having to deal with the influx of people and cars coming and going. Maybe the ITH community could consider having a separate community or area designated only for AirB&Bs, for the people who are renting them out, visiting or vacationing, etc., so the permanent homeowners aren't impacted by it? I think Randy and Amanda are doing an incredible job! And, I'm not trying to be inconsiderate or rude, I'm just expressing my concerns and feelings.

@@lynny551099.9% of the visitors are NOT there to party! Oh, don’t get me wrong, there ARE guitar players, sing alongs within the community, holiday events. BUT, AirBnB visitors, for the most part, are there to investigate IN PERSON the ITH community, & the products it sells. To suggest the ITH AirBnB’s will become a rotating cadre of party people is to be ignorant of the age of the majority of residents as shown in ITH videos, or an attempt to blacken or sabotage what ITH offers- which is it in your case, I am curious to know??? Are you being negative, without properly analyzing or researching the situation, for a reason? The under 50 age group is in the minority, with people under 40 as an even smaller slice of the pie! Somehow, I don’t think partying youngsters want to be surrounded by a mostly over 55 crowd. They are more likely to choose Gatlinburg, or another recognized RESORT area with lots of amenities, & fellow young people.

I’m not sure why y’all haven’t realized or understood the majority of ITH AirBnB’s are occupied by folks interested in buying, folks visiting families or friends living in an ITH community. To equate having one section of AirBnB’s as a “Party Town” is like equating an assisted living community with being a “Party Town”😂😂😂 And saying there will be a nonstop caravan of vehicles going in & out🙄🙄🙄 seriously, people??? But, please show your concern, however ill-suited it is to the reality of how ITH operates. With 100% certainty, I would bet every penny in my bank account, ITH has legal contracts on residency, renting, to deal with any problem visitors or residents. Most of us have had BAD neighbors-who OWNED the property next door- that’s life, unless you can afford your own substantial ACREAGE.

Yes. I'm pretty sure in most places if you own land you pay property taxes.

That depends on whether he went back to the Cocke County planning dept. & asked for a rezoning to allow for individual parcels for sale, doesn’t it? Now, if you were Cocke county, wouldn’t you opt for allowing the single lots, BECAUSE they can TAX the individual homeowner a higher property tax rate per single household, than they can a bulk, volume home park??? Yeah, I think the county government would go for that BIG TIME $$$.

I don’t work for ITH, but I do recall the finished Amanda version is $159,900. The unfinished Amanda with different siding is less. This video stated the difference is due to land ownership, no rent, and permanent foundation. Some questions I have is around deed, property taxes, it looked pretty narrow, is it one way traffic, can furniture and appliance deliveries be made? How about emergency vehicles and will the community be gated?

We had them at $15k and just sold one for $17k And our standard is $25k We are the most affordable to as much as you would want to spend 🏘️☺️

Define what you mean by affordable. There are tons of people living in tiny homes all over the country because they are an affordable option.

@@Variety1985 I bought a tiny home for 50k which included 2 years free rent, $200 per month the 3rd year. If that's not affordable then we'll all be living in our cars. Even buying a tiny home for 60k and paying $500 rent for a lot is less expensive than renting especially in desirable locations. Plus you own the home. So what do you consider affordable?
