It is almost perfect! The only thing that I would change is to put the sink on the counter by the window instead of in the island. First of all, most people have dirty dishes on one side of the sink and maybe a dish drainer to hold some clean dishes on the other side of the sink… This would be unsightly in the middle of the island. The other thing is that the island without the sink makes a great staging area for serving foods or preparing dishes to serve for dinner…

Pay $199 for tiny home. Pay $300/mo lot rent that has a 100 year transferable lease. The $300 a month lot rent lasts the entire 100 years. It does not include utilities Randy slips in, towards the end, something about a cost of living increase, yearly, that will take place. He gives no details on this.
He has given details on the 100 year transferable lease in other videos. It starts at $300/month and only goes up with federal cost of living increases, so the feds just announced 2.5% for 2025. You start with $300 for 1 year, and it increases to the cost of living at the next 1 year lease, so would go up $7.50 per month. The feds generally do a cost of living increase annually, though there have been years it hasn't increased at all. Lot rents nearby start at $500/month and go up with no limits, so this is a considerable savings over time.
Confused... Your going to offer the lot and the Amanda up on the mountain where I would own lot of I purchased it and charge me 300.00 a month ? I know I have to pay lights and water sewage etc and taxes if I own the lot then why if I buy it am I paying you more money ? Can you break that down to me?
I am always confused by this too. So - 100 year lease - Lot Rent @ $300 a mth w guarantee not to increase more than 3%? How often can it increase? - House, furnishings, covered front porch. All for $192,000? Is that correct? Any utilities included? Is Garbage Pickup available?
This lot is leased, not owned. They are doing a separate section with a different entrance that will offer ridge lots for sale with the purchase of a large tiny home. But this home comes with the appliances, furnishings, delivery, set up, skirting, steps, a covered porch, a full length deck, and a 100 year transferable lease that holds your monthly rent to $300 plus any cost of living increases over the 100 years. You are responsible for water, electricity, garbage, & internet.

I have at least another 8 months where I'm at but don't think with my provable self employed income I could swing the price of this though surely well worth it with such a gorgeous view. I love all your tiny homes but I would want something else possibly. Single level for sure, prefer a shower and a window in the kitchen as well as a much different layout and maybe 16' Wide. Would be lovely to see some crazy things like an attached garage for added storage or a workshop for crafters, woodworkers or even a more quiet private office space. My brains working in the moment with ideas spinning around in there and I have yet to sit down with cad and play around with my ideas to put them into a usable plan. @@michelereyes - Talk to your credit union about financing this., if you are a member. My CU said they would finance it. They are generally more willing to help members than a bank.
Is this thought correct…I think of that $300 a month as a HOA fee. I’m guessing it includes maintaining the road and utilities. I’m not sure how road maintained, garbage, water and electric works in to the cost of the 300 a month.

Help the people as much as you can, work thru the Samaritans I dream about living with you all in Tennessee and thought I could if I sold my property for so long, but owning this land and family home has seeped into my soul and I just can't part with it..
