Koi amenities ( club house, gym, swimming pool, sports area extra ) nahi hai yahan, aur maintenance ke alava ₹150/- per visit plumber/electrician ke changes hain apart from maintenance charges

You mentioned one thing about TM charges 3 lacs for 2 BHk... But I think.... It is 2.5 percentage of property value so.. it should be around 75-80K ... Plus registery which anyway you pay even for new property.. So, if the above is correct.. then this is definitely a good deal.
