@@wendykwok 嗰個乜乜哥好似冇乜點樣見過世面咁, 未見過大蛇屙尿 (我自己及我其他幾位香港朋友嘅投資成績比佢更加成功 - 兼且我哋係英國某間專出金融及經濟專家嘅大學出身)。 我有幾位住咗喺倫敦好耐嘅香港朋友不斷觀察呢一類RU-vidrs, 準備將佢哋嘅謬論逐一揭穿。 其實有幾個住咗喺倫敦或英國十幾年嘅RU-vidrs 出片講煮餸, 購物及食嘢, 係咁咦喺英國或倫敦某些地方拍旅遊片, 令到好多香港人對英國及倫敦有無限希冀, 實際上係個人宣傳, 幫佢哋嘅服務行業 生意儲客 (當然他們在片段中的表現令香港人觀眾覺得他們很誠懇)。 以市場推銷角度嚟講, 策略係啱嘅, 不過他們的片段所提及的資料過於空泛及膚淺。

非常好的經驗分享,我當年買樓,都會考慮屋宇的位置,是否接近大街,內街的闊度,也會查詢周圍治安情況,主要馬路交通非常繁忙,會產生噪音,另外亦都會考慮自己出車或者回家泊車是否方便,甚至會考慮是否太接近學校區域,因為上學及放學的時候,家長揸車接送放學,會令到周圍街道擠滿了汽車。

來了英國三年,作為過來人,這是真心分享當中承受心理壓力和痛苦不堪……旁人没遭遇過是没法理解,自住房點辛苦都要買,但收租就可免則免,同人有仇就叫佢來買樓投資啦😉

分釋得很好!有D用LOTR 入境的RU-vidr 去拍英國睇楼嘅片,他們的眼中的楼盤只有睇間屋新唔新,大唔大,有冇裝修,平唔平!從來冇諗間屋如果要再放出market 嘅時候resell valve 如何?Very good ! You get to the point! Thank you for sharing!

我哋住在英國十幾年,都無諗過亂咁教人買樓。 嗰啲 LOTR 就開 channel 教人,根本就係睇佢哋亂咁嚟,踩屎撞板。

@@billylai6 同意吖!不過又唔怪得佢地!佢地初到貴境,所有思维仍然喺香港嗰套!睇乜都喺好直觀!完全沒有考慮其他因素!香港唔同英國,香港就算個區唔好二三百尺嘅楼都炒到起碼四五百萬港紙!求其垃圾放出嚟都有人要!

We spent almost a year to find a place to settle in. It is too easy to buy than selling property in the UK unless yours is located in a supreme location. That's why it is always right to buy for location rather than price. It is happy to see that we have agents approaching us sometimes for showing their interests and asking us to sell. In general, most of the good locations are with old builds only. Don't, again, don't be an impulsive buyer, do homework in deep before making a final decision. Housing supply is higher than the demand in the U.K. Verbal commitment is not counted as sealing the deal, mind changing is not uncommon because of no cost. In addition, the motive of stamp duty holiday will be ended in 3 months, the hot market would be cooled down by then. Buying expensive for right is better than buying cheap for wrong. No hurries, please.

One of the best videos for prospective HK house hunters, especially for those unsure where they want to settle permanently. Unfortunately most Chinese are compulsive house buyer & reluctant to rent, hence easily rush into a wrong purchase. Wish your transaction go thru smoothly!

你哋真係好老實, 有好多RU-vid 都不段吹虛, 拍攝睇屋, 但從來冇認真叫人諗清楚考慮週邊既環境同設施。英國同香港好唔同, 所以我都叫人唔好心急買屋, 住落咗先慢慢揾.

非常同意你们的意见,因为英国买屋落订可以退回的,买家可以随时改变主意的,最多损失律師费,这个脱欧过程实在太折磨人了,我也常收到房地产经纪的信,话有人看中你的屋,有没意思要售屋之类的,还有中介会先答应你要的价格,然后再要你降价,他们有时自己扮客来看屋,让你感觉有客来的,我2014年买的,2016年脱欧,恶梦开始,楼价往下走,至今还没走出恶梦。还有靠大马路的房子,要比内路的屋便宜。

Thanks both! It's a very information and useful one. In fact, I watched a lot of RU-vidrs to talk about house/flat purchase in UK. None of them will share how difficult it would be to sell it out in future. As such, before I watched your film, I thought it would be easy to sell too. 倆位好,我觉得屋對大路有安全感,特別是上班家庭,小偷有難度,因有車經過。如您們住這屋没有病痛或經常吵架,加上鄰居好,我一定不會搬。我住Yorkshire 20幾年,迫車不是自己門口,但鄰居好及大人細路健康好,所以沒有搬屋。如您們住得不舒服,不開心,工作不順,就賣屋啦!

Same in 香港,反而獨家會賣得慢D。因為 1. Exposure is lower 2. Agent cares more about non exclusive customer since there is competition with other agents.

Properties within good school catchment and relatively low crime rate areas are few and far between. When a property in these areas becomes available, they go like hotcakes and most times go above asking price! Hence, funding a property in these areas are competitive but selling it will be far easier. It is great you are giving honest advice as I have too seen too many videos just promoting the pros of buying UK properties. It is important for HK family hoping to move over and settle in UK can be forewarned and given a more rounded picture to assist in their decision.

我絕對同意! 他們是非常中肯和誠實,是我最喜歡的you tuber,比起CxCx哥吹水乜都唔識好千倍👍我住在英國三十多年搬過一次家也怕怕。因為有屋要賣,所以是chain sale...非常大壓力,怕途中買家退出。最後唯有做part exchange買新屋,舊屋的賣價比平時少了£10+千...那是十七年前的事

你倆分析得好好,中肯!當年我移民美國,賣家已清楚寫明屋頂漏水,自己無經驗,加上英文普通,而經紀一早已經知這件事,但沒有告訴我,結果未住己給六千美元修補,係二十年前喎!真係自己要查,不要信經紀!

其實香港買賣樓時都係有同樣問題,買樓時都要考慮位置,係咪名校區,交通方便。 賣樓時Afent都叫你比獨家放的,其實獨家放都有問題,因為lower agent fee, 如果你唔急放,當然可以慢慢等。 但已經等左半年,係咪試下2個Agent or more, u know no competitor and also lower agent fee, how they have motivation? 聽說英國的agency 係比較慢板,好似唔休做的。 最後希望你們換樓成功💪

煩事分享😓💸 早兩個月前我哋已經睇啱屋而且賣家已接受我哋offer ,個幾星期前 當時應該要俾訂嘅時候 收到我律師通知 間屋freehold但同一份契的車房係leasehold,律師話係因為賣家喺佢買斷freehold業權時文件做漏車房,現車房owner係一間管理公司,而份屋契係必須連車房一齊買,而且銀行亦唔會批mortgage俾嚟種情況的物業😰則是話,新買家必須係cash buyer,比較難轉售 律師建議我哋唔使取消個deal,繼續買間屋返嚟再搵車房嘅owner買斷freehold 但咁就一定會超出原本budget 而且未知要俾多幾多💸 而家一方面我律師要求賣家找owner問返漏做嘅文件肯唔肯就咁complete埋(no extra cost) 如果owner唔肯,無良嘅話仲要追返咁多年漏收個車房嘅租金 再收錢至肯賣斷freehold業權,賣家又唔肯承擔,我哋會cancel個deal,因為間屋價,夠我upgrade買過間更好 而家我哋要重新搵其他屋仔買,未睇啱 睇到個人好攰😓

1. Neighborhood, convenience, safety, transportation (eg to London) 2. Noisy/risky/etc right outside? Perception of potential buyers? 3. Garden big enough for a family (potential buyer)? 4. No deposit/commitment needed

I have a better experience in Cambridge when buying my current house where I must have viewed over 80 houses. Most agents did not push me to make quick decisions nor exaggerate much. Selling a house is a real pain. I sold a house in Central London years back, it took over 18 months. The price was about right but one buyer pulled out just before signing contract due to financing. Just to point out, unlike HK or China, you don't have to pay a deposit in UK and both sides can pull out at any time without penalty. Most people in UK stay in one house for decades. Good luck.

if dun have to pay a down payment, how can the bank ensure the mortgager will not default? I think 20%-30% down payment should be maintained

我住美國, 美國賣屋跟英國好大分別。 美國要比5-6%, 賣家要比晒買賣雙方agents commission, 即大約3%賣家一方agent, 3%買家一方。 有些賣家agents見屋價高, 會為左得到賣方獨家權, 就只收1% commission。 即成功賣出, 賣家total要比4%。 另外要比訂金, 所以會比英國賣屋制度健全點。
