@iherng How do we define invest wisely? We have to admit that the majority of people are not good at investment. If yes then Malaysia should have become financial country like HK or SG. There are many people fell into the guru trap with compressed loan to buy few units in a row or listen to guru and bulk purchase together. What these people don't know is this so called guru is being "paid" or if guru got bulk purchase he can ask the developer to give him personal gain. If no personal gain who the heck got free time to run a seminar and give "tips" to public. Have you seen rich people teach others to become rich? Unless you are their business.
ya, im with you. invest wisely is a very broad topic, and it is not solid. example, whoever make lost from investment, can be quoted as not invest wisely. so what is or how to invest wisely? (I agree to own a house for own stay, but not over invest in property, as i think everyone agree in the video too, it is a huge commitment for one to have property, if it is not ready, should not jump in. furthermore, majority of people are not good at investment. thus this "majority" will eventually trap in huge debt)
I freaking hate the so called guru teach people to buy houses, but in the end most if not all high rise projects were being loss. My friend bought a high rise at Dangka Bay almost RM1m back to 2013. Despite already paying for 10 years, the 2nd hand house value today is about RM 700k. He wanted to sell but need to folk out over RM 100k cash to settle bank loan but still no buyer. Imagine all these years instalment he paid for nothing but all losses. Even if got rental cover about half he still paid about RM 300k in 10 years time. Imagine without rental it gonna be extremely suffering.
@@aeroline11If you’re looking for a place to call home, the right property is to find a place you like within your budget. If it’s for investment, is it for cashflow or high capital appreciation? Well the bad influence of guru seem discouraging, but we are all adults here. It’s more important to get ourselves educated instead of blaming others for signing documents based on the estimated profit.
以前房子还没超杠杆的时候,投资角度是绝对有很好的回筹的。但是从2013年开始,杠杆已经爆炸增涨了。不要幻想30年后你可以靠卖老屋子来赚钱。少子化和多年人民收入无效增长已经证明了这一点。你可以买来自住。投资1000 per SQT以上的产业期待以后赚大钱就不要发梦。当然这是在说大马,而不是新加坡,香港这些国家。什么原因,心知肚明啦。至于那些用landed来投资的,可能是膛房。里面那3个。
@@tianhaong2827 视屏中有位嘉宾说的很好 “如果租金低于贷款,那何不选择租房子呢?” 目前以城市的大环境以及利息的影响,我不认为instalment 会远低于租金。 还有比较是要有基准的,要用本国的收入基准来compare against the instalment you have to pay. 如果超越太多何来幸福一说呢? 总不能那香港几万港元的基本收入来compare 马利西亚几千马币 的instalment 吧?

Nowadays rent is better than buy in KL area. I bought 3 houses (condo) 13 years ago and rented out. Last time loan is RM1000 only so still can cover. After that house price for condo reached ceiling and maintenance condo getting worst and poor so decided to sell all and also too many supply in the market now.
年轻时我认为买房可以等一等,但当周围的人成家立业,自己也被赶鸭子上船,买了房子,成家立业。回头一看,成家立业完成了,房子和我当初预测的一样,不涨反跌,只是自住也没有太伤,为家人提供遮风挡雨的庇护所。这段时间很多KL的屋子,尤其是condo都below launching price,但是还是有点贵。重点还是,你能负担得起有房子后的开销吗?可以就go for it
English comment cos typing Mandarin is a pain, the lady isn't necessary wrong, if you think you can make better returns from a startup or business then by all means go ahead, as long as the rate of return is higher than the rate of house price increase, there are many business owners that 'invest' in real estate only cos they got spare cash, the same goes for stocks, if you think u can make a better return then u should focus on that, but the best advice is, why not invest in both
