Thanks Felix. In general I'm not a fan of units. All comes down to a few things: How much land value it has - it is land that appreciates, not the building What's the supply and demand level of these areas for units? Not saying it's all bad, some areas Units perform really well, but it's usually low rise units with descent amount of land value with strong demand. Body corporate fees is the one that is way out of control which eats into your cashflow. I'd rather go for cheaper houses. Only my personal thought though.

Investing in CBD is very different ball game in Sydney vs Melbourne though. Investing properties in suburbs than CBD are probably much easier- that js from my family’s experience in investing properties in australia since the 80’s.

I'm afraid I can't say whether it's good or not. As it really depends on your own financial circumstances and what you wish to achieve from your investments. Though I would say it's not good for the average person, too risk concentrated on a single property.

我認同只有一半,投資係分長線同短線,市中心是每個城市嘅核心,如果你有水晶球預測到未來一定跌唔好買,咁過幾年再睇返你呢段錄影大家就好清楚、現在市中心兩房兩廁收租回報大約有AU650-AU750一個星期,樓價大約AU600,000-AU800,000,回報都算唔錯,你話管理費貴,香港咪仲貴,香港現在收租回報有多少大家好清楚,我是普通一個讀者,完全沒有對立成份,可能我覺得你有點偏激,同我現實中有段距離,感謝您分享心得

ok, the rental yield is good if you have a renter, the rental market is actually pretty good in almost every city here in australia. But what about capital gain? the body cop fees every quarter is quite a bit to be honest, i live in a 3 beds house and cost me only 2000 dollars for council fee every year (no land tax since it is where i live).

如果是買來投資或年紀大時不想太操勞apartment 是一個不錯的選擇因為如果買house 來出租的話修理費随時多過公寓的管理費因為澳洲的房子及內部裝修一般都比較老舊,室內面積大,要修理的地方很多。很難介定那一種投資是好是壞,無絕對的,適合需求就好。

原來如此,之前也正正後悔沒買墨爾本火車站,一房50萬超靚仔單位,正因agent 又話有人和我搶單位,要立即做決定,香港人直覺,覺得有問題,所以没買! 現在聽來我是正確的决定 😅🙏🙏🙏🙏🙏

五年前孩子去墨爾本工作一年,內城區坐電車是免費的,而且省時,就想租住內城區,約Agent睇樓,好多人睇一個單位,約40人,所以要分兩輪,有些廣告甚至是租廳,真是很難租房,最後在這火車站附近租了一間房,每星期360元包水包電,但房東是星加坡人,會話你日日煮飯用電多,用水多之類,星人都是孤寒小家出名的。孩子如果長期在墨市工作,我會考慮買套公寓给他住,方便得多,總好過捱貴租又受氣,之後每星期加多20元水電費。

There are voting rights in body corporate and can stop them in increasing the strata levies. That is if you know how to play the game. We love to buy all detached houses for all our investments but my family would buy apartments for investments If the suburbs have good schools, universities, large train station and shopping centres. You may want to consider for smaller scale of developments as it may be easier to get proxy from other owners to represent them in strata meetings. At end end of the day, the owner of apartments have the rights to change the strata management companies / reject their proposals in increasing levies. Know how strata management companies work and be on top of the game

I mentioned clearly “ smaller scale Deveopments! “ I have been an australian property valuer since 1993 ( spent lots of time in studying strata management in Uni in the early 90’s) and understand pretty well how strata management works in Australia . We are also very involved in the body corporate meetings ( committee members) in most of our apartment investment properties.

要看地區,普遍很多區的大型樓盤也是一樣。主要還是要看這個區對Unit的供應和需求情況如何。單位是高密度還是低密度,土地價值有多少,物業管理費等等因素。很難一概而論。

Hi Jody,不了解你的情況很難給意見。自住不在意物業跌價就無所謂,但如果希望物業有升值,這種單位意義不大。

而家房租比較貴全澳洲都一樣。 墨大系City 可以跟別人分租一個單位, 一個房間大概300包水, 電, 煤氣,wifi 等等。 你要去問問。 最好的方法是通過 yiyi 網去搵。 全澳洲華人都上yiyi. 其他譬如 Gumtree 也可以搵搵。 買更系唔好買啦!沒能信d sales 佬! 澳洲跟香港一樣, 天下烏鴉一樣黑!

只要找到對的地區對的物業,是比将銭放银行好。怎樣找對的物業要看State, Suburb, Developer 同 Builder. 很多出了大問題的發展商及健築商,本地人唔會買, 除非是新移民。
