His fund will be okay as long as it has sufficient cashflow to meet operating expenditures and dividend payments, but this is doubtful. I suspect he is trying to sell properties because some tenants are either not paying their rent and/or on their way out and handing the property back to him. The first warning sign will be the suspension of dividend payments to conserve cash. There is no way for him to raise new funds in the current market environment. If all else fails, he'll have to go hat in hand to his father and father-in-law and buy out unitholders who are willing to sell out at a discount.
