Groundbreaking and anticipated opening dates for the Old Naples Hotel have not been finalized, but the project remains active and is progressing through the permitting process in Naples.
According to Margaret Perry, Senior Planner for Naples, the project is currently undergoing building permit review. Perry noted the significant scope of the project, which requires evaluations from various city departments including planning, fire, police, and utilities. While Perry has approved the project from a planning perspective, a building permit has not yet been issued.
The development involves the transformation of the former site of The Plaza on Third Street, located near Third Street South, Broad Avenue, and Gordon Drive in downtown Naples. The Camalier family, longtime Naples residents and property owners, have partnered with Ocean Properties Hotels & Resorts from Florida to develop and manage the boutique hotel.
Initial plans outline a three-story, 109-room hotel featuring amenities such as a courtyard, café/bar, fitness center, spa, and retail space totaling 3,755 square feet along Third Street South.
In May 2017, the Naples Design Review Board granted preliminary design approval with conditions, including administrative site plan approval and a parking needs analysis. City Council later approved a conditional use permit for transient lodging and site plan deviations, overcoming the area's 42-foot height limit.
Originally slated to open around Thanksgiving 2020, the project faced delays due to various factors including the pandemic, economic conditions, supply chain issues, and hurricanes, as noted by Perry.
Construction documents were revised and resubmitted in early 2020, with the partnership between the Camaliers and Ocean Properties announced in early 2022. Following the demolition of Third Street Plaza in late 2020, the site has remained a green space.
Marie Caronia from North South Construction, Ocean Properties' construction subsidiary, confirmed ongoing permit applications since October, emphasizing the project's active status despite lacking a definitive construction start date.
