It is a nice little townhouse and the price is good. I couldn't see much of your two dogs, but they look like King Charles spaniels, which I have always thought are the cutest dogs in the world. 😊 Happy New Year. Ciao 😊😊😊

I'd turn that room downstairs into a kind of library/reading room with a daybed, bookcases, lounge chairs on the patio. I have 2 little dogs who'd love the yard, too. Guests could stay there, too, since it's a daybed, and have their own bathroom. You could add a small frig for wine & water & snacks & small TV on the wall. I'd put a nice wrought iron twin bed & small dresser in the small upstairs bedroom where the bunkbeds are. It would still be comfy for a guest. I want a queen wrought iron bed in the bigger room. I would also get rid of the table & chairs & hutch in the kitchen & put a fairly sizable island with storage & seating for 4 people around it. I'd put either a nice butcher block OR a slab of beautiful Italian Carrera marble on top!!! Then it's ready for extra countertop space prepping!!! ❤😊

Fivizzano is one of my favs. Not too big, but had all you need!!!!! And Aulla is so close when you need a bigger town. And Cinque Terre is where the beaches are. Carrara is close - carrara marble!!!!

I love Fivizzano. I keep getting drawn back there. What about putting a large island in the kitchen with lots of storage underneath, seating for 4-6 around it (depending on HOW big it can be), & a Carrara marble top (cheap in Italy). Great for making bread & pasta!!! I'd put a daybed in the smaller upper room with a dresser & turn that extra room below into a guest bedroom. If I have a single girlfriend stay with me, they could use the upper room & a couple could use the private downstairs room. I'd push that red loveseat against the staircase wall & maybe add a chir to the corner by the living room window. For me, I'd have to add a bookcase or 2....tall & narrow. Wish I could see the bathrooms on the lower floor & off the terrace. Given the condition of the house, I'd guess they're ok. I'd want a stackable washer/dryer (i know, so American) in one of them, preferably the one off the terrace for convenience. I could buy & live in this one tomorrow!!!!!

Just watched another one of your video on the home in Abruzzo. I love, if you have the blueprints you follow alone with the pics, it make it so easy for me. I think it's better that a video. I watch Dave Benton in Abruzzo. Now I'm just waiting for you to do your Friday video, I have to go and get my glass of wine. where are you guys from? I'm in Florida now, I transplanted me and my husband 25 years ago from Philly.

Thank you for your kind words!🥰 The floorpan really helps us to navigate around the property, so we always want to show it when it's available in the listing. We love David and we also love Nick at Italian Property!! We have been watching Nick's videos for a couple of years ago, and that's when we started dreaming about Italy. David, and Nick, made us start believing our dream could become reality... and that's when the research started. There is a lot to consider - we are learning a ton, and so many people have been sharing information with us, it's invaluable. Yep, we live in the states, but we are working our our dual citizenship - quite the process! From Philly to Florida - big change! We are both from the Northeast too. You guys should look at the videos by American Viscountess. She's American but married a British Viscount. Anyway, she bought a rundown house in Fivizzano during COVID from afar. Once shutdowns were lifted, she went to Italy & worked with a guy to plan changes to the house. I watched as she finished room after room. It's really cute, too. I've still got to watch the kitchen final video (last room done).

I love it, it ticks all the boxes on my Italy checklist - but it’s not actually in Fivizzano itself. If you look at the linked listing it’s actually 4km outside town, which would take an hour to walk. And the name of the little village it’s in above Fivizzano isn’t given (or did you see it somewhere?) What a pity! If that were in the town itself it would be perfect.

We agree - it’s so pretty, move-in ready, and can tick a lot of boxes☺️ Yes, you’re right, the listing shows Fivizzano but it looks like it’s actually in Collegnago… a 5-minute car/bus/taxi ride or 50 minute walk to the center of Fivizzano. When we first started the channel, listings would show the address, then that stopped for privacy reasons (understandable) and the map would show a general area. Recently, we noticed some listings have a more specific map and we can zoom in on the house. We are learning a lot as we go and we have nice folks like you to provide insights☺️ That’s the main reason we started the channel… to share and learn in a happy, fun and positive way. Happy New Year to you too, and you’re doing a great job locating some lovely properties, so I‘m very grateful if you keep doing it. That house in Piemont with the stunning vaulted ceiling in the living space was my favourite. Fivizzano has been on my radar for a few months now and I‘ve come to realise it has to say something like ‚centro storico‘ to be in the town itself. If you’re out in the middle of nowhere with no cafes or restaurants close by, you have to take the car and then you can’t drink that wine…

Do you know what the bathroom off the terrace and the one in that spare room look like? Is there maybe laundry in one of them? Also, how do you get to the separate stairs for that downstairs room? Thanks!!!!

Wayfair doesn't ship to Italy😢 You can order from Wayfair but need something like a Forward2me setup. They'd receive the package for you and then deliver.

Happy New Year☺️ 🎉 We don’t have a video about bringing pets to Italy but we have researched it. Here is a link to the US Embassy site with a lot details: it.usembassy.gov/embassy-consulates/rome/sections-offices/foreign-agricultural-service/pet-travel-faqs-italy-u-s/ Here is a little snippet: According to the EU regulation, to introduce animals in Italy from third countries, among which the United States, it is mandatory to obtain a European Community veterinary certificate for each pet that will be introduced in the Member States. The new format of the certificate has been approved by the Commission Decision 2011/874/EC on December 15, 2011. Hope this helps!!! Wishing you all the best for 2024✨
