Summerville housing is expensive and the square footage is less on new homes...The property taxes are high and it depends on what area you live in you will also have to pay for trash pickup which is a separate price from your HOA....Still newcomers find these prices to be great compared to where they are coming from.

Yep it's all relative! A lot of people are moving here from states where the property taxes are 3-4x what they are in Summerville, and the median home price is higher in their home state too. Everyone's situation is different. Thanks for watching and commenting!

South Carolina is a great place to live because of Charleston, Hilton Head, and Myrtle Beach. Summerville, SC sounds like a nice region to visit, but high population and high traffic would be my concern coming from Maryland. Both Maryland and Virginia have a history of being decent states for living, but the over building, over population and culture changes are causing natives to exit these regions as well. This is not your grandmother’s South. It is the New South. 1Taking the time to research the area and talk to natives is key. Moving South in 2024, does not mean you will live amongst Southerners or experience authentic southern living. Overall South Carolina is listed as one of the best places to live in 2024.

Great points, Octavia! I'm from Northern Virginia and the traffic there was horrendous. But you're right that many parts of the south are now melting pots (not your "grandmother's south" as you well put it), and have changed greatly over the years. I still think Charleston is a wonderful place to live overall, even with the growth. Thanks for watching and leaving such a well thought-out comment!

I may be transferring to the Charleston area next year 😅. Thanks for the video, i visited yesterday and loved how friendly everyone was, and how beautiful the city is. Summerville and Monck's Corner is right in my price range. It may be early to be looking, but I'll definitely shoot you an email!

No public transportation..... you must have a car or you will have to continue to make Uber or Lyft company even more rich.

Yes that's true! I talk about this in my Charleston Pros and Cons video as a con to Charleston as a whole (which includes Summerville). There is a mass transit plan in place but it will be quite a few years before it's up and running.

Hi! I have a video all about flood insurance that you can watch to learn more. It's mandatory on some homes if you're getting a mortgage, but about half the homes don't require it. We do have flooding issues sometimes, given that we're a coastal area, but generally speaing it's not as bad in Summerville compared to our coastal areas.

I’ve lived in Summerville for 30 years. It’s a shadow of its former self. WAY too much traffic and congestion. Every time I turn around there’s another 30 acres of forest clear cut for another ugly monster apartment complex or overpriced housing development. The roads and schools can’t keep up with the unregulated growth. They’ll fine homeowners $5,000 for cutting down a tree… yet developers wipe out 100’s of acres of trees for another car wash, Dollar General, or storage facility.

I can imagine how unrecognizable Summerville is now compared to 30 years ago! It's one of the fastest growing areas in the country now.

Would love to know what the homeowners Insurance and property taxes are in Summerville compared to what they are in further out areas. And when looking for houses for sale in Summerville or Charleston, nothing comes up. Maybe one or two house.

Hi! I'm not sure what's going on with your search where only a couple of houses are coming up for sale. We have over 3,000 homes for sale in our MLS. What app are you using? Have you seen my video on property taxes? I teach you how to use the county's estimator to get an idea of property taxes, so you can play around with it yourself! For insurance, that's really just going to vary house by house.

@@LifeinCharlestonSouthCarolina I've been looking on Zillow and Redfin. In Summerville only 1 house comes up. My settings are pretty basic, as I barely chose any. Price: 600 to 750, at least 1/4 acre so we can have some what of a yard, and 2750 Square Feet. That's it. And only one comes up. If I lower the price to 400 to 750 only 5 pop up. Regarding property taxes and insurance, I've been hearing that you can't trust the amount shown on such websites. That you really don't know what your property taxes are going to be. I'm hearing a lot of people saying their property taxes go up right after purchasing their home because that is when the value of the home is updated, and from this, it can rise dramatically which isn't effected by the 3% cap limit rule. I saw another of your videos but didn't finish watching it. Maybe that's the one with the tax info. I will go back and finish it. But as for homeowners insurance Zillow doesn't give an accurate amount. I was trying to get a ball park figure, or a price example on a few houses, just to get some kind of an idea, because in Florida homeowners insurance for many people have gone from 250 per month to 2000 per month, or more. And Zillow does not update this. Would love to know the price difference from near the water, and far away from the water, because apparently now days that is a HUGE difference. It could be like a whole other mortgage payment. But I realize this would be difficult because the insurance companies are constantly increasing the price right now. I don't think I'm going to move until they get this whole homeowners insurance crisis figured out. Because right now people are losing their homes over it.

@@cannotbeshaken7889 Yes, property taxes can go up over time if the county re-assesses your home. I would never trust the homeowner's insurance amount in Zillow. The only way to know is to go get a few different quotes from different carriers. The proximity to water could influence the flood zone, which is a separate insurance policy from homeowners. You will be required to have flood insurance if you're getting a mortgage if you're in any flood zones EXCEPT for an X flood. Not sure what's going on with your search settings in Zillow. That is definitely not right. Maybe put a sq ft range instead of an exact number? Also, having a quarter acre will definitely limit the options, but there should be more than a handful of homes that come up.

Hi Patty! No, we don't have mountains here. It's very flat. But, the closest mountains are only about 3-4 hours away in Greenville, SC or Asheville, NC.

I'm active duty military and will be retiring in 18 months. I was thinking about making the move south from VA Beach to the Charleston area. Can you still find .5 or 1 acre lots to buy and build on? So much already looks to be developed from the videos. If Summerville is an option, could I buy the land and build for under 700k?

Hi Christopher! It's possible depending on what exactly you want to build. The lot may cost roughly $150K (just depends on what area and how large, could be more for a full acre or depending on location). Costs of building vary greatly depending on size, materials, ease of utility hookups, etc.! There are some existing homes on an acre with no HOA for this price point, so maybe you could explore that first and see if any of them strike your fancy! ☺

For our area, rental prices in Summerville are more affordable than other parts of Charleston, but still not super cheap. It's all relative so depends what you're looking for!

@@nicolecopland461 Everyone has different experiences. I've paid grocery taxes anywhere I've ever lived. I think rude people are everywhere, but in my experience there are more friendly people here than other places, like the DC area where I grew up. And in the video I did mention the growth and overbuilding as a con. Thanks for watching!
