Shimla and specially Hill station are very costly, because of very less land available connected by road. Only 1 % of total land is motrable and that is the reason of such high price. A 3 bhk in Chandigarh (Not Zirakpur, Kharar, Landra, Peer mushsla, Mullanpur) good society cost you around 2 25 to 2.5 Cr now a days. Even prices in Panchkulla and Airport Road in Mohali, cost you in the same range. Leave appart Delhi, its very costly, but you can get decent property in Noida Expressway road or Gurugram in the range of 1 to 1.5 cr for a 3 bhk apartment due to large onsold inventory. So my dear friends Shimla is not exceptional and for a decent 3 bhk with covered car packing( which is a big big luxury in Shimla) in this Capital city & a Hill station will also cost you in the same range as other capital cities of other states. Construction in planes and on Hill station is very different and Hills costs 50% more as compared to plane , so that extra cost of construction is also added in your pricing. You may find many cities in India but very very few hill station's with good infrastructure and Shimla town is one among them. Buying a house in Hill station is a luxury affair, which every citizen of our country can not afford to buy 😢😢😢 & its bitter but the actual truth 😮
