I can understand why raising capital is so important to people who dont have access to cash but, once they do their first successful deal, that shouldn't be an issue going forward. Why not bootstrap every subsequent deal and save yourself the extra work, legal headaches and obligations to investors and/or partners?

How does it work borrowing cash from parents to purchase apartments?

You would not need to syndicate that, just do it as a “partnership” in a multi member LLC if they’re supplying cash (equity) assuming you’re trying to come up with the down payment
