These are the reasons why I'd be very careful about buying real estate in Mexico as a foreigner. For me, as someone who wants to live in Mexico, it almost always makes way more sense to rent instead of purchase.

I am the guy who wrote the article that this RU-vid is quoting. The story took a turn for the worse this week. My ranch manager, a young man with a wife and two young children, was taken (kidnapped at gun point by three masked men, and murdered. The funeral was today. Will the cops do anything? I dont see it happening. His body was dumped at the ranch entrance gate. Welcome to Mexico.

Don't burn yourself with this kind of stuff, which I'm pretty sure you know pefectly what you're talking about. I just came back to my country Mexico after almost 30 yrs living in usa, california more exactly, and let me tell you at first when we arrived to california my bro an I bought our own home instead of paying the rent, we kept going like that for about 5 yrs when we almost fully paid our home in california, then, one unlucky day my bro go detained in a police stop, those that they make in the streets in california. So he was sent to the immigration dep where when they found out that he was an "ILEGAL" they deport him to mexico, and if it wasn't for me his brother, who was still in california the city would have taken his home and auction it as they are use to do; but no, I kept covering his payments until was fully paid so then I sold it and sent the money back to him because was his right?.. Anyway, my point here is,... buddy overthought I like you, I like matty,... please don't try to make my country look bad to the eyes of the world,.. I am Mexican! and we mexicans and I am pretty sure the gov of the country is not like that, like you're saying, yeees probably in your rush to find a fastest way to acomodate yourself mada a few mistakes, but come on! those were your mistakes; like we did in california if we had focused ourselves in getting a work permit or a visa before even trying to buy a home we would had never had that kind of problems but hey,... we didn't know, as I'm pretty sure you didn't know how the laws work in Mexico. But please, don't blame mexico for your mistakes; now I know what we were suposed to be legal residents before trying to buy a home, as well as I'm supposed you know now; right? Every country has it's own laws and is your responsability to know them before doing anything... So for any foreiginer that come to Mx if is on vacation is ok but if you're planning to stay and make Mexico your home then you have to familiarize yourself to the mexican Laws; even better get yourself a good lawyer who can explain and make things easier for you; so you wont be later on blaming on the country for your mistakes. ; ) cheers!

@@vagotrotamundos4557 let him say exactly what happens, I’m Mexican and had a house for rent and the renters didn’t pay rent, and didn’t want to leave, the government protected them and not me, I had to use a method to encourage them to move out which I didn’t want ti use and that’s the only thing that worked, decided to sell the damn house and now my life is so much more stress free

Hello, I am French, permanent resident in Mexico and very happy to be. I recently bought an apartment in Querétaro in a small new residence and I am very happy with my purchase: reasonable price, quality finishes, adorable neighbors. I have absolutely no intention of renting because I know the risks. This is my main residence and I feel very good about it. Real estate speculation can raise prices as is the case on the Riviera Maya and one can understand the reluctance of Mexicans people.

Congratulations for your purchase, I think all the reasoning from Jordan comes from a very American mindset of looking at housing as an economic asset and not like most of the world, just a basic need that enables you to enjoy life in a different way

I think this is also a very important and overlooked aspect. If you don't intend to rent to the public when you are not using the property, your exposure to risk goes way down. I am considering houses and apartments for six month occupancy each year. I would only let vetted friends and family use when we're not there.

I don’t know. …I bought a house in Bucerias and my HOA fees are less than $400USD per year and closing costs were 6 %. Your figures seem quite inflated in every category and I’m in a very popular area. It seems to me the people who speak against buying property don’t (or more likely can’t) own property in Mexico. I grew very weary of the frequent trips to the ATM to gather rent cash for the end of the month. Owning is way better if you can afford it.

Thank you for making this point 🤌🏽. There are more affordable properties where even with the processes it makes sense. Yeaaaa Im tired of renting as well Wondering if my rent can be put in the direction of a purchase. Even with the first example with the retired dentist... He bought acres of ranches. I'm thinking more like 1 tiny home.

I have a friend who has a few rentals here in California. Over the years he said when he does get a good tenant he won't raise the rental price. He started doing it probably for the past 25 years. He said the slightly less rental income is worth having less stress as a landlord. The property income isn't going to make or break him.

@@Rhaspun the truth is most people in emerging mkts (and this goes for Asia n Latin countries) are not as greedy as the SOBs in America (and most developed countries) where greed rules. As in EM the landlords move on... the landlords in America want your 1st born if u run into bad luck. When i had to go back to US bec of a health emergency with one of my relative, my landlord offered my deposit back even when i broke the lease... who in the US would do that? some would sue u.

Hi Jordan, I'm not saying you're wrong about renting being a better option, in fact I tend to agree, but in your analysis you failed to factor in real estate appreciation. How much did that $500k home cost ten years ago? How much will it cost ten years from now. In certain markets, the appreciation could be quite significant.

Yes, the appreciation is a significant factor. I bought in Merida in 2019 and 2020 and I am glad I bought those houses then because I don't think I could afford them now. Plus they bring me short term rental income.

The same thing is happening here in the US. People from expensive areas (CA, East Coast, big cities etc.) are fleeing from the rampant crime, and moving to smaller cities and states, buying up real estate and skyrocketing our markets. I'm a Realtor in Colorado... 40 years, in same area. The locals (natives) can't afford to live here anymore and they're fleeing to other places. I think that's why you're seeing an influx into MX and other countries. The average American can't survive retirement. Our country is broke, and it's going to get worse. I can sympathize with the Mexican people's sentiments about Expats. We are making life harder for them. We feel the same way about the transplants in our state. It's changed our culture, cost of living and overall quality of life. The one glaring factor to be aware of for Expats is the monetary policy. Our currency is in jeopardy. Research the BRIC nations. I'm not an expert in this subject, but there's a growing concern about the US dollar. I'm not sure how that will affect the worldwide economy, but I'd be very concerned about living in another country if the exchange rate evens out, across the globe.

Debbie, have you actually been to a big city in "expensive areas" like NY? There is no "rampant crime". East coast cities are far safer, per capita, than the south and the west. And retirees and others looking to save money don't relocate to Colorado. They go to low tax/low service states like Florida or Texas. Your property values are going up because of rich people, not poor ones. And as for then national economy, you're absolutely right: you're not an expert in the matter. There's no "growing concern" about the U.S. dollar, which is more valuable now then it was for many years prior.

the usd is already very low in mex., during the covid years the dollar was a strong 25 to 24 pesos, now under 17 and their inflation i s also much worse, when i shop at walmarts mexico now many of the similar prices are cheaper in the usa ! a can of arizona costs 19 pesos here and 16.80 pesos in nyc !

Im from Scotland and I bought in Cuernavaca. My wifes family has property nearby and my bro in law is an architect. We use his staff for renovations. Bought via Bank (Global bank my salary goes to that does Business in Mexico). I dont regret buying at all. Its in my name. To do that I just needed a letter from SRE to approve it which was very easy. The house has gone up $1m pesos in a year and we are in the process of buying in Merida as a rental initially. That will be in trust. Just also to clarify, i got a mortgage in mexico on residente temporal, so if anything Im grateful to the bank for offering it. Permanente now.

Hi Jordan, it’s only in the coastal & border areas where foreigners must buy property through a trust or a corporation. If a foreigner wants to buy property elsewhere in Mexico e.g. Mexico City, Queretaro, etc etc they can absolutely do it in their own name. I work in real estate here in the Riviera Maya and I can tell you that foreign capital fuels Most of the real estate and economic growth in this area. And 95% of foreigners who buy in this coastal area do it through the Fideicomiso (bank trust vehicle.) I can tell you that I’ve read a few escrituras (property titles) and the bank setting up the Fideicomiso is strictly a fiduciary holder. They are very explicit in that they have no right to the property nor any related obligations, e.g. in the case where the beneficial owner of the trust I.e. the foreigner were to take on debt on the property. I can also tell you that it would be Economic Suicide for the Mexican gvt. to nationalize foreign-owned properties when it’s these foreign dollars that are fueling both the real estate market and the overall economy in places like the Riviera Maya. And yes, as others have mentioned, your calculation fails to take into account the passive year-over-year appreciation on real estate which in areas like the Riviera Maya is a minimum of 8%/annum. Others have already mentioned the Vancouver foreign buyer tax situation. Btw, speaking of a ‘foreign buyer tax’, for people who do buy in coastal areas like the Riviera Maya, the costs of setting up the Fideicomiso (bank trust structure) are only about 2000 USD in the first year and 450-500 USD/year to keep the structure in place for subsequent years. Nothing compared to the foreign buyer tax of 20% of the purchase price in places like Vancouver. And btw, we have increasing options in terms of mortgages for Americans, Canadians and other foreigners to buy property in Mexico, some with as little as 15% down :) Happy to share more about this if you think your viewers would be interested :)

@@-whackd Yes, there are a couple of US-based lenders I'm aware of as well as a couple of Mexican ones that will lend to Canadians for the purpose of buying property in Mexico. In general, they will finance already-completed land and condos. This said, for the purpose of purchasing land, we have this company that enables Canadians to access their RRSPs and other registered funds in order to buy all kinds of properties in Mexico, including land ru-vid.comMhVjt1RMPJ4?feature=share

A few years ago in Alberta, Canada the taxation extortionist employees stole peoples farm land in a similar way. This also happened to an aging man in New Mexico who fought to keep them from taking his land, and everything was paid on his end. Just look at a map in Goog, etc. of "federal lands" in the western 35% of the US today, vs. decades past. (i.e. The Forest Service and BLM, etc. is taking over.) If you don't have a "land patent," mineral AND water rights... and are paying "property taxes..." then you ONLY OWN the "above ground structures," in the US, Canada, etc.) Their entire "system," is a farce.

@@Jimteger It was around the Fort Macleod area. I met a woman in 2010 who moved from the farm and told me all about it in great detail, involving government taxation scammers. If you know farmers in that area they could fill in the details for you. I can't explain it properly so I won't even try.

Hello, and thank you for the information. I'm 60 and starting to look into buying a home in Mexico (not sure where yet) by next year. What is your advice as to where to buy a home to live in, not looking to invest? I'm receiving $3,400.00 a month now from a disability pension, with a COLA every year. First, this is not ejido land. It is regular titled property. It is a regular working ranch near Bacalar. Secondly, we have had the police working the kidnapping and also a private investigator trying to figure out how and why they would target it. The whole thing makes zero sense. It’s not ocean front where it is valuable or where it might be a drug corridor. Why our jeffe? Well, as if things couldn’t get worse, we found out today that our private investigator is now dead. Murdered yesterday. Mexico is like a horrible nightmare I can’t wake up from.

Are you investing in VYMI through a self directed Roth IRA or outside of an IRA? Also, you need to move towards a simulation with pseudo random lower dividend payments in your time series to better model real life. You can extract the range of outcomes from 100 or 1000 simulations. What are the measures of center / average and measures of spread variance to report. Then a simplified adjustment to account for tax implications if you use a 401k, 403b, Roth, or non IRA vehicle. Hint. Pre tax, post tax, forced withdrawal at certain age. Keep it simple

You would include losses in your time series model. Uniform yields would result in an exponential curve which is not realistic in the real world. You could do this with a spreadsheet or with a jupyter notebook/ lab and python. There are great python packages for modeling and reporting / visualizing this.

I actually live in Tijuana Mexico I have no problems thinking about getting a house on the beach. That's just from me I don't want to collect real estate properties and get into real estate in Mexico I just want a nice house for myself however I haven't experienced any problems with Mexicans they seem to be cordial they don't treat me like I don't belong nothing like that it's pretty much average I just go about my business and I'm perfectly fine I will take some of these things that he says is a grain of salt I've been here for about 3 years now and nothing happened to me. The rent in Tijuana is really good MyPay in San Diego is $20 an hour but I'm my rent is only $350 per month and Mexico so I'm able to save a substantial amount of money. If you're tired of being drained of money in America or in California expecially do what I did and move to a place like Tijuana

I did exactly that, worked construction in SD CA and lived in TJ. About 300 dollars a month for a fantastic, nice motel with maid service who actually washed and folded my clothes too! and free happy hour food and coffee in the mornings. Renting just a room in SD was around $1,200. to $1,500. dollars a month. Border crossing time got too long around 2004 so retired and moved to La Huasteca San Luis Potosi and love it here. My wife's TIA gave me 2000 foot of river front land which took me 15 years to clear and landscape. I turned the land into private land in my name. Tax on land is around 30 dollars a year. I have been all over Mexico and never a problem and I have partied in some real bad neighborhoods and every Mexican treated me with respect and took care of me. I am going to take a onetime upfront payment for each of 4 lots on top of my land and give a personal written permission to use the lot for life. Each lot will have access to total land which looks like a golf course and river. A person can build their home anyway they want it for very little money here. I maintain the land which is a huge job. Doing it this way will save a whole lot of BS. and money for the buyer and no one will try and scam the buyer EVER! with me the owner of the total land. The lots start at $300,000. dollars. I have a USA bank and don't take pesos. When ever I need money, I go to the ATM a block away. This area is the best place I have ever been to in Mexico. I have lived here now around 20 years. Wife's family started this town many years ago. The best people I have ever met in my life live around this small pueblo and surrounding MTNs. This is all very topical and helpful. Good work CYA because you don't want people citing your work as instructions. I work with a Vanguard wealth manager and their algorithms do not support 7% growth expectations going forward. YMMV. I have been looking at condo or casita ownership in Ecuador and Argentina over the last year. This type of discussion is very topical and relevant to me. Always doing the rental vs ownership calculations. In my case, we are only talking about AirBnB costs vs ownership. Still for expat travelers, costs are increasing everywhere, with short term rentals far higher as of late. Also, you should interview a notario public in a state from the central region of Mexico. You can learn about different classifications for bien raices or terrenos. Communales, ejidales, etc. After spending time in Mexico and making local friends you might become aware of which locations and properties would be better options for a permanent resident or even a Mexican citizen. Even in the estados unidos there are problematic areas that you would need to avoid. Issues that you are not aware of until you spend time and gain a local network and knowledge of the area.

Actually no. The government of mexico puts out a quaterly report comparing home values of the state from one year prior. Quintana Roo and Cabo average around 13% property value increase annually. Pretty darn good

My dad had a similar experience. He bought 200 hectares in the south of Quintana Roo (we have the titles signed by the responsible local authorities), but out of nowhere, they stopped appearing in the system that regulates land ownership. My father is no longer alive, and I don't know what to do about it because I don't have any money. I'm finishing my university degree, and I'm thinking of looking for a job as a waiter or bellboy in the Riviera Maya. As for my father, I wish justice could be served. His land and money were practically stolen from him. I want to go to the Riviera Maya because I want to improve my English skills.

Jordan: nice pick on VYMI. don’t forget dividends are added to the price gain on the mutual fund. So the “total return” is actually higher than the “dividend yield” that you reported…when the mutual fund price goes up/returns a gain…..(if however the mutual fund price/gain goes down, the dividend yield can protect the loss, but might not completely so viewers should know that). Just a friendly financial ps. Thanks. Also isn’t the capital gains much lower on the MX house sale if you’re a permanent resident? Thought I read that somewhere-maybe let me know if you know if you feel like looking at that.

As for the capital gains tax, there's a capital gains exemption if you've been living in your home for a few years but you have to make sure you're doing everything correctly to qualify. I don't think it matters whether you have temporary or whether you have permanent residency.

There was a couple from Midwest who inexplicably without ever living in Mexico decided to build a home in Merida...this is within last year... They posted on FB about some license or document or whatever that was in Spanish. Many posted that they should have had this before building from their contractor or engineer... Full blown panic... I asked them to post what eventually happened...no reply. No further post on fb. Buying a home in in EM is bad enough...to build suicidal...don't even speak Spanish... Stupid Americans brainwashed thinking owning RE always makes money.

Another reason to not buy a house in Mexico might be how long it takes to sell a house. Maybe it's just Querétaro, but I notice houses tend to stay on the market for months if not years. But I'm not a real estate expert, and I haven't looked into the statistics.

Some expats who find a "bargain" pay a full year even if they only stay in it maybe 6 months it's getting that competitive! It's not uncommon to pay $20,000 pesos per month for a rental property these days during peak tourist season.

Many Mexicans purchase 2 or 3 homes though, they'll get these family get aways often on a rancho outside of town, these property issues can't be that bad if people are buying homes that they only frequent a few times a year. For example in Nicaragua if you tried something like that your vacation home would be taken over by squatters in under 2 months, this doesn't seem to happen in Mexico.

This was my thinking when I didn't talk about real estate appreciation... "Will the price go up? Probably. But if you're buying a home to live in for life, it literally does not matter what happens to the price of the property. When you buy the home you have 1 livable house. And 10 years later you have exactly 1 livable house (assuming you took care of it and were insured against catastrophe). As for trying to predict what will happen to the value of the property, that's really difficult. In some markets, prices are going to go crazy and explode upwards. In another market they won't change much. If the city becomes a cartel hotspot, prices will likely drop. In the average city it may increase at about the same level of inflation. But then again, home prices should be a function of rents, and this home is already overvalued relative to the rents collected. So from an investor perspective, the home price doesn't need to increase at all, it's rents that need to increase to justify the current home price." I probably should have at least mentioned the price appreciate there. It's just that there's a lot of variables to consider and I think the main reason for not mentioning it was the assumption that one would be buying a house to live in, not as an investment. But you have a fair point. Your home value will probably not remain the same.

The way to take it into account in your financial valuation model is to treat it as an opportunity leverage lost for the renter. It's money lost because they didn't buy, right. Then, it must be subtracted from the net value of renting over owning. In your example, the renter had $138,000 (360,000 -222,000) advantage over buying after 10 years. However, chances are that after 10 year the house will have gain 40% in value and be worth something like $ 700,000 (I excluded the $35,000 in closing expenses which will not double because it's not an asset.) Then, the renter doesn't get the gain ($200,000), and his/her true opportunity lost is the appreciation of the house $200,000 (the buyer gets, not the renter) minus the renter's advantage (138,000 in your video) and, therefore, is in a gain of only 62,000 for the renter. In a market like Puerto Vallarta (and Ajijic) the renter would lose because house appreciation double every 10 years. Your whole model stands on one hypothesis: Does the person have $500,000 (plus $35,000) to buy a house cash in the first place? Not a lot of people are in that situation. Not me anyways. And if they don't have it they can't invest it like you did in your example. If you rent the house to make a living and make 3 times the rent it makes sense. If you rent as a luxury and don't get any revenue from living in that place, then the rent will just be money down the drain. If you enjoy the place and it makes you happy, then the financial consequence of incurring $220,000 in rent over 10 years makes sense too. Hope this help people understand the financial valuation in making such a difficult decision.

Hi Jordan, my views on this are, when you buy property in another country, be prepared to walk away from it unless the laws of that country specifically recognize you as equal to born citizens. Also, I feel somewhat the same in that Cda recognizes and welcomes foreigners, and they can est a good life here, free of crime and impediment to growing wealth. But this is not the same in every nation. Such is life. If we don't like how we are treated, we can choose to stay in our home countries or go elsewhere. I love Mexico and Mexicans have always been welcoming. I don't like when Americans or Canadians flaunt their wealth. Humility goes a long way IMO.

Saying " don't like it, leave" because of corruption and local government not respecting their own laws isn't really a great response is it? I'm Puerto Rican, have family there and actually own land there. While you have the advantages of being a citizen investing in a US held territory / colony (let's call it what it really is), the economy, infrastructure and crime in PR make it a non-starter for me. I actually prefer the risk of mexico than the investment down-curve that is Puerto Rico. Black Rock is buying everything not tied to a post for corporate rentals and AirBnB type rentals and that has left the locals howling for blood. You think Mexicans are pissed at foreigners wrecking their low-cost-of-living economy? Talk to a local Puerto Rican about foreigners buying home in PR, pricing them out of affordable housing and gentrification issues. I love my island and my people, but compared to Mexico its far worse on the long run. Good luck though.

in America it's common to look at purchase price:yearly rent ratio as a good rule of thumb if buying is better than renting. In mexico the formula must change, some factors: no mortgage deduction tax break because all cash, properties tend not to appreciate over time the way they do in the US except for special markets like condesa (pro renting), lower property tax/HOA (pro buying). But still, using the original ratio, in mexico city the ratio does not seem so extreme. My apt in condesa rents for $1.7k/mo (unfurnished/no utils) but sells for $300k...far more of a 50/50 call than his example.

We were living in Ecuador for three months, and will be returning soon for another three. At first we were so pleased with the price differences. Then we came down to Argentina. Now we have nearly similar price drops to Ecuador. Bottle of wine: $20 Supermaxi, $4 here. Kilo of lomo fino: $11 Supermaxi, $3 here. Housing looks about 1/3 less here. Downside: wondering when the economy and society collapses. Advantage Ecuador on that one.

I probably should have mentioned the change in the home value. There are some reasons why I didn't mention it though. I was thinking that the person buying the home would be buying it to live there. And assuming you have no intention of selling, it doesn't matter what happens to the price of the home. When you buy it, you have 1 livable home. And 10 years later, if you take care of the property and are insured against catastrophe, you still have 1 livable home. Also, I was thinking, "how do I calculate the change in home value over 10 years? In the average city, it might keep pace with inflation. In some cities, home prices will go crazy. Based on my calculations, the price of most homes are expensive relative to current rents so rents need to increase just to justify the already high home prices." A house in Leon sells for 3,300,000 pesos , but only rents for 17000. Supposedly, a healthy investment will rent for 1% and these rent for only half of that

One big part missing from your equation is the appreciation of the house. I purchased a house in cash in 2019. My exchange rate when I moved the money here was $22 peso to the dollar. The house is worth 50% more today and the exchange rate is $17. If I sell the house today and move the money back to the US I made a great return.

The issues with the first reason to not to buy property in Mexico can be mitigated by not buying high profile property. I understand the owner thought he was doing good for everyone but laws are different. I would buy something more inconspicuous within a community. Don't have the nicest house in a so-so or less than average neighborhood. It's better to have the worst house in the best neighborhood.

So glad I bought my house in Mexico in my name. My fixed expenses are about 200 bucks per month forever. I could decrease it even more if I invested in solar, but it doesn't make financial sense. I can be at the beach in a 4-hour drive, camp safely for 20 bucks per night steps from the beach.

I worked construction in SD CA and lived in TJ. About 300 dollars a month for a fantastic, nice motel with maid service who actually washed and folded my clothes too! and free happy hour food and coffee in the mornings. Renting just a room in SD was around $1,200. to $1,500. dollars a month. Border crossing time got too long around 2004 so retired and moved to La Huasteca San Luis Potosi and love it here. My wife's TIA gave me 2000 foot of river front land which took me 15 years to clear and landscape. I turned the land into private land in my name. Tax on land is around 30 dollars a year. I have been all over Mexico and never a problem and I have partied in some real bad neighborhoods and every Mexican treated me with respect and took care of me. I am going to take a onetime upfront payment for each of 4 lots on top of my land and give a personal written permission to use the lot for life. I am not renting, leasing, or selling. Each lot will have access to total land which looks like a golf course and river. A person can build their home anyway they want it for very little money here. I maintain the land which is a huge job. Doing it this way will save a whole lot of BS. and money for the buyer and no one will try and scam the buyer EVER! with me the owner of the total land. The lots start at $300,000. dollars. I have a USA bank only and don't take pesos. Whenever I need money, I go to the ATM a block away. This area is the best place I have ever been to in Mexico. I have lived here now around 20 years. Wife's family started this town many years ago. The best people I have ever met in my life live around this small pueblo and surrounding MTNs. I kinda get their resentment because in Mexico dentists and M.D.s retired or otherwise do not make enough money as Americans to buy all of that land and property as that person you referred to did .......does not make it right though a purchase is a legal thing and should be safe from intruders

I was considering buying in México last year but was deterred by many of the things you mentioned! I am currently looking in Colombia 🇨🇴 and looking much more promising. The law provides foreigners with the same protections and privileges as citizens.

@what_u_want8638 That all depends where you hang! There are many small to medium-sized towns that are very safe and outside the realm of city problems. Inside the major cities, it's safest to stay in the high-end tourist areas that offer a safe environment.

@retromoto9456 Yes, but that's just about anywhere. Mexico has safe towns as well. I'm a female solo traveler and have been in many countries for months at a time. Never have I felt unsafe in Mexico.

@what_u_want8638 I understand what you're saying and I've also traveled and lived abroad in several countries, but the issue at hand is the challages of investing in Mexico real estate. As the original video points out, Mexico's laws can be unfriendly and unfair towards foreigners. My argument has to do with foreigners' rights in real estate acquisition. The question of security was raised by someone who said Colombia was unsafe in response to my post about buying property in Colombia as opposed to Mexico.

I think you are right to hold off. I only know my experience in the Lake Chapala/Ajijic area and the last two years were a nightmare. Also prices went up ridulously; exactly what happened in the US crash 2006/07.

lol Mexico won't have a 40-1 anytime soon, or ever. The crash in the USA has to do with what the banks did, giving loans to anyone who came up with fake docs, and in many cases, NO PROPERTY. Total chaos. There's nothing of that going on here. WAY OFF.

Mexican NEVER puts their money in banks. (or the strict minimum amount to do certain specific things) They keep their money at home and treat their own home as a bank (explains lots of bars in windows and so many dogs) 70% ++ of land owner's (big area) have armed guards even if technically illegal on paper, but Mexican's know better. This dentist refused to adapt to his country of adoption and decided to do things the American way. Stubborn people pay dearly to learn lessons. Even then it looks like he still resisted that learning moment. (armed guards, laws are suggestions, don't trust banks, don't trust gov) Adaptation is the key. Mexico is not US or Can.

@@mexicanspec Because they keep THE STRIC MINIMUM so they go withdraw their money the second the tings they needed a little money for in the bank has been complete or paid. To remove the money from the bank right away, they have to go frequently. Deposit/thing gets done/withdraw right away - next time - deposit/thing/withdraw right away. Kind of sad I have to explain something that 12 years old Mexican kids understand but you don't

You are exactly right. I have lived in Mexico for many years, and you do what the Mexicans do. Took me a lot of time to learn that one. And I have always had dogs living in Mexico. The USA has thieves too! My hometown of MPLS MN has gone down the tubes and now a dangerous place.

I think the guy that had problems with the property he purchased in Quintana roo near bacalar probably had those issues because he bought land that was ejido, if he had proper private title to it then the Mexican government would have been much more likely to quickly help him with any issues he had with armed trespassers, in fact those trespassers might not even have tried what they did, most likely the whole reason they came on the property to begin with was because they felt the land was still communally owned.

@@largervoid1708 correct, there is a process to transform ejido land into land with a private tile but it's long and complicated and most expats are not going to have a clue on how to go about doing it, even most real estate agents and lawyers don't know either because it's just not something that's done that often and there's alot of time and expense in doing it. Long story short just stay away from ejido.

But doesn't the structure and ownership of the ejidos constantly change? That's why it's so useful to live in a country with a Constitution and fixed set of laws, or laws adjudicated gradually in a court.

The laws favoring renters in Mexico sound close to what they used to be like in Rhode Island when I had some irresponsible tenants who trashed the place and didn't pay their rent.

Why are you not figuring in appreciation of the home you buy. It could be 2, 3 4 times the value of the purchase price. then it would be no comparison the other way around. Which is usually the case in the US. that being said I would still not buy a house in a foreign country. I would want to keep my travel options open by renting. Or a neighborhood goes bad and you need to sell to get out.

I've been saying this in all the videos about real estate in Mexico. I'm from Mexico living in MD, I own a house in MD and I bought a investment property in Mexico and that's when I found out it's not a good investment to buy in Mexico. If I buy a US$200k house in MD, I can rent it for at least US$2,500, and after payments, maintenance and management I can cash flow around US$500 a month. If I buy a US$200K in Mexico, I can rent it for US$600 at most. No brainer for me.

Wow, that was a very concise and detailed reality check regarding MX (and most country's) real estate. I've lived in many countries. My rule of thumb is only rent in foreign countries. As a foreigner, ur at a disadvantage, and subject to the whims of foreign governments. One other common problem is that buying is easy, but selling could take years, especially if economic conditions change in that country --- AND things are always changing --- usually for the worse, not better.

In Mexico it is NOT uncommon for it to take 1 to 2 years to finalize a RE Transaction of something that you want to buy. See, most Mexicans do NOT put their money into Banks, No, no, no! Instead they buy new lots on the outskirts of town or houses to rent.

Dividends do trigger some taxes burden so using straight math ---> dividends pay rent...maybe be a bit but your strategy is solid over the longer run.

People may have to take taxes into consideration. But I didn't include them for a few reasons: 1. A lot of people have their retirement in a tax sheltered or tax deferred vehicle. 2. A single person collecting dividends can collect about $42,000 at 0% tax in the US. That number is about $84,000 if married. 3. Taxes vary by country and the USA is the only country where I know the tax system reasonably well 4. It makes the math more simple for the viewer. And adding things like taxes or probabilistic distributions of estimated investment returns would make the video much more confusing.

Excellent videos on why and why not buy a house in Mexico! I lived in Seattle for over 40 years and now have recently moved to Ajijic. If I had not bought my home in Seattle when I did and just continue to rent I would have not been able to afford the same house years later because of dramatic increase in housing costs. I believe the same thing will happen in certain areas of Mexico like Ajijic and Puerto Vallarta you mentioned together with the massive potential growth of the Mexican economy and the peso that is happening, which is not going to make it easier for renters and especially if all your investments are tied to the US dollar. Selling my house in Seattle and buying one in Ajijic while housing costs are still reasonable allowed me to get a much nicer and brand new home for about a quarter of the cost and the rest I can invest in assets like EWW (great way to invest in Mexican companies to get in on Mexico's growth!) and DIVI (I prefer over VYMI because of lower fees, higher yield, and long term ROI). I also like to own my own home to do with as I like rather that being a rental nomad and owning Mexico property as a diversification to my portfolio especially with Mexico's economic growth. After 7 years of exploring Mexico I finally decided to live here and it feels like I am finally living my dreams in the Ajijic area! But heck that's me, life's too short go live YOUR dream...

Thanks for the video. I agree with every Mexican national who says that foreigners shouldn't have the same property rights as Mexican nationals 100%. Why should they? They're foreigners who raise property values too high for many local Mexicans. Glad Vancouver Canada nationalized homes bought by Chinese it protects Canadians. Look what's happening in the US with China buying land near military bases... that's not safe for Americans....so why would you expect to have the same rights if you're a foreigner??

Only get a house in mexico if you can put 30% down payment + keep your mortgage at 25% of NET income. Most other situations is better to rent in mexico than buy. Once you do own a house the costs are little (low maintenance costs, low taxes, cheap utilities etc). Also you need a credit score to get a loan, without it you will have a hard time getting any loan in mexico (Europeans be aware! credit score + credit card usage is important here). Also i recommend you speak Spanish close to excellent as any of the paperwork with the notary/government and bank will be Spanish only, you need to be fluent in it or the paperwork will feel overwhelming.

It is no longer the safest investment in the USA either (right now)r. Actually in USA, after 30 years of researching I found an incredible article in Barons Financial Newspaper. Some Stock Broker in St. Louis working on a Masters Degree, when back to paper records in all the Regional Stock Exchanges and proved there is a 15-17 year Real Estate Up-Down in USA.

The sentiment against foreigners is because when you go to our country the cost of living increases. Foreigners who sell properties make this happened. Mexico needs to do something about foreigners who come and sell at higher cost.

Your comments are very interesting. Yes, there are excellent reasons to rent as opposed to buying. Another reason to rent is a senior citizen might want liquid investments available for the benefit of their heirs. Trying to sell a house in Mexico and distribute the cash plus paying Mexican taxes can be a very big hassle.
