Rule 1: Pronounce it correctly. Rule 2. Berkeley only looks scary. When you see the old houses and realize you can walk across a bridge to Downtown, get on 4 different Highways in seconds.. It's moving every day towards being low on inventory. It's not the best for groceries but you can go in 5 directions to get several grocery stores. The only downside is you'll need to get your children under the age of 12 into a better school district than in the neighborhood. You can't send your kids to the local school, it's barely a school.. more like a daycare for kids under 11 with some lessons thrown in. You have to plan in advance and get your kid transferred to Ghent area schools. The other downside is the 100 year old houses have a bunch of retrofits and upgrades that need to be maintained. It doesn't flood, btw. Weird, but it never once flooded in 15 years. I Think the shipyards nearby must have massive flood drains that keep the neighborhood clear. Rule 3: South Norfolk is Chesapeake. It's basically Berkely with more pickup trucks on the lawn. Rule 4: yeah... the zoning. I own a second lot legally and can't sell it legally. It's permanently going to be my extra large yard. I'm scared to put up a fence because if the city drives by, they might want their damn FEE for doing any dang work on my house.
I'm not guessing what his videos are about but man do people dodge the fact that there are several Norfolks. These videos and there are several like this channel conveniently dodge any Black neighborhood or pass through them as afterthoughts. That overlooks the value in the properties in favor of, "can I go jogging at night and stop by the Starbucks on the way home?". Mistake. My house would be worth in the high 400k just 1/4 mile in any direction from this neighborhood. 1 Mil 2 miles away, in Ghent... It's a bit frustrating.
