As an Airbnb host of a two-bedroom rental space, my problem is the Airbnb online booking site charges per-guest and not per-bedroom. I live full-time in the same house in the third bedroom. I charge $100 per-bedroom nightly. Airbnb will charge my customers $100 for two guests, $200 for three guests and $300 for four guests who use both bedrooms each night. I must refund $100 when four people want two bedrooms in my house. Why can't Airbnb have an online booking system, as in most motels/hotels? I have contacted Airbnb many times about this, but they only suggest I must set-up two Airbnb accounts for my two guest bedrooms.

Nice video! I am a host since 2013. But Airbnb cancelled all my reservations and blocked my account! A guest caused damages during her stay, and I went to claim for coverages. Now the “case is under investigation” for almost 4 weeks and they just block me to shut me up.

I live in Los Angeles which is almost 300 miles from Mammoth Lakes. I also own a traditional long-term rental close to home. I have NEVER considered your Rental Arbitrage method but have watched your videos due to your great TIP$ and great BUSINE$$ acumen. You have made $$$ for me. Sean - 2of 2 comments: This is in regards to the Graham Stephan video which I HIGHLY recommend to all of Sean’s subs and everyone else! Apparently Mr.Stephan is leery of doing Short Term Rentals (STRs) due to some cities putting severe restrictions or outright bans on them. These cities include New York (where I’m from), Los Angeles, Santa Monica, Berlin and other cities. Most of these are large cities with booming tourism and very diversified economies. I own 2 vacation condos in beautiful Mammoth Lakes CA. This is a very popular ski resort town. I bought my first property there in 2001 so I have been renting STRs for a very long time. Many smaller resort towns do NOT have a diversified economy; thus they rely heavily on the occupancy or bed tax that STRs bring in. Like Sean stated, these towns are addicted to this tax and especially when it is a major portion of their general fund. Of course there are exceptions to every rule but most of these towns will NOT ban or heavily restrict STRs. This includes most beach resort towns. @@AirbnbAutomated

I want to know how can you manage an Airbnb property if it say in another city/state or even country. For example, I’m from Glasgow which in Scotland, if I want to run an Airbnb in Edinburgh or Birmingham (England) what are the business strategies that I should follow ? What are the steps for this. I’m really curious to know because I know so many hosts who do this successfully !

You can’t transfer reviews between listings but they do affect the overall host account

Can you list a house more than once, and not end up double booking? Like list as 3 bedroom for one price, and 4 bedroom for another price but make it so the calendar knows when it's booked one way or the other? Also, I hear you talk about Dallas TX, and that's where I am. Where do I go to find these groups or other hosts to network with?? Thank you!

I’m a first-time host looking to expand into hosting multiple properties. So far, I have one guest house. Do you offer or can you (or anyone) recommend business-building resources for newbies? Do I need an LLC (for each property?) separate business accounts, etc.? What about branding, logos, etc.? I want to grow beyond renting single rooms in my home (or my guest house) to running this as an actual income-generating business that will allow me to retire from my day job! 😃

K A, an LLC is considered a 'pass through' tax entity (sole proprietorship, partnerships and s corps are as all) , meaning the entity is not liable for taxes, the owner of the entity is. Where an LLC makes sense if there is an asset(s) filed under the LLC. I.E. the deed to the home, but that's more protection from loses and being sued and siezed. On top of the fact some counties and states charge a filing fee for deeded homes filed under LLC's. Keep in mind a rental you can file for vacancy losses and mortgage interest and property taxes etc on your taxes ( not renovations however, but with a form 4562 you can report depreciation at the beginning of the year you did the renos). The 20% tax rule weighs heavily on how much you make a year through your business. A rental (from my last understanding) does qualify as being subject to this new 20%. But if you're just starting understand the filing, bookkeeping and maintenance costs may not justify the LLC. I am not a licensed lawyer, so take all of this with knowing to apply and investigate your own situation. As any good businessperson does, they use the current tax layout to the best of their situation, and right now for investors, it's a great time.

Inspiring videos Sean! Thanks for all info sharing I found it the most approuch, accuret and reliable channel in Regards Airbnb and short term rental. A questions - we are Looking into relocation just to start short term rental business in very increasing market. We wandering What would be Best option - to rent a big House (4500$ month)with 5-7 rooms that we live in it (me +wife+2 kids)and can accomadate 1-5 guests per each room or to take it basic step and have saparte basic appartment for us and independent appartment 3 rooms for retal with lower price. What if my in my area there’s only cheap airbnb prices because the host are the owners of the place, how can I compete with that with out owning a property? If I rent a place to Airbnb it, I would have to charge way more than the competition.

Well if you had a different price point then you would stand out on a slightly better property, Airbnb like to push the more expensive places. So unless they adjust the price point then you would get shown first, and that's a big thing.

I use Air BNB, VRBO and Booking.com - you can use them all - just need to sync the calender's. Call all three and they will talk you through it.

@@AirbnbAutomated If you use multiple platforms like VRBO for the same property to try and increase overall occupancy on a property, will it have a negative impact on your Airbnb SEO? I Ask because in a previous video you said that booking more nights out get's you SEO boost and 'rare find' status boosts your SEO. Am I making sense? is it best to just stick with Airbnb only and crush it on their SEO stuff?

You can use Facebook Ads(easier to setup) or Display Advertising(harder to setup) or Instagram(only for high-end/luxury accommodation), but only when you figure out which 3 countries are the majority of your guests coming from.

You can rent private rooms. They don’t generate quite as much revenue per bed as renting entire spaces but it can be done

what I usually do is tell them I'll be cleaning it but they can still come and stay in the waiting area and about half the time they decide they don't want to be there when we are there but sometimes they decide they don't care if we are there cleaning.

I did not badmouth Richard. I didn’t call him names or say he was unintelligent. He’s a good guy. I did say that alternatively my advice is easy and actionable where his is less so. Also there is still an element of TV to all of this don’t you think?
