Amazing Video Phil! Wetlands is something I learned new from your video today. Thank you! 1. Terrain (better to see it before buying) 2. Cleared vs. Tree'd (land with trees) 3. Wetlands (characteristic vegetation) check Inventory Mapper 4. Flood Zone - FEMA flood zone map 5. County maintained road access 6. Utilities - Electricity Water and Sewer 7. @@memyself4431 exactly. It could be the most important and Phil should have included with utilities #6. I have first hand experience. I have subdivided many lots and assisted my father as he was a developer. The investment in rural areas with no sewer is critical. Investors that have no experience need good info because 99% of Realtors have virtually limited knowledge of land and lots. Do your due diligence. Get factual info from the local county office. Don't depend on verbal crap from anyone. Get the facts. Soil scientist are a valuable resource and are an independent bunch much like surveyors however, they have critical info. Just because you have multiple acres doesn't mean you can build on 1 acre or 10 acres. Many hazards since the environmental office ( usually a gumment entity ) have strict guidelines for how many " bedrooms" house you can build. Go get the variables in each county or state. The state usually dictates to the county the type of soil and other variables you have to comply with in order to build one or multiple homes. Get the facts, not here say .

@@mikepeek5655 I have this book from the library called property laws for dummies. It is a great book but I have yet to read it. I think that is a great start because it opens a wide variety of almost any topic on purchasing land. There are percolation tests, mineral rights, some soil cannot handle basements, the land could already be owned by someone and being sold to another person without this knowledge, Simone could be a squatter on the land or using a piece of the land and after a certain amount of time has lapsed it is their claim to that land. There are many factors and if I have land I want to do my due diligence because on important thing I want is PEaCE and being undisturbed when people may find a convenient opportunity to do so. I really want to be a land owned

I literally went through every point of this video while I was in the process for buying a land lot. I'd add one other point; try not to rush the buying process! I went through two lots before I bought my land because of issues with zoning, terrain, wetlands, you name it! And once you find the area or county with laws and land your like, you still have to negotiate the price. Therefore, I recommend any buyer out there to give yourself more time to make the correct purchase for yourself.

@@safffff1000 Look for counties that allow homesteading. In Colorado, these counties allow for camping and living on your land for an extended amount of time. BK

I let an agent influence me into not buying land. Sh was about 2 acres for less than what im looking at now. Which is smaller. I feel like i shouldve went by my instinct... But i let him convince me out of it instead. I shouldve known better when he did a little self promotion about how he could talk down prices on other sales. Honestly, i have no clue wtf im doing... This whole process looks like this to me: 🔁🔂🔀▶️⏩⏬🔽⏫🔼⏮️⏪◀️⏯️⏭️⏸️⏹️⏺️⏏️⬆️↗️↩️↔️↕️↖️⬅️↙️⬇️↘️➡️↪️⤴️⤵️🔃🔄🔙🔛🔝🔚. Like jesus let me process this sh. This is my first time trying to dive in, in the first place. On long nights of excited, high anxiousness, & ass backwardly talking to whoever during the day, w/ no sleep. :/ This is just how i do 😲💁🏻‍♀️.

It remains the way you believe. Nothing has changed. The socialists in positions of government and key places in public were slowly conditioning the mind of Americans and now more quickly than ever to believe that things imagined are real. Start here; does the government have hands to grab and takeaway? Have you or anyone you know met the "USA government"? Why are people afraid of alphabets such as the IRS as though it can hurt a living man? It is men and women acting from the imagination of their minds committing these acts of crimes against other humans from behind the curtain like the wizard of oz. It is all in the mind; the conditioning of belief function of the mind. Now keep yourself out of the maze, that is the game.

What makes me angry is the cost of permits and the rise of taxes when improvements are done. What kind of incentive is that to build or make improvements when you know your taxes will go up.

@@ShowBizJunkie When you do improvements to your property you have to get permits or to start building a house you have to get a permit. My landlord is building a house and had to pay 14k for a permit. Property taxes can very depending on the improvements to the property. Ask anyone you know who owns property and ask them what the taxes are. The more the improvements the higher the taxes. Doesn't seem fair really.

I live in WI and I pay rent to a landlord in an apartment! Property taxes are not cheap here if you are a homeowner. I have noticed that people do not upgrade their homes here when searching on Zillow. It is to my own knowledge that this is the reason why! They can apt afford higher taxes for betterment’s and improvements to their homes! The area is wonderful and the people are decent and the crime is B+ bit the homes are not upgraded they are just maintained and look like 2020 on the outside and 1950 on the inside

Phil, Tip 10.5 should be Restrictive Covenants. Even if you are able to research and understand the zoning restrictions in place by the county or municipality, potential land buyers need to be aware that deeds can (and oftentimes do) have baked in restrictive covenants. What is a restrictive covenant? To put it simply, it is anything that the developer who subdivided the land felt might damage the property value of the neighboring parcels. Even if it's not a formal subdivision, there can be restrictions in place from when a land owner of a large tract of land broke off and sold smaller portion of their land to an outside buyer. The biggest targets of restrictive covenants will be mobile homes, tents, campers, and any sort of dwelling that doesn't fit the mold of what the prior land owner had in mind. However, they can be incredibly specific as well. I'm currently shopping a contract for a lot where the developer requires homes to have a minimum of 65% of their exterior building material as stone, brick or masonry. Even though the land would be perfectly suited for a log cabin, it would be impossible to build without risking a lawsuit. I'm sure that the restrictions only get more and more antagonizing as the subdivision gets pricier, nicer, and newer. Interestingly, since the county and municipality aren't setting these rules, the local government will have no qualms with issuing permits (that you of course paid for), only to have your neighbors file an injunction on your build site should the structure not conform to the specifications laid out in the deed. I live and work in Tennessee where the courts are not favorably disposed towards restrictive covenants, but it could take a mountain of legal fees to clarify or establish your right to build. Overall, restrictive covenants are a landmine that can be very easy to overlook or underestimate. Love your work Phil, have watched many of your videos 2-3 times. Keep sending us signal!

Beware of the term “septic approved”, that could be years ago, and it has to be reapproved. In Some places septic tests are only done a few months of the year meaning your dream home just got 9 months added onto the construction time. Also check easements and road planning. Road expansion can put you right next to the road instead of that beautiful front yard you in vision. A major electric ⚡️ line upgrade/expansion went through some side yards in our community killing the resale value. It happened about 2 years after they built. If they had checked the utility plans for the area they wouldn’t have bought the land and built custom homes as the expansion was planned and in process when they bought. Also in Maryland, building within 1000 ft of water sets off environmental impact, upgraded septic (+10,000), and all kinds of restrictions. Even a dry creek can set off the restrictions. You can not cut a tree greater than 8”. So overly mature trees are now falling on homes and cars, cuz you can’t cut them down even for safety. My car was totaled and the neighbor down street lost his garage, 2 cars and 1/2 his house. The unintended consequences of a law can be devastating.

Existing easements can be a gotcha also. I was looking for land in Kentucky a while back and finally found something with some semi-flat area to work with to build on. Problem was the electric company had an easement and you couldn't build within so many feet of the overhead lines that crossed the property. Managed to avoid that mess. Listening to this video, I feel like a did a good job avoiding the gotchas out there and there are a bunch.

I’m looking to buy land in Shelton Washington, and I just emailed the realtor all of your questions & now she’s trying to void a few of the questions & now telling me she can get the seller to knock 2k off the price. The original price is 7k. I’m not making a move until she answer my questions.

Jj hey thanks for all your info I’m Gonna check it out once I’m done writing this. I did buy land it’s 10,970sf, and also has electricity the property. Only paid $5k for it. I will be buying more land soon & you’re right buying cheap isn’t always the best. A friend found that out the hard way.

If she's dodging answering, my guess is that 2K is a joke and the land is pretty much useless for anything but a hiking trail. Get your answers IN WRITING so you can get your money back when you find out the truth. Just know you'll still have to pay the legal fees.

Another thing to check: Earthquake fault lines. If there are any, the state will likely require a setback and this may make your land unbuildable. This is especially important in Southern California as there are MANY fault lines.

@@Big_John_CNothing wrong with farm smells, confinement pigs are another thing. It’s not natural, it’s inhumane and not fair to your neighbors or the pigs. I live next door to confinement pigs, the smell is disgusting. We have had pigs and it never smells like a confinement farm.

Check how old the schools are. If they are due for replacement you can expect a large increase in your property taxes. Particularly if the land is waterfront. ..

@@robertcornelisse8664 usually the title company. If the title company doesn't have anything recorded go to your state or County. The other option is that you can get ahold of Bureau of Land Management and they could point you in the right direction. It varies from state-to-state.

@@robertcornelisse8664 Check your local county court house.... the record room or the clerks office where records are kept. Pulling the deed and reading the description should give you clues. If the minerals were sold/separated from the land, it will be recorded in the deed.

My husband's family owned 62 acres they wanted to sell and a running hose from a nearby house classified the land as wetland! They had to have it thoroughly inspected by bureaucrats. THEN, they had to get an archaeologist to make sure it wasn't an ancient burial ground! THEN, they had to fight the hose people and their neighbors who had put fences up to make their yards bigger by using the family's land. It was a mess. It took three years to unravel everything and a lot of money and headaches to sell their own land.

That depends on the size of the land and location. I live in ON, Canada and I've seen taxes as cheap as $50/yr and as high as $10,000/yr.

I'm in Florida. We're at about sea level and we have springs underneath us. You dig a few feet under ground and you hit water around here. That's probably why I forgot to bring it up...it's ultra cheap to get spring water anywhere in Florida.

WELLS are very important! You cannot do anything with land unless you have water. And if you think you can take water from a nearby stream, there may be laws against that as well. It's pretty soggy where I live (not like FL) but you still have to have a well in order to live like a normal person and not be OFF GRID. You might also mention land lines for a phone. Usually any area with electric will have a land line available. I live in an area with bad cell reception (not necessarily a bad thing, considering the potential health impacts of 5G) but I can call anywhere from my land line.

You're so correct, there are no (very few) actual land owners, just tenants paying their tribute (taxes) to their (land) Lords, who will send his Sheriff's after you, if you do not or can not pay. If not, they will auction it off and keep ALL of the proceeds, no matter what the compelling, heartbreaking reasons may be, a disabled war Veteran or widow and no matter that you've dutifully paid the rent, in full, for the past 50 years straight. They will sell the property and keep all of it, even if it vastly outstrips the amount of tribute owed. We are a nation of peasants, living on the land at our Lord's leisure, very much like feudal Europe. Oh, they can change the terms, conditions and/or amounts owed at any time. It is a form of slavery just as income taxes are: give the slave master his cut, or he will send him armed men after you, to shake you down for even more than originally owed thought "fines" (more taxes), fees (more taxes) and "costs" (even more taxes).

They don't actually keep all the money (except for one state, I forget which one it is). They send you a notice, at your last known address, which is often the address they stole from you. If you have been ousted from a property, go back to that county and find out how to fill out the form to get your money back. They don't try to find you because they can keep the money and the interest while holding it, plus, if you don't try ask for the rest of your money (minus the taxes and expenses of the sale) within about three years, they can then escheat it, and yes it is what it sounds like, a legal term to allow them to cheat you.

Re-read your own comment. The answer is within it. Just step back and ask yourself, "why do i believe that?" Have you as a living being met the government? No and you never will. It is a mind trap, a wizard of oz trick to "MAKE BELIVE" make you believe; like children say, "let's make believe". None of what you believe is real about the things people made up. The man or woman that agree and pay for Real things owns it forever. Perpetually, passing it on from generation to generation.

If you are making payments each month and paying property taxes each year, you are the lessee and the gov. is the lessor. Even if you pay off the property, you still do not own it. The bank, the title co, and the county owns the land. You are just the peasant serf who is the caretaker for the feudal overlords.

This was an eye opener for me 👍🏻 really good info. I live in AZ and land sellers always put a lot of real estate jargon in their ads. I always see “easements”, conservation, rolling topography and no water/well drill. County roads was something i had no idea about because septic systems in Tucson are the standard. Thank you for posting this, hugely informative!

We were looking for a land with river access. Last week found 5 ac property that by description and by looking at Google map was "backing" to a river. Excited we travel to the place and found out that there was a 50 m drop (cliff) to the river. Glad we took time to visit. We then found out that someone gave on offer with no subject and without visiting the place. A surprise is waiting for them.

By the way, I am not from America but I am from a small town in the North Eastern part of India called Shillong where the Land Systems are different from the rest of mainland India ; In our place , we not only OWN the LAND but we also OWN anything that is in the LAND such as minerals like limestone, uranium,etc !!!

1 old oak tree getting cut down could benefit an entire community if it meant bringing jobs or housing. Its a tree. Yes we need them but to actually cause problem for cutting 1 or 2 or 10 is ridiculous. The same that claim to love trees are the same people wanting to eliminate carbon emmission which is not a polutant but food for plants and TREES!

The Mon key ... I am currently looking for a small home on property. I just don’t understand why people when they buy land, the first thing they do is clear it! It seems to be a compulsion to strip it down to the dirt. If you are a farmer or rancher I get it, but not to just build a house. Leave some trees please.

If you are building on the land, putting up a home, you need to know if the land will perk. If you need to put in a septic tank this could cost you 10's of thousands more dollars. Usually an issue if around large ponds, rivers, a lake, etc. Also, water and mineral rights for large parcels of land would be nice to know. If there is a river near by, are there any future plans to put in a Dam. Your property could end up being under water. Good tips though and thanks Phil.

I really like your video and it is very informative, thank you. But just as an aside, about the wetlands -- I know the regulations are annoying, but I grew up and live around wetlands and they are a very valuable part of our ecosystem. They collect water runoff and serve as efficient filters for the groundwater system -- and everyone loves clean water. The trees keep the air fresh and they're home to many beautiful species of animals and birds -- and the creek sees salmon on their journey to spawn. I have fond memories of hunting for frogs in the reeds as a little girl. When my city restored the wetlands habitat, storm drainage improved and there was significantly less flooding over the streets. Traffic improved and property values increased. /2cents

The zoning part pisses me off where I can't park my RV full time on my own property. Who is it that can tell me that my RV is not as good as a house. All they want is the money and higher taxes on property improvements. That's another sad reality improve the land and taxes keep going higher.

what happens if you park it there anyway? do you get a fine or a warning? what if you move it out of the property before they come over to check? I believe the local governments give notice of when they will do an inspection. I'm in suburbian NJ, the seat of egregious property regulations and exorbitant taxes. Lots of people rent their basements or attics illegally and when they know the town is coming to inspect, they clear everything, hide the mattresses, and make it look like it's just a storage area lol. Usually ppl get away with it and the town doesn't inspect again for years.

In some places, you can only live in an RV for 6 months out of the year. A buddy of mine bought 2 adjacent parcels and put his RV on the property line. Every 6 months he just moves it across the property line onto the adjacent parcel, different land , therefore the 6 month clock starts over.

@@NadyaPena-01 The State can do whatever they feel is appropriate including taking the land back and selling it. I have been living on private land for over seven years in my RV because my disability goverment income is so low that this is all I can afford. Besides I like living in my RV in the mountains and woods (nice and quiet). The owner of the land has 9 RV's on three parcels and calls it a campground and the state told her she was in violation and not allowed to have her campground. She sued the state and spent years battling with the state and she told me she spent $500,000. in court costs. The outcome was she could have the RV campground if certain conditions were met. She already had septic, water, electricity, garbage service and shower/laundry building in place and what the other misc conditions were she never told me. I know that permits for each RV are very expensive and she refused to pay it. Maybe that was the misc conditions. Anyhow the state knows that if they pursue further action against her they will end up back in court and the battle would continue so they kinda leave her alone. Who knows what will happen in the future especially if the land is sold and there is a new owner.

Looking for land for rv, not an easy task. Looks easier to just get a mobile home, not looking into making big investment on a build...plus don't want to be stuck in one particular spot to live..I really like freedom

That is a good list. The problem with wetlands is that you don't know if you have them until a wetlands biologists checks your property out. Having an in depth understanding of what plants suggest a wetland can help quite a bit. In addition to wetlands, you should check to see if you have any environmentally critical areas on it i.e. Steep slope >40%, unstable slopes, etc

Phil thank you for the videos, I find them informative and entertaining. One more tip to consider is soil testing. I almost bought a lake lot, did a soil test just as part of due diligence as some lots by the water are just filled in, and found out that it was full of gasoline!. It so happens that that particular lot was part of a trailer park with a ramp for boats and must have had a gasoline refueling tank and it leaked. Everyone thought I was exaggerating by doing a soil test before buying... best $500 I ever spent

My family lived in a house that had a creek in the front yard that was about 30 yards away from the house. You would have thought it was far enough away to not be a flooding problem, but one time back in the 90's it rained so hard that the water rose so high, it got all the way back to our house and into the crawlspace. So what this guy is saying about flood zones is no joke. You really do not want to be near water.

In 1975 Minnesota passed a bill that they own all mineral rights under your land. They put the vote notice in the Friday afternoon paper . Nobody saw it to vote no on the bill. So it was passed.

Another issue that needs clarification is national forest land. I read that some homes in Angeles National Forest burned to the ground. Owners, if you can call them that were not allowed to rebuild.

​@@awesomepumashoes The island is made of limestone and soil thickness can vary. We need about 4 ft of topsoil to meet new EPA guidelines. For a mound system, topsoil needs to be ferried over at approximately $85/ton. Luckily, we've already found quite deep soil in a number of areas.

The three MOST IMPORTANT aspects of quality land are water, sewage or septic and electricity... if you buy a beautiful, beautiful piece of land and you can't get water you might as well pack it up and go home. Not every piece of land has water underneath it to pump up in a well without water the land is worthless. A perk test gets a septic approved... if the land doesn't perk and therefore you're not allowed to put a septic system in the land then the land is worthless.. There are sometimes reasons electricity cannot be brought to land and without electricity your land is worthless..Those three things are the most important things to know before you purchase land. Water, septic, electricity.

@@saltylandscaper7193 yeah you can "work at" .."make a job out of" ..have to "think about" these necessities like carrying around, getting rid of to dump your daily bodily waste, with a composting toilet ...OR.....you can flush a toilet and not give it a second thought except maybe every three years a pump out with a septic system...You can drive to the gas station fill up jugs haul the jugs to the generator and fill a generator...or ....with electricity .you can adjust your thermostat to any temperature you want and be as warm and toasty as you want to be without giving that second thought... with a cistern if you have a drought you have no water and if you have flood waters you can have contamination.... or.... you can have a good well turn on the tap filter it and drink drink drink drink don't even give it a second thought. I am absolutely right when I say if you want your land to be VALUABLE you will make sure it has well, electricity and a septic system capability BEFORE you buy because maybe YOU want to haul s*** to empty a compost toilet and maybe YOU want to haul gas to feed a generator and maybe YOU want to worry about whether or not your water is contaminated or not using a cistern....... but most people DON'T so your resale value is only limited to other people who want to go through all the same kind of excessive work you're willing to put up with..... most people aren't.... they want these main things ready, available, and taken care of ......not having to give it a second thought and no hauling....especially if your doing that hauling in winter... that could get old pretty fast so.... I am right... if you want your land to be valuable make sure that your land can accommodate these needs and then your resale value would be good to anybody not just some body that likes extra hard work.. (nobody really)

@@saltylandscaper7193 When young people are looking to buy land they generally looking at size, location and view...if no one warns them about what REALLY makes land valuable for resale they could lose their shirts out of naivete and be in for all the work of generators, composting toilets, and cisterns if they don't check into the availability of a well a septic system in electricity. If they want to go without all that stuff without making sure the land has been tested they can do that but it's better to have land where all of the "comforts" will be available to them if it's wanted...not because they HAVE TO now ...out of nievite ...haul crap because nobody informed them ahead of time that those things are important for daily living and resale. Those things are important for resale !!! stop trying to deny their important for resale and value of the property!!!!! I'm just trying to warn them ahead of time and give them a heads-up you're trying to act like roughing it ..is normal and acceptable and is going to be fine for resale and it isn't .....that's a lie..so now I have to explain the labor intensive requirements of a composting toilet, cistern and generator substituting for a septic system ,well, and electricity.....A well, septic system and electricity on raw land requires that expensive tests be done to that land to determine if there is....good water below for a well....the land perks for a septic system...and electricity is capable of being installed and at what expense. Those are the kinds of things anybody would want to buy and have in a home....Very few people are willing to pay out good money to wind up carting their shit, driving for gas to constantly fill a generator or hoping it rains...but not toooo much for a cistern....I am telling them things that are written in cement facts...about property VALUE.

Have bought and sold land several times over the years and the biggest pitfall I found is finding an agent that knows the area and that will actually return phone calls more often than not I end up getting online and finding what I want to buy cuz the agents not doing their due diligence trying to buy a couple hundred acres in Kentucky right now I don't need financing I have the funds I can't get anybody to call me back. This was very helpful but I'd replace number 7 with internet service - even if you can't get cell service - just about any smart phone made in the last 5 years will run wifi for cell provided you have internet service - OR you can get a femtocell repeater (free from many cell providers if you threaten to cancel your account) if you have an ancient coal powered cell phone.

Why do many RU-vidrs, and commenters, complain about paying taxes on their land? Even folks that want to live off grid still use government maintained roads, and may need use of fire departments, police departments, and county legal services to aid in the protection of their land. This is the purpose of the government collecting taxes. Now, if folks want to complain about excessive other taxes, fees, etc., I suggest you strive to get those items changed through proper legal channels, to further protect your land. None of us want to pay for things we don't agree with, or use. However, denying the usefulness of important and valuable, tax funded, services is misleading.

I was playing with the idea of buying some cheap land as investment. Visited a lot in Pahrump outside of Las Vegas listed for $1.7K today, but may go up to $5K to avoid a crazy neighbor. I assume I should use a buyers agent? As far as I understand they work on commission, would they want to take on such a small deal?

Sounds like its better to buy land that once had a house that was demolished or had a trailer on it. That would get past all the impact fees and zoning issues along with power/water/sewer.

I wrote tips down. I will use. Please research and do video on selling trees lands to logging companies. I have been told you can contact Log companies and they can clear trees for you. You sell them the trees.

I wouldn't get too excited about that angle. You can call a few logging companies and you'll discover that they like to "cherry pick" for your best hardwoods and leave your pines. It usually isn't nearly as exciting as you would imagine.

Phil, I think you overlooked one important tip. This ties into your comment about landfill. When do you think it is necessary to do a phase 2 environmental assessment when buying vacant land? The EPA will go after whoever owns the land at the time they discover the problem. Correcting a pollution problem and can be a very expensive undertaking!

Absolutely! You can do Phase 1, Phase 2 and beyond. But that's similar to what I put under the category of ordering a survey. It's something that most people do and everyone should do. These tips are the ones many don't think of that have come from the real world.

Great video. With all the hoops you are talking about, I am surprised that anyone is able to make an offer in a timely fashion to actually purchase any property. It sounds like a couple of weeks before you might be able to check off all the items in your list, Hell, camping out to investigate the neighbors will take a week.
