This “NPC” is probably the best real estate coach ever. People really don’t realize how much mentality will keep you from success. It’s so insidious it works its way into the minds of people who normally believe in personal responsibility. He’s just pointing this out. But you’re right, it applies to everything!

Real estate is not property. Property is only owned by allodial title. Warranty deed is not title to the property.

In the United States, it is technically not possible to have an allodial title, as the government will always have the ability to take the land from you using eminent domain - thereby making them the superior landlord.

I feel things like ownership and taxes tend to fall back on “you and what army”. The government has the monopoly on violence and can in fact, legally, force you to pay rent (taxes).

This is silly. You own the property, its just a class of ownership called "fee simple." You dont get a sovereignty. Just because your juvenile concept of ownership has been shattered it doesn't mean property ownership is a lie. You own your property to a greater degree than in most countries on earth. You think Brits or Swedes have private mineral rights?

You can't remodel your property without a permit. If you don't pay the landlord, you lose your property. It's not ownership. It's indentured servitude.

In the state of California I heard that if there is a mortgage and the property goes to auction for property tax default any mortgage loan tied to the property is null and void? Seems like there is something missing. Any Mechanics lien is also removed, except for IRS Tax liens. Trying to understand this but seems too good to be true if that the mortgage is null and voided. If so, why wouldnt the lender for example pay the property tax and then put the loan into forclosure and than resell it thesemlves.

I’m a licensed electrician and contractor in Virginia. I’m not going to that claim that all contractors have above average morals and values, but most are honest hard working men and women. No one will stay in business for long if you are out here ripping people off. One last thing about marking up materials. Yes, we definitely mark up the cost of materials slightly because while you, the customer is at home relaxing, the contractor is driving his truck to the big box store to purchase materials for your job. Walking around the store, searching for the best quality material for the best price, standing in line, waiting for twenty minutes for the clerk in the paint department to tint a gallon of paint to the color you requested, and then bringing the materials to your house. We are not doing all of that for free. Some customers insist on purchasing the materials themselves, I personally don’t have a problem with that, but, if they get the wrong thing, they are going to have to return it, and if that means that I have to make an additional trip to their house, there will be an additional trip fee. The job doesn’t start when the contractor arrives at your house, it starts when he gets in his truck and heads to your house.

A detailed contract should always be in writing and if anything changes from that, you need to stop working immediately and do a change order and that also needs to be signed before moving forward

And you’re talking like you’re so knowledged a sub Contractor can’t put a lien on your property. They are not licensed well he’s not in my state they can’t and if the contractor brings in a sub, I personally wouldn’t use them just my opinion.

The subcontractor needs to be on the insurance. Yes homeowner does not. They should have an umbrella policy. Also, you can’t get a homeowner and take off every day on an insurance policy. The whole point in having insurance is to protect their stuff.

And I guarantee you cannot get the same price on some materials that I can. I promise that at certain places but yes, they should know what materials are going and they’re home like I said I’m not the average contractor. I like to do quality work so I like to use quality material, if they want cheap material once again can I offer the normal warranty? I do quality material quality work the first time done right?

Oh, just one other thing before I go as far as the deadline for me to get a job complete I also give them a discount if I go past my deadline $100 a day off it Exceeds what I have on contract If it’s a week or more and nothing crazy happened I give them $1000 a week so I’m very detailed and make sure I set my deadlines very accurate

Through this video, you can definitely tell you’re bitter towards a contractor and you have been done wrong many times by one. I am sorry for that, but please don’t categories. All of us contractors Real contractors. That are licensed and bonded and insured are the same and just another thing. I personally believe you should never go with the contractor neither that does not offer a labor warranty. Because your floor can have a lifetime warranty if it’s installed wrong it don’t get covered and if you don’t give them labor warranty and install, it also will not be covered. i’m just a contractor that likes to be very detailed and have good communication and be honest with my customers truly because I love what I do. I’m not to get rich. I make good money yes but I’m not trying to screw no one I have seen a lot of them do that though, I know what you’re talking about but don’t say we all are all the same

And yes, homeowners should have the right to buy their own materials. Once again the way I do things you can go with me to the store and buy them, but if they’re not coming from the places, I get them I will not offer warranty from simple factors, I know where I’m getting it from. I know the quality of it. I don’t understand why it matters to you, if you need a 100 two by fours for your house and we got to buy most of them and I have 20 left at a job. We just finished and I bring them over there and only by 80. I don’t see the problem with that but if that happens, I do tell the homeowner that happened and I explain to them that it happened, I also show them first. It’s the same product and I also give them a copy of the receipt no matter what I’m buying because I for one will not not let a homeowner see where their money is truly going. I will not lie. I just explain to them what my chargers are and why , and show them proof once again every step of the way because not all contractors are out to screw someone some of us love what we do

Communication is key and then at every step I also walked through the job with through the Homeowner to make sure it is to their expectations and satisfied and to explain the next step and I have been very successful ever since starting my company. I have nothing but five star reviews and Also, I will not sub out any of my work any of my employees I hold them to my expectations. Every job is to be done right and perfect or it will be redone before presenting to homeowner nowadays You cannot say all contractors would screw them if they paid them all upfront. No, I do agree. They should never do that correct because there is a lot of wanna be contractors playing contractor they have no clue about what they’re doing nor codes nor safety. I can’t stand someone just trying to start a business that has no clue what they’re doing or doesn’t have the knowledge quality work is my first priority and customer satisfaction if it’s not 100% quality, it will get redone. I always look over anything My employees do and I’m on every single job site to make sure it is done properly and up to our standards. I just wanted to state not all contractors are out to screw a homeowner. I love what I do. I love seeing the end and happiness on homeowners face, loving what my hands built or my teams that’s why I got this profession is to see you bring so much beauty to a home that some of them are on the demo list, just me personally my opinions there is a lot of people out there that try to screw homeowners. I definitely agree. I feel they should definitely be shown all credentials and previous work that they did and reviews look them up with the city or state licensing board to make sure they are still licensed look them up on the BBB and make sure they have reviews read as many as you possibly can before you select one person I still homeowners yes I’m expensive. I agree but I’m efficient. I don’t settle for nothing less than quality work. That is done 100% to standards and code so yes I’m not gonna be the cheapest. I’m not gonna be the most expensive either, but I know selecting me they will know everything upfront step-by-step the process I will be doing the start date. I walk through with homeowners every so often explain to them what’s going on and what’s gonna take place next address all concerns before moving forward but me personally at the end of the day I got in this profession because I love to bring so much light to someone’s home and make so much beauty in this world I love architectural work and very detailed work and honestly me personally at the end to any job. I have a cleaning crew that comes behind me after we clean to clean their entire house before I get paid just how I do things , I appreciate what you do on here. The only thing I did not like was saying taking all the money upfront. They’re not gonna do no work or they’re gonna do crappy work because not all contractors are like that. Any homeowner watching this video is a red flag Karen you don't want to work for. And this is the type of dude that calls a contractor for a quote and in the same breath says: "I could probably do this myself, but don't have the time."
