I currently have a customer Im hunting for waterfront lakefront lots in Windermere and Dr Phillips- they are few and far between, and for butler chain it is $1.8M-$2M just for the lot, for auxiliary lakes it is more like $700k for the lot, So figure at least a $2.5M -$4M build out if we can find a decent wide lot 100 feet to build on.
How much is this home? I’m looking at a 700k range ? Help me ! I have to live near water . My husband wants live near coastal areas but the homes are too small for me ? Please help
It's not for sale currently but if I were to estimate the value would have to be in the $5M++ mark. There's a lakefront lot for sale around the corner for $2M, plus house cost to build on it
Yes AirBnb over by Disney is popular, in Osceola county, but in orange county and many other parts of Orlando we have to be careful of certain HOA neighborhoods that have deed restrictions that do not allow short term rental. However if you search on AirBnb near downtown orlando you'll find a few- in areas with no HOA's. Typically older homes. The disney area properties are gaining value quickly and are expected to boom post-pandemic (delta wave) thanks to disney popularity and Orlando terminal C opening with international travel
This home was built for a customer of Synergy Custom Builders and was not for sale. However if the lot costs $1.9M, and house is in the $2MM range to build (depends on size and finishes), figure about $4MM to be in this area on the Butler chain of lakes with something renovated or new- Could be even higher. Carmel which is gated nearby has homes in the $7MM+ Range
This home was custom built for a client of Synergy Custom Builders and is not currently for sale. I do have a vacant lot with great water view around the corner from this home for sale at $1,950,000. If you build a 6,000 sq foot luxury home on that lot with pool and boat dock you could be just under $4 Million.
It was built for the owner and was never for sale... but if I were to venture a guess, at least $2MM for the land, maybe $300-$350/ft for the build out. There are homes on the Butler Chain trending at over $1000/sq foot for resale now.

all these new style homes look and feel more like an office building, not digging it... if I wanted to live in a office building I'd move into mine! you know there's a reason why our homes do not look like our offices, because most people want to actually leave their office when done working, these homes have no soul, no real character, no sense of home, I'll take an old brick home that half the size of that any day of the week, but like they say to each their own, I guess
