There must be some kind of back out clause in the contract after a 6 month period or so in case things don’t go to plan?

4100 rental income -2400 costs ---- 1700 GBP -10% vacancies -10% maintenance and repairs ----- 1360 GBP - 156 rehab costs (15k/8 years/12 months) -62 furnishing (6k maybe even more/8 years/12 months) ------ 1138 GBP - insurance - business tax - income tax

The main problem I have with R2R is you miss out on the main earner. Capital appreciation, over the long term. Your basically buying yourself a job. However can understand it’s a decent way to get started and build some capital to buy your own properties.

Very true. However with the current mortgage rates it's not easy and eventually you'll run out of money for deposits to make it grow. I have three buy to lets at the moment and I don't have the time to be doing buy re-Ferb refinance so I am looking into rent to rent and another way of creating more money to pay for more deposit in the future. And then run by to let alongside rent rent

What happens when the landlord sells up after they have refurbished? This is ridiculous

By the looks of it the landlord is signed to a contract for a set period of time

Even if the landlord sells they still have a commercial lease… so the new landlord can’t terminate the contract
