Superb content, my friend. I have one simple question. Do you need to do the work (cooking, cleaning, assistence, walks, etc.) yourself or do you employ someone to take care of the elderly people?

Thank you so much man. Great question! You employ caregivers to do that. Now if you want to keep more profit at the end of the month, you can do it yourself. You do have to have a caregiver certificate depending on your states regulations.

I am a RN and I love to take care of my elderly patients. But the hospital job burnt me out due to the high nurse to patients ratio. It would be my dream job to have my own assisted living and my group of people that I can take care of them. That’s why I’m started to looking for this business. When the system failed me, I’ll create my own system!

The cool thing is that people are getting older and older reaching above 100 years, I watched a couple, married 88 years, and the woman was 109 years old and still danced at her birthday.

Also out of that 3,600 You minus bills Food Transportation Insurance Ect. Also you have to have training to deal with certain residents and you can not neglect these people!! You have to have a heart for these people .... this is not a come up quick rich gig

Hello Serg, first I want to thank you for your time. It’s truly a blessing to watch these videos and learn so much! I have a luxury 2 bed room two bath In-law Suite that I want to Trun into a assistant living business. I went before the board at city parish and was told I have NO zoning. I’m working on my LLC and license but I just heard you say in this video some states allow you to take care up to two elderlys without license. Can you give me more info,

Of course! You’re very welcome. Thank you for the kind comment. Yes, depending on your state you’ll be able to take care of two elderly without being regulated. My best recommendation is checking with the department of health services in your state regarding this. Also, if you have medical experience families will be willing to allow you to take care of their loved without being licensed and regulated.

A few states can allow up to 3 residents without a license which is great for someone that wants to keep it small but with a great monthly income

This sounds good based on "gross" revenue, but the "net" revenue will be much less . Caregivers can eat up 2/3 of the revenue.

Keep a lock on storage freezer or storage cabinets. Pull out meals n snacks for the shifts. Give manager of the home a key for access.

I used to work in a nursing home. I had a co worker whom I visited at her place because she was sick. Oh boy , She excitedly showed me every corner and all the cabinets in the house. Her pantry was full of Nursing home's supply. Soap,shampoos etc. Pantry was FULL. So just be careful

Hi Serg, I'm so glad I came across this video! Very helpful information so thank you! I'm looking into starting an assisted living home in the near future but I have to figure many things out before doing so. I do have a question though - what kind of staffing do you hire for an assisted living home? As in, do you need to hire a nurse, or can you simply hire caregivers/personal care techs? I'm sure there are rules and regulations dependent on where I'm located which I'll be looking into but I just thought I'd throw this question out there in case others wanted to know as well! :)

First off all, welcome! Happy to have you join the channel. Glad that you enjoyed the video! The perfect time will never come, so make sure to just start when you feel like you can. My staffing here in the state of Arizona requires that we have actual certified caregivers, and not CNA's or personal care techs. No nurse is required to be on staff since "Assisted Living" here is categorized as Non-medical. You are correct, there are different regulations within each state so make sure to check the state that you're in. It's a great question! Hope this answered your question :)

Okay I see, so if the assisted living is categorized as non-medical, then there wouldn't be a need for a nurse. Also, I agree there's never really a "perfect time" - I just need to start and pursue this! I've just been stuck on what kind of staffing I would need; I've done some research for California based assisted living homes (will definitely need to do a lot more research haha) but at this point I'd be willing to start where ever life leads me! Anyways, thank you again Serg! :)

You're welcome! Really appreciate that :) They'll be helpful, and probably answer a lot of your questions. Yeah you wouldn't be required to have a nurse on staff, which will save you a lot of money. That's the mindset to have. Don't get to caught up with things like that because you'll need to focus on just getting started, which will be a tasking thing on it's own. That research will be helpful when you eventually apply it. I say you try and start today if possible. You're most welcome! :)

Love your videos, exactly what I was looking for. I have property in Northern California, my mother is currently having health issues and require 24hr care. She has a spare bedroom. Your stated in this video that 2 or more may not require regulation. What website can I check? Is an LLC required\smart before starting this process? First attempt at creating something like this.

Thank you for your support. There isn't a website that actually shows you, each state is different on how many beds you can have before they require you to get licensed. In the state of Texas it's 3 residents, and in Missouri it's 2, in Arizona 2. Anything above that will require you to get licensing.

Hey Serg, I recently learned about RAL and recently subed to you to learn more, awesome vids. I own a property that I am about to lease out to some tenants but I am considering RAL once the lease is up. I'm trying to understand how worth it this would be for me. From what I understand the number of beds is determined by how many that you are zoned for, which is done by zoning, is this correct? If so, how is this determined? By square footage? Is there anything that can be done ahead of time to make the zoning outcome more favorable? Please excuse the ignorant questions, I am in the infancy of information gathering. Thank you so much.

Hey, Thank you for the sub and the support. That’s a loaded question. Why exactly do you want to start an RAL? If it’s simply for the investment and money, you won’t last long. There has to be true purpose and passion for caring for others. Zoning. Zoning will determine all that based off of the size of your home and the regulation on how many beds is considered residential in your city. You may want to get in contact with them to get all the possible information available before you do anything to the home or moving forward in this venture.

@@serg_lupescu Well, the house that I own was my grandmothers house. She came down with colon cancer and due to other factors her health declined rather rapidly. She had post polio and walked with a limp her entire life, she was the strongest woman I've ever met in my life without a doubt. As her health was in decline, she desperately wanted to pass in her own home, she did not want to stay in a hospital for the remainder of her days. After a fall, for a short while we needed to keep her in an assisted living facility. At the time I did not realize this type of care existed otherwise we would have chosen a more "homey" feel rather than a larger facility because she required more care than the other residents that I felt they were unable to provide due to the number of patients compared to the number of staff. She would wrestle herself out of bed at night and sometimes fall as a result. She would wonder the halls during the day, literally making friends with every single person, in what seemed to be a delirium of drugs she was given. Not that she wasn't friendly, but there was an extremely noticeable difference in her attitude during her stay. We chose to remove her from the facility and care for her ourselves at our home until the time she passed. This was one of the most difficult times of my life. Before her onset of cancer, as the one person in her life that would be there, taking her to the grocery, going out to lunch to get some time away from the house and simply just sitting and talking for a while, she wanted very much to leave me something that would affect my life in a positive way after she passed. Her siblings weren't there for her near the end despite suing us after her passing for 60k for part of the house (which years afterwards we found a will that would have invalidated the judgment). Her daughter that lived out of state that couldn't be bothered to visit before her passing, despite having ample opportunity to do so. Her only concern was trying to take care of me. It took years after her passing for us to even attempt to go through the house and clean out her stuff out of pure despair of losing one of the most amazing people to have ever walked this earth. Paying for a house that was draining us financially but emotionally unable to do anything else. Getting to the point where this blessing she left became a curse. It was only recently after squatters came in and destroyed everything that we were trying to preserve that we were able to take care of the broken contents of the house. With MUCH help and support from various friends the house is very near to being able to rent it out to relieve us of the financial burden. Considering everything that we have been through and I acknowledge much of which was self imposed, my goal with this IS financially driven to make her wish a realization. To make it all worthwhile. To change my life for the better and have her smile down on me from heaven and be happy with what she has been able to do for my family. As far as a genuine care for others, because I have been through what I have, is in my very nature just as it was when I was the only one to look after my grandmother. I do appreciate your answer to my question, however, I do not appreciate the question of my integrity. There are many questions that I can see in this very video and arguably every single one of your videos that are concentrated on the investment side of this venture that weren't questioned as to their motives. Not particularly sure why I was singled out and admittedly this is a very sore subject for me which is why I am very defensive. The very title of this video is focusing on the investment side of the business. In addition, skimming through your videos not a single one that I see (please link if I am mistaken) focuses on CARE, they are entirely focused on the business, so I find it extremely odd that you would question someone asking a question about getting into the business because that's exactly what it is. I genuinely mean no disrespect to you, I just found your response very off putting given the setting. In the future I will do my very best to do more research on my own before putting myself out there and asking a question to those that seemingly encourage such behavior. I do wish you the best and I thank you for your answer to my question. Take care.

I’m acquiring a building that has retail on the first floor and plan to put the beds on the second floor. Is that feasible for assisted living? Keeping in mind the physical health of the target market.

Normally that wouldn’t be feasible for all levels of care. If you’re doing only supervisory or level 1 care, than in that case it may be feasible.

Hey, I've been watching your videos for over a year and thankful for them. They have helped me along the way. My question is with zoning, so I've reached out to zoning several times and they told me that a 5bed home can be zoned for up to 5 residents. Do you know if that can change or would I be able to increase that number and How.

$15k to $35k Clickbait. It should say gross. You’ll need at least 4 licensed people and 1 housekeeper to operate a 10 person facility. Salaries would be around $15K per month. facility cost $5000, $2000 per month in consumables. And then you have medical, insurance, transportation vacancy, taxes etc.. i’ve looked into this industry, There are several assisted living homes for sale in my town. I’m not sure what this means about the business.

It can vary depending on the location. You don’t need at least 4 licensed people. Licensed people are nurses, physicians, etc. You need certified caregivers to operate a 10 bed facility. Salaries can vary from state to state due to the minimum wage laws. There’s things you can do to minimize expenses in those areas. There’s always businesses being sold. That’s nothing new or shocking. People who have been in this industry, have been in it for 15+ years so they’re probably tired and ready to retire. There’s many reasons why someone sells a business.

Thanks for the information, great video! Where are your RAL located? I am in S. CA and looking into this business. Other than locations, I heard it is also hard to get residents. Do you need to have a contacts from Hospitals or other Healthcare Businesses to refer you residents? How do you market your RAL and get residents?

You’re welcome! Thank you for the support, and feedback. Mine is located in Mesa, AZ. Know of someone in S. CA who has two homes. Getting residents can be challenging at first but it’s something that takes patience more than anything. I didn’t have any contacts in the hospital or healthcare businesses. Mainly online referrals and referral agents. Being online is a big deal and your local community. Churches and 55+ communities. That’s the best way!

It includes: caregiving, medication management, food, laundry, and making sure that they’re being taken care of. Salaries all depends on the caregivers experience and what the minimum wage is in your state. Yes, you do take people who are sick. They usually have multiple diagnoses.

Appreciate that! Yeah, this is certain parts of Phoenix, AZ. Make sure to do comps in your area to make sure that is what the going rate is in your area. You don’t want to over charge because demographic in area may not be able to afford it.

Do you have statistics backing that? People who age will not be able to care for themselves due to other health issues they may have or eventually develop. Most of the health issues will require 24/7 attention and care which they can’t get at their own home.

Arizona allows for 2, California allows for 2, and Texas allows it for 3 without a license. Now, I don't recommend doing that and it's typically not very profitable.

How can you provide up to 10 beds in a home? I'm assuming most of the beds would be semi private if having at least 5 bedrooms? Would they still be charged that full price for the room ($3600) or half the cost?

Yeah some would have to be semi private beds. It wouldn’t be half the price, more like a 1/4 of it. It all comes down to what other homes in your area are charging.

I see you're operating in Arizona, I own a group home in Wisconsin and I was unable to get any clients😣due to my city being oversaturated. Was getting licensed hard and how long does it take to get clients after the home is approved?

I’m sorry to hear about your situation. For me, it wasn’t necessarily hard to get licensed but it was a process. It took about a month to two months to fill my beds afterwards.

In my state, owners like myself usually contract with MCOs and they send clients. So no money needs to be paid to anyone. Great question! Now it all depends... there are a lot variables (locations, taxes, cost of living, etc) but from what I’ve seen it can be anywhere from $7-15k. Filling a bed can take as little as a few days or even weeks. Everyone’s situation is different but that is why it’s important to do a SWOT analysis of your business plan and really break down every cost of the area you’re wanting to do it in.

How can I find out how many rooms are allowed in NC? And in Assisted living - people can come and go...so do you have to have to provide parking for each one? Also what about activities for people and transportation - if they don't have a car?

You’ll have to check with your Department of Health in NC. Also, zoning will determine how many beds you can have as well. Parking is normal. You won’t have to have parking for each person. Activities can be coordinated by the manager and the caregivers. Transportation is provided by outside third parties, that the families pay for.

marketing is key! to be fundable you want to be finable, a great website and a Facebook page, but also networking this is a relationship based industry, so be sure to get your name and face out there, working with local placement agents, geriatric nurses and doctors etc

It can be both! “Private pay” is considered what the family pays for the resident. Medicaid is the government program that pays for the resident.

No you won’t be regulated. Therefore you won’t need to do anything with DHS. It’s a good way to just cover your expenses and save some money on the side.

You’re very welcome. You can do it by taking 5 homes in your area and adding up what their semi/private rooms are going for a dividing that number by 5. You can do comps in that area by looking at what the other homes in your area are selling for and go from there(that’s if your purchasing the property).
