I usually agree completely with your analysis but there were a couple of critical factors that I would have liked to have seen covered; - interest rates are still sub 1% so can only really stay the same or go up, and the cost of living crisis / inflation. Do you think either of these will have a notable impact on the cycle?

The cycle doesnt work in Germany, does it? Is there a way to easy buy & finance real estate in UK as a foreigner and also have someone take care of renting it out?

Would like your input on this guys, please let me know if you’ll address this in a later episode. So to start off, I understand what you’re saying regarding human psychology, and it’s tendency to repeat with people becoming extremely greedy later in the cycle. But psychology and actors within real estate take different forms. This is just me speculating here, but ‘08 crash was in part catalyzed by shaky loans and very hyped RETAIL investors. What if you’re looking for the wrong actors? Instead of looking at retail, look at all the crazy speculative hype from institutional money that has flowed into real estate over the past year or so. BlackRock, OpenDoor, etc. I think that maybe it would pay dividends to look at these actors and maybe re-examine the thesis. Thanks!

2008 crashed, recovery from 2009-2015, 2016-2022 explosive phase, 2023/2024/2025 recession phase. Am I doing my math wrong?

08-12 4 yrs down. 12-19 boom in stock and primary tier land markets. 2020 mid cycle slowdown stock market crash, land prices not generally affected greatly. Then 6 yrs of craziness to the peak ending in a 2 yr winners curse phase where speculation goes to another level.

No I thnink youre spot on and its showing greater signs of strength now as housing is turning over and rents are dropping. When you have homes go up 250-300% in just 2 years you cant say that were heading into a mid cycle pullback. esp when the masses are convinced were going to keep going up. were in the denial phase right now imo.

2008 was the top. 2012 was the low (start count from 2012).

I don't understand your sales logic. The template you show while listening to your podcast has an 18 year cycle. I recall the 2008 Wall Street sub prime crash, if I add 18 years to 2008 according to the template I come to the year 2026 as the time we move back into the recovery phase at the beginning. If I minus the 4 year recession phase that would mean 2022 as the beginning of the recession??!! Have I missed something?

2008 crash. 4 years before recovery begins, to 2012. 14 years of recovery and ultimately growth, to 2026.

Recessionary phase is beginning be patient it’s only hit the bond and stock market so far, the most forward looking market. Wait til it hits credit default and real estate and car repo markets. Yield curve even is remaining inverted as of a week or two ago.

The 4 years isn't added. Julian simply counted 4 years of recession BEFORE the crash. The model indicates 4 years of recession AFTER the crash.

Im planning to start selling our 2 bedroom places in 2024-2026 (use capital gains allowances), then probably invest the cash in properties again until the monies gone lol

@@truth952 yep, Im starting when tenants move out, I live overseas and cant get mortgages anymore...even though I can afford it....country has gone mad and it will negatively effect all(more homelessness, Landlords no profit, government less revenue)

I think you have some interesting content. However on this I think you painted an over optimistic picture bordering on a complacent viewpoint. You appear to be blind to the effect of rapidly rising interest rates, 'hyper' inflation and stagnant wages. Why would you do this. Well you are selling shares in your property company. That should raise alarm bells with viewers.
