என் வீட்டு பக்கத்தில் ஒரு மிக பெரிய பெயரை உடைய பில்டர் 4 அடுக்கு பிளாட் கட்டினான். நான் பக்கத்தில் இருபதால் சும்மா தினம் தினம் பார்ப்பேன். நம்பினால் நம்புங்கள் Curing ( cement பூசு வேலை, concrete தளம், beam) என்ற ஒன்றை பண்ணியதே இல்லை. Flat முழுவதும் மட்டரகமான கற்கள் வைத்து கட்டினார்கள். 25% சதவிகித கற்கள் உடைந்து கிடக்கும். அவ்வளவு மட்டும். Basement எதோ கடனே என்று சிறு சிறு குழிகள் தோண்டி போட்டார்கள். Basment போடும் போது flat வாங்கிய ஒரு முட்டா பயலும் வர வில்லை. ஒரு வருடம் தான் இந்த flat பார்க்க நன்றாக இருந்தது. பிறகு வெளியில் அடித்த பெயிண்ட் வர தொடங்கியது, சுவற்றில் சிறு சிறு விரிசல்கள், drainage அடைப்பு ஏற்பட்டு தண்ணீர் ரோட்டுக்கு வரும். பல இடங்களில் சுவற்றில் தண்ணீர் கசிவு. (அனேகமாக Bathroom தண்ணீர் கசிவு என்று நினைக்கிறேன்) என்று பல பிரச்னைகள். இது கட்டி 3 வருடம் கூட ஆகவில்லை, எந்நேரமும் சிவில் repair வேலை நடந்து கொண்டே இருக்கும்.

Because of this building, from construction during 2013 to 2024 march we suffered a lot as neighbour's in surrounding area.. during construction time, the workers used to pass motion and urine on the compound walls of neighbouring buildings.. for the past 10 years daily from 9am to 8 pm, some maintenance work was going.. neighbour's lost their sleep, peace of mind..

10 மாடியில் பிளாட் வாங்கிவிட்டு அப்பா நாம பிழைச்சோம், நாம் பில்டர் பரவாயில்லை என்று நினைக்கும் வேறு பிளாட் வாசிகளே, இன்னும் சரியா 15 - 20 வருடங்களில் உங்கள் பிளாட் சரியான maintanance, cooperation இல்லாமல் paint பூசு வேலை எல்லாம் பிச்சிக்கிட்டு போய் விடும் பிறகு சுவர் ஓதம் பிடிக்கும், structure வீக் ஆகும். ஒரு stage இல், building Demolish செய்து விட்டு கட்ட வேண்டும் என்று சொல்வார்கள் அப்ப பாருங்க கூத்த, பல பிரச்னைகள் பிளாட் வாசிகளுக்குள் வரும். இன்னும் ஒரு 25 வருடத்தில் பாருங்க.

Please don't buy multi storied flats in chennai. The same status for all the investors and buyers. Better go for a small individual house or for rental (is more wise). Big projects will not go for sale any more in chennai. Pl be careful. EB power connection and drainage connection will be always issues too.

Take home message is when buying flats, Flat owners should visit the building regularly during construction to see whether right materials are used for building or hire their own engineers to check building quality regularly without blindly believing the builders to avoid these costly mistakes by the builders.

Builder will double the cost and reduce square feet and will ask residents to either give additional money or will give whatever money they have paid as principal to bank as emi ( which will be just 20% of the cost )

Buying flat in multistory building is waste of hard money, paying EMI interest, and within 20-25 years due to many reasons, one looses peace of mind to stay there. Maintainance, common repair issues, damage of building etc etc.

இந்த கட்டடம் குப்பை மண லால் கட்டபட்டது சிமிண்ட் PoSELAND சிமிண்ட் நிலகரி குப்பையினால் கட்டபட்டதுகடல். மணல் சேர்த்து கட்டபட்டது சிமிட் 8க்கு ஒன்று என்ற விகிதத்தில் கலவை சேர்கபிட்டுள்ளது சிமிணட்செட் ஆக போதிய தணணீர ஊற்றவில்லை இரண்டு வருடம் செய்யும் வேலை ஒருவருடத்துக்குள் செய்து முடிக்கபட்டுள்ளது

Pl provide details of owners promoters ,( locals and others from o other cities) loans taken by them , assets ,salt .water construction for this building now and for new building where is fresh water..The builders would sell the areas and scot free with no payment to flat owners. This problem exists everywhere when building gets demolished

Slum clearance board building can be campared to this building, The northindians so called Jain groups should not be allowed in tamilnadu for any construction activities. The building compleation certificate should be approved by IIT. Hope IIT may not fall in the hands of the builder, now a days most of the builders are not reliable. Bring such fellows in public and tear their mask. The govt. Officials are also culprits by giving approval to the builders with benifits.

Why the owners have agreed only six months, they should have entered into an agreement consenting to pay Rental till handing over of new flats without any additional cost to owners. Think it will take nearly another 15 years to complete and handing over. Owners cannot force completion. Think they all have lost their hard earned money and more pathetic for those who have taken Housing Loans.
